Cleaning a Victorian Tiled Entrance Hall in Headingley, Leeds

I recently re-visited a Victorian period property in the Leeds suburb of Headingley which had an unusually large tiled entrance hall which we believe to be as old as the property itself. I say re-visited as I actually gave this floor a deep clean and reseal around five years ago; it’s always nice to be asked to return to a job as it shows the customers was very happy with the work. However, with five years of wear and tear the sealer had worn down and the floor was now starting to trap dirt, also it had lost the attractive shine added by the sealer and the owner felt it was time to have it done again. Additionally, the owner had recently had the whole house decorated and wanted the floor to look its best and match the fresh appearance of the property. Sealers do wear off with use and so it is inevitable that the tiles will need to be cleaned and sealed again with time. Given it hadn’t had a professional clean and seal for five years the floor wasn’t looking too bad as you can see from the picture, it was just a bit dull in the high traffic areas such as along the centre. I’ve certainly seen a lot worse. Initially I wasn’t 100% sure on which cleaning method l was going to use on this floor. Originally l thought about using a coarse 200-grit burnishing pad to take off a couple of layers of sealer and then re-apply 2 more coats. However, the finish on the floor wasn’t even across the width of the hallway and l felt using that approach wouldn’t resolve that. Additionally, a lot of tiles were pitted and a burnishing pad would struggle to get into the holes. So instead I decided to completely strip the floor and re-seal it which would ensure a uniform finish across the floor. I used a strong 50:50 dilution of Tile Doctor Pro-Clean on the tiles and scrubbed it in with a black floor pad which removed the old sealer and ingrained dirt. The large floor pads are not very effective in the corners and edges, so I used a 6-inch red buffing pad fitted to a hand buffer for those. The floor was rinsed with water and the soil extracted using a wet vacuum. After inspecting the floor some areas were retreated with a repeat of the same process. After a final rinse and extraction of the soiled water the floor was left to dry overnight. The next day after first checking the floor was dry with a damp meter it was sealed with four coats of Tile Doctor Seal and Go. This is a water based sealer that gives a lovely sheen and allows the colours to shine through as well as letting the floor breath, which is important in properties of this age that usually do not have a damp proof membrane. I was very pleased with the finished result as the pictures show and glad that l had chosen to do a deep clean and not just apply more coats of sealer. The client was over the moon. Chinese Slate Floor Revival in Harrogate

The pictures above are of a 12 metre squared Chinese slate floor in the kitchen of a property in Harrogate which had been laid ten years prior. You can see from the photographs that the grout had darkened and the slate itself had lost a lot of its character and colour. Sealers typically last between three to five years so by now there was little protection left and so dirt had become trapped in the pores of the stone and grout making it difficult to keep clean. It was now overdue a deep clean and the application of a fresh seal. I went over to survey the floor and provide a quote for stripping off what was left of the original sealer, cleaning the floor, and then resealing. I had been recommended by a previous customer so happy with my track record and the price I quoted, they asked me to do the work. They had received a quote from another firm which as it turned out was a lot more expensive than mine. Given there was little sealer left to remove I decided to start by scrubbing the floor with a strong concentration of Tile Doctor Pro-Clean which was left to soak into the slate for ten minutes. Then I worked the solution in with a rotary machine fitted with a black scrubbing pad. Pro-Clean is a very versatile product that will strip the sealer off a floor when used in a strong dilution with water, it will also remove deep seated dirt too. Due to the riven nature of the tiles however I found the black pad was struggling to reach into the crevices of the tile so to achieve the desired result I resorted to scrubbing the floor on my hands and knees with a scrubbing brush. Its important that the floor is as clean as it possibly can be before sealing otherwise you simply lock the dirt in and it will never look clean. The floor was left to dry off overnight and I returned the next day to apply the new sealer. First, I checked to ensure that the floor was fully dry using a damp meter. The