This ADA compliant bath is both pretty and functional. The open vanity will allow for future wheelchair use. An open niche with shelves provides easy access for frequently used items, while a nearby cabinet offers storage space to keep TP, towels, and other necessities close at hand. The 7' x 42" roll-in shower is barrier free, and spacious enough to accommodate a caretaker tending to an elderly bather. Shampoo shelves made by the tile installer are incorporated into the liner trim tiles. The herringbone mosaic tiles on the shower border and floor update the traditional elements of the rest of the bath, as does the leather finish countertop. Budget savers included purchasing the tile and prefab countertops at a store close-out sale, and using white IKEA cabinets throughout. Using a hand-held shower on a bracket eliminated the need for a second stationary showerhead and diverter, saving on plumbing costs, as well.

Our mission, imposed by our client, was to create a jaw-dropping, ultra-functional space for family and friends to gather in for years to come. Naturally, the new kitchen would have to reflect the style of the home seamlessly. One challenge was to incorporate very large professional style appliances into the space while keeping the feel of a stately, yet warm home. Custom wood panels were designed for the refrigerator units to give a furniture feel. A copper hood was designed to bring in an old world element. Wood panels were applied to all other appliances – two dishwashers, a wine refrigerator, and a beverage refrigerator. An iron I-beam that separated the original kitchen from the butler’s pantry and back entry was covered in wood with chamfers to match the other ceiling beams in the home by a local woodworker. Due to the age of the home, the outside walls are concrete block. This necessitated chiseling troughs into the concrete for electrical wiring. Ceilings were studded randomly, so finding openings for recessed lighting was hit or miss. A large cluster of wiring and plumbing to the second floor had to be hidden behind cabinetry to the left of and above the refrigerators. HVAC wasn’t straight forward either. Toe kick heaters from the old kitchen had to be replaced with other sources. A propane tank had to be added to fuel the large dual fuel, double oven range. The homeowner wanted to add a walk-in pantry for extra storage, so space was taken from an existing exterior space. This created the need for extra insulation, supplemental heat and added lighting. Needless to say, mechanicals were a big challenge. Natural stone was added in backsplash areas to the ceiling to mimic the rectangular stone on the exterior of the home. Wood panels fill the backsplash areas under wall cabinets. Large chandeliers light the space. Open shelves at the wet bar/prep area offer convenient storage for grab and go service items. A built-in pantry with antique mirrored mullion doors hides a microwave, several other small appliances as well as dishes and food items. This pantry was tucked into an alcove for an added architectural element. Herringbone wood floors are classic and timeless. Wrought iron hardware and shelf brackets fit right in. Inspiration for a small eclectic single-wall enclosed kitchen remodel in Kansas City with open cabinets, white backsplash, subway tile backsplash, stainless steel appliances and an island

The laundry area was behind bi-fold doors, but did not function very well. By stacking the washer and dryer, space for a new base cabinet with a deep sink was created. A wall cabinet provides storage for the cleaning supplies. The mops and brooms are organized on a wall bracket. A new LED ceiling light was added. New, wider bi-fold doors were installed. This project was a tribute to the vision and optimism of the owners. This once-glorious home was so far gone that many people would have taken the easy path -tear it down and start over. Instead, the family hired Old Saratoga Restorations to save every original bit of material that could be salvaged and rebuild the home to its previous grandeur. OSR gutted the interior and reinvented it based on the archaeological evidence for this home restoration. They added a new kitchen and bathrooms with high-end fixtures, custom-cabinetry and top-of-the-line appliances. Outside, everything from the siding and trim to the dilapidated cupola on top needed to be replaced with duplicates.

a classic city home, built in the 50’s. Her family moved in August of ’18, and in less than a year, she’s already completed a number of remodel projects including additions to the master bedroom and 2-bedroom + bath “kids’ wing.” She’s opened walls from the kitchen to the living and dining rooms creating a massive open floor plan and refinished all the original hardwood floors. After seeing her beautifully furnished space and hearing her listing everything she’s done to get her house the way it looks today, I had so many exciting ideas to help her add the finishing touches she was needing and to give her the look she was going for. Referencing her inspiration pics saved to Houzz and Pinterest, the first item on the list was to add window treatments. These were presented in a soft, crisp white fabric which maintains the brightness for each room, diffusing the sunlight throughout, keeping each space light and airy. The simple functional panels give her the privacy she wanted from all the passersby walking the park, which are lined to help regulate the temperature differences she needed. The hardware for these panels is something to mention –simple, modern, matte black rods and brackets, highlighted with acrylic finials and gold rings. This combination is an exclamation point showcasing what custom window treatments can really do for a room.
