-Expand space by removing wall between kitchen & dining room
-Relocate dining room into (rarely used) study
-Remove columns between kitchen & new dining
-Enlarge walk-in pantry by squaring off angles in stair wall
-Make pantry entry a camouflaged, surprising feature by creating doors out of cabinetry
-Add natural illumination with 6’ picture window
-Make ceiling one plane
-Add calculated runways of recessed LED lights on dimmers
-Lighting leads to dynamic marble back splash behind range on back wall
-New double islands & ceiling-high cabinetry quadruple previous counter & storage space
-9’ island with seating includes three workstations

Kaoud Carpet & RugsThis project was one that took a lot of precise planning. It is very important in a job like this to avoid seams in high traffic areas so as not to have the carpet move during walking traffic. This took a lot of planning and calculating on our carpet installer's part. We used a commercial carpet that is specifically made for high foot traffic. Hand selected by designers and patterned to match coordinating wall color. Our installation team used a glue down process on top of prepped concrete flooring. The client was extremely happy and installation was completed ahead of schedule.

This was the second project we worked on with the designer and it certainly provided a number of challenges with curved eaves, raking gables and ridge tiles that were not parallel to the eaves. Northern met up with the installers who had zero experience of roofing or the installation of tiles, which it turned out was a huge advantage because they followed our instructions to the letter. The fact that one of the crew was a calculus major also helped when it came time to calculate the gauge for the battening.
All in all they did an amazing job and it is only unfortunate that very few people who see the roof actually realize just how complicated some of the detailing was!

The 3300 s.f. Dineen Residence is nestled into a forested hillside glade, and combines old world materials with clean contemporary lines. Big southern windows, carefully calculated overhangs, and “tuned” glazing create a strong passive solar design. The Great room features 12 ft tall ceilings, a see-through fireplace, and oversized French doors leading out to flagstone patios. The dining room includes a stunning chandelier and connects directly to the sunny gourmet kitchen. In all these rooms, it feels like you’re standing outside. The expansive mudroom is perfect for pets, kids and gardening mess. The second floor features an expansive study/rec room with a large deck to capture the huge views of the forest and plains. Radiant concrete floors, a solar electric PV system and excellent insulation combine to achieved a HERS 32 (uses 68% less energy than allowed by code). This home was completed in October by our construction arm, Skycastle Homes, on time and under budget.

b^LUX Design Build, Inc.Hard Anodized Aluminum Louver System in front of the blue glazing gives depth and complexity to the building while providing a calculated function. The low-e dual pane glazing was a challenge to create a larger looking opening because of its required mullion framework. We chose to butt-seam the large panels and back the seam with a structural steel T-bar at the interior, thus eliminating the mullions.

Outside, Tequesta made history again by designing and installing the first Lutron Ecosystem landscape lighting with 200 Garden Light fixtures. Powering and networking lights, shades, and touch panel displays in a home not originally built for next-gen automation presented its challenges. We had to be creative about design, calculated with our installation decisions, and meticulous about creating a network infrastructure that is intuitive and easy to control.