sealer would not cure properly if the floor damp and this can detract from the finished appearance. I was happy with the readings, so I started to apply the first coat of Tile Doctor Seal and Go which I felt was the best product sealing Slate. The stone needed four coats; each one being left to dry before applying the next. Seal and Go is a stain resistant sealer which results in a low sheen silky appearance, it is good on surfaces such as the Chinese Slate which tend to be more porous and being water based it does not leave a smell as it dries. The client was very happy with the result and mentioned to me that it had never looked that good even when new. For aftercare cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor in the best condition. This is a pH neutral cleaner which can be used daily and won’t compromise the newly laid sealer like many of the stronger products you find in supermarkets. Terracotta Tiles Ingrained with Dirt Cleaned and Sealed in the Forest of Dean

Terracotta may be one of the most aesthetically pleasing types of tiled floor, but as many of our customers will tell you can be particularly difficult to keep clean. This is due to the naturally high porosity of clay, which allows dirt to become very easily trapped. Quite commonly this situation is made worse by a lack of an adequate sealer to block the intrusion of muck. Of course, poor quality cleaning products also make it difficult for property owners to keep their Terracotta tiles clean, and a combination of the two problems can leave these floors looking a lot like this one, located in the kitchen of a house in the beautiful Forest of Dean. The property owner was keen to have me restore some character to her dull Terracotta tiles. It was proving increasingly difficult for her to keep them clean due to the reasons described before, and the grout had also become very dirty. So, the customer turned to me for some professional assistance. While these Terracotta tiles had been sealed previously it had, over time, lost its ability to protect the stone against ingrained dirt. To remove the old excess sealer my product of choice was the heavy duty soil remover and stripper, Tile Doctor Remove & Go, which I applied liberally across the surface and scrubbed in to the tile used a rotary machine fitted with a scrubbing pad. This also helped to remove the trapped dirt and left the stone looking fresher. Once the old sealer was removed – to be replaced with a fresh sealer once cleaning was complete – I was free to focus on the troublesome grout lines with Tile Doctor Pro Clean, an alkaline cleaner that reliably breaks down dirt. When cleaning the grout, I opted to use a handheld grout brush that allowed for more precise, careful application of the product. As per usual, the floor was given a good rinse and left to dry for 24 hours. Upon returning to the property I checked the floor was completely dry, ready for sealing. My process for sealing actually involved the application of two different kinds of sealer; initially I applied a single coat of Tile Doctor Colour Grow which has soaks into the pores of the tile and has the added bonus of enhancing its natural colours. Once this had dried I then applied ix coats of Tile Doctor Seal and Go, a product which forms a durable layer of protection of the surface of the tiles and at the same time provides a lovely sheen finish. The combination of the two sealers will certainly offer a long-term solution to the ingrained dirt problem, and the appearance-enhancing properties in the products really helped to transform the tiles from dull and dirty to lively and eye-catching. Fantastic Black Brazilian Slate Tiles Rejuvenated in Thornton-Cleveleys

Tenuous link I know but I worked on this semi riven Black Brazilian Slate Tiles in the kitchen and dining room of a house in the seaside town of Thornton-Cleveleys around the time of the Rio Olympics. I love working on Slate as although it’s appearance can degrade without proper maintenance due to a build-up of dirt I knew they would look fantastic by the time I had finished. The tile itself had lost its rich black colour and the grout lines had become stained, leaving the floor as a whole looking very unattractive. Out of interest honed Slate has a smooth, refined texture whereas the riven Slate has a rougher, more natural texture, and this can make it more difficult to keep clean. Needless to say, the customer was keen to have the tiles restored to looking their best. To restore the appearance of the Slate, I cleaned the floor and removed what remained of the old sealer off using Tile Doctor Remove and Go. This was scrubbed into the floor using a scrubbing pad fitted to a rotary machine. The floor was then rinsed with water, and the process repeated where necessary