This 4,800 square-foot guesthouse is a three-story residence consisting of a main-level master suite, upper-level guest suite, and a large bunkroom. The exterior finishes were selected for their durability and low-maintenance characteristics, as well as to provide a unique, complementary element to the site. Locally quarried granite and a sleek slate roof have been united with cement fiberboard shingles, board-and-batten siding, and rustic brackets along the eaves. The public spaces are located on the north side of the site in order to communicate with the public spaces of a future main house. With interior details picking up on the picturesque cottage style of architecture, this space becomes ideal for both large and small gatherings. The emphasis on clean lines and natural materials brings a warmth and texture that’s unfussy and uncomplicated. This couple wanted to restore their Midcentury home to its original intention, embracing the characteristics that make this style so noteworthy.

Close to Lincoln Center Plaza, two existing apartments were combined into a single custom tailored 4-bedroom residence. Characteristic with other buildings from the same post-war era, the existing apartments suffered greatly from a low, monotonous ceiling slab. To break up the ceiling, floating planes containing low-profile LED recessed lighting were incorporated throughout. Grey-washed birch veneer millwork is seen as you enter into the new foyer space. A blackened steel inlaid panel serves as a datum that continues throughout the apartment, wrapping the entry unit and extending around the corner to then transform into a floating bookshelf. The unit not only divides the entry area from the Living room, but also serves its utilitarian purpose on the foyer side as coat and storage closets, and then an entertaining function on the opposing side with a TV niche and custom liquor bar. Whitewashed rift and quartered white oak floors were used to brighten the space. In the kitchen, marble counters extend up the wall and onto the ceiling marking the separation of the kitchen/dining area from the living room/entry area. The kid’s room contains a custom curved desk area built beneath the bay windows to take advantage of the views. In the master bedroom, the blackened steel inlay reappears inset into the wardrobe wall unit.

Each wing of this former stable and carriage house became separate homes for two brothers. Although the structure is symmetrical from the exterior, it is uniquely distinct inside. The two siblings have different personalities and lifestyles; each wing takes on characteristics of the brother inhabiting it. The domed and vaulted space between the two wings functions as their common area and can be used to host large- scale social events. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

This great room features an open, airy layout with abundant natural light and a harmonious blend of modern design and cozy textures. Comfortable seating and tasteful finishes create a welcoming space perfect for both relaxing and entertaining.

Our clients came to us with their vision and an ask to create a timeless family space grounded in their English roots. What resulted was just that: an open and bright English-inspired kitchen featuring custom inset-cabinetry in three painted finishes, aged brass hardware, a large range alcove with built-in shelving, oversized island with plenty of prep space with oversized brass bell pendants and a 12' floor to ceiling pantry. While carefully designed and expertly crafted, the kitchen is "no -fuss" in personality and quite livable for the family which were two must-haves characteristics for the homeowners. To achieve the look and flow, the former posts in the kitchen were removed and two 24' steel beams were installed to support the second floor. All beams, new and old, were sanded down and refinished with a custom stain. We created an opening into the dining room, letting light stream through throughout the day and creating sight lines from room-to-room for this busy family. Modifications were made to the framing of adjacent rooms to allow for the floor-to-ceiling pantry to be installed. New paint, refinished floors, new appliances, and windows were also a part of the overall scope.