to tackle particularly stubborn areas of dirt. As mentioned previously, the grout lines were in a particularly bad state, and would need special cleaning attention. I cleaned carefully with a strong 5-to-1 dilution of Tile Doctor Pro Clean with water, which is our high alkaline cleaner. The cleaning solution was scrubbed I’m using a stiff handheld grout brush, with the grout lines looking immediately cleaner. When I was satisfied that the grout lines had been restored to the best possible condition, I gave the floor a thorough rinse using the wet pickup function of a wet wax machine to get the floor as dry as possible and then left the whole floor to dry off overnight. Upon my return to the property I ran some quick damp tests to check that the floor was completely dry. This is important as any excess moisture would have prevented me from sealing the tiles, since it can cloud the sealer and damage it performance. Previously I discussed sealer options with the customer and they stated that they would prefer a Satin finish, so I applied a sealer called Tile Doctor Seal and Go, our topical sealer which will both protect the Slate from dirt and stains, and also gave it the desired finish. As you can see from the below photographs, the rich, dark shades in the Slate were really enhanced. The customer was very pleased with the finished result, but was also concerned about keeping the Slate clean in the long-term. For regular cleaning I advised the customer to use a pH neutral cleaner for aftercare called Tile Doctor Neutral Cleaner. Classic 1920’s Edwardian Hallway Floor Restored in Earlsdon Coventry

This 1920s single bay house in Earlsdon had been restored by the builder from top to bottom. The hallway floor had been covered in laminate flooring which had been removed, revealing an Edwardian tiled floor beneath. Unfortunately, the plasterer had not covered the floor when working on the walls, so the tiles were now covered in plaster! The client was keen to keep as many original features as possible and called me in to see if the original 100-year-old floor could be renovated in keeping with the rest of the house. I visited the property to survey the tiles and explained that it certainly could be and having worked on hundreds of these renovations before I was confident of getting a good result. They were happy to go with my quotation and we arranged a time to carry out the work. The floor tiles themselves were in good condition, but I had to hand carefully scrape the plaster off the tiles before starting on the deep clean. With the plaster removed from the floor I applied Tile Doctor Acid Gel and worked it into the tiles with a coarse 100-grit pad. The floor was then rinsed, and the waste extracted from the floor using a wet vacuum. The process was then repeated with a 200-Grit and then a 400-grit pad until I was happy. The floor was then speed dried with fans whilst I worked on a repair around the threshold of one of the doors. The repair was relatively straight forward, and I managed to restore the tiling, so the repair was unnoticeable. The floor was then left overnight to completely dry out. Floors of this age don’t have a damp proof membrane so moisture can build up if they have been covered as in this case. The next stage in the restoration would be to apply a sealer and the floor needs to be dry before you do this otherwise the result can be patchy. Returning the following day, I first tested the floor with a damp meter to check the moisture levels in different parts of the floor to ensure it was dry enough to seal. The fans had done a good job and I was pleased to find that the floor was dry. To seal this floor, I used Tile Doctor Seal and Go Extra, it’s a breathable acrylic based sealer that allows for moisture vapour to rise through the tile and evaporate at the surface. This makes it ideal for situations where no damp proof membrane has been installed and there is a low risk of mineral salt deposits being formed (efflorescence). Once completed the transformation was huge and he Victorian tiles looked well suited to the hallway. Feedback from my client was they were over the moon with the newly restored floor! For regular cleaning, I recommended Tile Doctor Neutral Tile Cleaner, this is a gentle pH neutral cleaner that will ensure the newly applied seal is retained and not eroded prematurely. This can be the problem with most household cleaning products which contain strong chemicals like bleach which can break down the sealer over time. Without a sealer dirt gets back into the pores of the tile which will mean the homeowner will need to get the floor cleaned and sealed again – a vicious circle! Mick Gayton Warwickshire Tile Doctor

The task of keeping these white Ceramic Kitchen and Conservatory tiles clean was proving very challenging for this customer, who lives in the town of Somerton in Somerset. Somerton is known for its bustling market, which has supposedly been run on a weekly basis since the Middle Ages, and its famous ‘Market Cross’ at the centre of the beautiful marketplace is a popular tourist attraction for visitors to the West Country. It probably comes as no surprise to anyone that white tiles are often more difficult to keep clean than others. However, in this case, rather than being badly marked or damaged, these Ceramic tiles had become dirty due to the surface being pitted rather than smooth which trapped ground in marks from spills and dirty footprints etc. The pitted rough surface is very characteristic and provides better grip however they do trap dirt are therefore more difficult to keep clean. The grout had also suffered over the years, losing a lot of its colour in the process so as well as cleaning the tiles we agreed to give the grout a really deep clean and also to colour the grout to make it more uniform. To clean the tiles, I firstly created a strong diluted of Tile Doctor Pro Clean and applied it liberally across the entire floor, leaving it to dwell and soak into the tile for a short period in order to soften the ingrained dirt. I then used my heavy weight rotary machine fitted with a black scrubbing pad to agitate the solution and break down the muck. Once satisfied with the condition of the tiles I turned my attention to the grout lines, cleaning them carefully by hand using a stiff tile cleaning brush and the same solution of Pro Clean and water. This provided a deep, penetrating that clean that left the grout lines clean and free from the dirt and grease that had dulled their appearance for so long. With some great results achieved through the cleaning, I rinsed the whole floor to wash away any leftover Pro-Clean and left it to dry fully overnight. I returned to the property the next day to check on the floor and after ensuring the floor was completely dry, proceeded to recolour the grout lines using Tile Doctor’s Grout Colourant. Our Grout Colourants are a waterborne epoxy that recolours, seals and rejuvenates existing grout joints and is available in ten different colours ranging from white to dark greys. The scrubbing with Pro-Clean the day before would also ensure the surface of the grout was clean and would make a good surface for the colourant to bond with. Since in the past the grout lines had undergone a number of repairs, the existing colour was a mix of different greys. It made most sense then that they picked our ‘Natural Grey’ Grout Colourant for me to use. I painted the Colourant on carefully and waited for 30 minutes before removing any excess, leaving the grout lines perfectly covered in a uniform colour. The difference was really noticeable and the property owner was really happy with the results. Quarry Tiled Kitchen Floor, Old Marston

I received a call from this client in Old Marston around two miles north east of the centre of Oxford. They had lifted a lino floor in their kitchen and found an old Quarry Tiled floor underneath and decided to see if they could have it restored. I went over to survey the floor and could see that the tiles had been covered with a thin layer of levelling screed to ensure the lino didn’t sink into the recesses. I ran some tests to demonstrate how the screed could be removed which worked well and it was apparent that the tiles underneath were intact and could be renovated. I submitted a quotation for removing all the screed, deep cleaning the Quarry tiles and then sealing the tiles to protect them. The client was really pleased that we could restore the floor and the quote was accepted, with a date booked to do the work. To start the work, I applied undiluted Tile Doctor Grout Clean-up worked in with a small carbide brush attached to a hand-held rotary buffer. The combination of the acid in the Tile Doctor Grout Clean-up combined with the scrubbing action of the brush were effective at removing most of the screed. The small bits of remaining screed were carefully removed by hand, using a floor scraper. The floor was then rinsed with water and the soil removed with a wet vacuum. For the second phase of the cleaning process I applied Tile Doctor Oxy-Gel which was scrubbed into the floor with a stiff brush rinsing after with water and the soil extracted again using the wet vacuum. After cleaning the floor to remove the dirt I could still see some evidence of the screed on the tiles, so I decided to give the floor an Acid Wash using Tile Doctor Acid Gel which was scrubbed into the floor and rinsed off as before. Tile Doctor Acid Gel is of course an acidic product so once it was removed, I decided to rinse the floor with Tile Doctor Neutral Cleaner to neutralise the pH levels in the floor. The wet vacuum was used again to remove as much moisture from the Quarry tiles as possible before leaving the now clean floor to dry off fully overnight. I returned to seal this floor the next day. First, I checked the floor was fully dry with the damp meter, it was within the recommended range, so I was ready to complete the sealing process. The client was not too sure if they wanted a matt or sheen finish, so I first put a coat of Tile Doctor Colour Grow on the floor to show them the matt finish. Colour Grow is an impregnating sealer that enhances natural colour and protects from within by occupying the pores in the tile. After reviewing the floor, they decided it was not for them, so I followed up by applying several coats of Tile Doctor Seal & Go which adds a nice sheen finish and is compatible with Colour Grow. The combination of sealers worked very well together, and they were very satisfied with the final result and of course that we had been able to restore the Quarry tiles. Kitchen Slate Floor with Inlaid Granite Renovated in Harrogate

I was recently asked to survey an unusual stone floor at a house in in Harrogate comprising of Slate inlaid with Granite. The client advised that it had not been cleaned properly for 20 years and wanted it renovating! It was now definitely overdue a deep clean and professional attention. Fortunately, having worked on these floors for many years I knew I could make a substantial impact and transform its appearance. Fossilized slate is a beautiful stone when cleaned and sealed correctly. The owner confessed they had actually been sealing the floor every two years but without a deep clean first, so they were effectively sealing in the dirt each time. I discussed with them the process I would use to clean and re-seal the floor and we agreed a price to carry to out the work. To remove the layers of old sealer and dirt used a set of Tile Doctor Diamond Burnishing pads. The pads are attached to a rotary floor machine starting with the coarse 400-grit pad which was lubricated with a dilution of Tile Doctor Remove and Go to help strip the floor of dirt and layers of sealer. After rinsing and extracting the soil I worked through the different grades of pads in sequence finishing with the 1500-grit and this time using just water for lubrication. A set of diamond handheld burnishing blocks were then used to clean up the edges and corners where the large 17” pads struggle to reach. This ensures all areas are treated and free of dirt and old sealer. The floor was then rinsed and extracted again to remove the remaining soil. I find a wet vacuum is an invaluable tool for this. The floor was then left to dry out overnight ready for sealing the next day. I returned the next day to seal the floor, first checking with a damp meter that the floor was dry, and the moisture reading was below the acceptable level. These results were fine, so I had a green light to continue and seal the stone. The customer wanted a shine on the floor so rather than apply a satin sealer which I felt wouldn’t adhere to the stone properly I decided to polish the floor further with a the last of the four burnishing pads which is a very fine 3000-grit pad. You don’t need to use a lot of water with this last pad just a small amount sprayed onto the floor using a technique we refer to as a ‘Spray Burnish’. To seal the floor, two coats of Tile Doctor Colour Grow were applied. This is an impregnating matt sealer which intensifies the natural colours of this beautiful stone and provides long lasting durable protection. Even I was impressed with the finished result but more importantly the client was over the moon. To keep the floor looking its best I recommended they use Tile Doctor Stone Soap which is pH neutral. You should always read the label in detail when choosing a floor cleaning product as many are too strong and not recommended for sealed stone surfaces as they will prematurely erode the sealer. Renovating a large Travertine Kitchen Floor in Nantwich

This client from Nantwich had a beautiful Travertine tiled floor installed in their very large kitchen and utility area. Realising that their tiles didn’t look as good as when they were installed, they got in touch to ask if I could clean and re-seal the tiles and grouting. I went over to survey the floor and could see the grout had darkened (it was originally white) and the travertine was trapping dirt in the natural pits of the stone. I conducted a test clean on the grout and Travertine which responded well, the client was impressed, and I was asked to do the whole floor. Happy with my quote for restoring the tile and grout we scheduled a date to do the work. Nantwich is a medieval market town in Cheshire, well known for its Tudor and Georgian architecture. It has one of the highest concentrations of listed buildings in England and many of these properties have very old floors. We scheduled in a date for the work, and I began by cleaning the floor with a strong solution of Tile Doctor Remove and Go worked into the grout and pitting with hand brushes. I then used a wire brush on the grout to get it really clean. The soiled solution was rinsed off with water and extracted with a wet vacuum. Once done the Travertine was burnished using a series of Tile Doctor burnishing pads from 400 through to 1500-grit attached to the rotary machine, rinsing with water in between to remove the soiling. The pads are encrusted with diamond and after being worked over each pad three times do an amazing job of removing ingrained dirt and bringing up the polish on the stone. The floor needs to be dry before I can apply the sealer so once the burnishing was done, I gave it a final finish and extracted as much moisture as possible with the wet vacuum. The Travertine was left to dry off overnight and I returned the next day to apply a sealer, first checking the floor was dry with a damp meter. The readings were acceptable, so I was able to get on with the sealing. My client had requested a natural finish, so I had recommended Tile Doctor Ultra-Seal which is almost invisible sealer that provides protection but doesn’t change the look of the stone. Only a couple of coats are required and being an impregnating sealer, it works by soaking into stone and occupying the pores so dirt can’t become ingrained there. Once the sealer had dried the floor looked so much cleaner and I had a very happy customer who left the following feedback: “Kamilla has totally transformed our tumbled travertine kitchen floor. It looks like new again, we are so pleased. Kamilla explained the whole process and was a pleasure to deal with. We are delighted with the end result, Kamilla worked so hard, would highly recommend.” For aftercare cleaning and maintenance, I recommended they use Tile Doctor Stone Soap which is pH neutral and mild enough to use every day. Renovating a Mouldy White Limestone Shower Cubicle in Manchester

I was asked to look at renovating a shower cubicle at a property in in Manchester city centre that had been clad in White Limestone tiles. I understood the bathroom had been installed 12 years prior, but now the tiles were looking grubby, mouldy and dirty. The client had lived at the property for the last two years and in an attempt to resolve the problems had used a few different household products such as flash and bleach, they had tried everything, and nothing had helped. I suspected that these strong acidic cleaners had actually made the problem worse by stripping off what was left of the sealer that was protecting the Limestone, allowing dirt to become ingrained in the stone. I visited the property and ran a few cleaning tests in the shower cubicle with Tile Doctor products. This allows me to see which product will have the best results and gives the customer confidence that we can resolve their issues. The results were immediate, they could see the difference and they were happy to accept my quote and agree a date for my return to complete the work. I arrived several weeks later and made a start. The tiles were scrubbed by hand with a strong dilution of Tile Doctor Remove and Go with excellent results. This product is designed to remove coatings and sealers, and in this case, it did a great job of drawing out the ingrained stains and dirt build-up. This removed what was left of the sealer and took off most of the dirt and mould. The Limestone tiles and grout were then rinsed with water to remove the soil. Next I needed to restore the smooth surface of the limestone which had been etched by the use of strong acidic cleaning products. To do this I used a set of six-inch diamond burnishing pads attached to a hand buffer to hone and restore the stone. I then dried the shower tiles and grout with a heat gun checking the moisture levels with damp meter until I was satisfied it was completely dry. The last step was to re-seal the Limestone and Grout using a couple of coats of Tile Doctor Colour Grow. This is natural coloured intensifying sealer which provides durable protection to the surface allowing it to breathe and enhancing the colours. The Customer was amazed with the difference and left the following feedback! “Kamila was friendly, professional and kept me informed about what to expect before she took on the job and during the tile cleaning. Most cleaning products you find in supermarkets are overly strong and will erode the sealer prematurely, so when choosing a cleaning product always read the label and make sure it’s safe to use on Sealed Stone tiles.
