I received this Tile Doctor enquiry from a customer in the historic market town of Kidderminster who had a Victorian Minton Tiled hallway floor that had been covered in carpet for a long time. The carpet had since been removed and now the floor was fully exposed you could see it was covered in carpet glue and dirty with ingrained grime. I arranged an appointment to inspect the floor thoroughly and provide a quote; you can never be sure what issues you might find, so surveying the floor first ensures I can give an accurate price. As anticipated the entire floor was covered in thick glue, fortunately apart from a few loose tiles the floor was in good order. I explained to the client the process I would use on the floor and that I was confident the floor could be restored for them. My quote was accepted, and we arranged a date to carry out the work. I often get customers claiming to have an original Minton Tiled floor however there were many manufacturers creating similar patterns at the end of the 19th century, the only way to be certain is to lift a tile and look to see what’s stamped on the back. In this case we had a few loose ones that needed relaying, so I was able to confirm that quite easily. I arrived on the booked day and the first step was to tape up the surrounding area to prevent any damage from splashing. I was then ready to tackle the glue. I applied a strong solution of Tile Doctor Remove and Go and covered the floor with industrial cling film to allow the solution to get to work without drying out. The film was removed after an hour and then the Remove and Go was worked into the tiles using a coarse 200-grit milling pad to cut through the glue and resurface the tiles. Afterwards the floor was rinsed with water and the soil removed with a wet vacuum. Some of the glue proved very stubborn to remove and had to be dealt with carefully by hand using an industrial scraper, sometimes a bit of elbow grease is the only way to get the job done. The floor was then given an Acid Rinse with Tile Doctor Acid Gel, this is designed to further clean the tiles and counter any efflorescent salts that might be present in the tiles due to the lack of damp proof membrane. After another rinse and soil removal I turned my attention to the loose tiles which were secured by removing the tile, scraping out the adhesive and re-fixing. The appearance of the floor was much improved after day and the floor was then left overnight to dry out in preparation or the sealing process. Returning the next day, I first checked the floor was dry using a damp meter. Once I was satisfied it was dry, I started to seal the floor. I had selected to use Tile Doctor Seal and Go Extra for sealing. It adds a richness to the colour of the tiles and a subtle sheen finish. I applied three coats, waiting for each one to dry before applying the next. The pattern on the floor was really nice and the colours were now very vibrant. The client was very pleased and left a great review copied below: “Our floor wasn’t easy as it had some form of coating on it which was difficult to remove but Mark took a lot of time to ensure the surface was thoroughly clean before the sealant was put down. When deciding to either keep a tub and shower or take out the tub and expand the shower in the master bathroom is solely dependent on a homeowner's preference. Although having a tub in the master bathroom is still a desired feature for home buyer's, especially for those who have or are excepting children, there's no definitive proof that having a tub is going to guarantee a higher rate of return on the investment. This chic and modern shower is easily accessible. The expanded room provides the ability to move around freely without constraint and makes showering more welcoming and relaxing. The before picture below was actually taken after another cleaning company had come in to clean these Terracotta floor tiles for a client in the city of Oxford; well what can I say except they then called Tile Doctor. I started by doing a test on a small area and realised that I could strip the remaining sealer from the floor with a strong dilution of Tile Doctor Pro Clean which is also an effective cleaner and safe to use on stone and tiled floors. So I diluted Pro Clean with warm water and spread this on the floor leaving it to dwell for twenty minutes before scrubbing it in with a black pad fitted to my Rocky floor machine. This worked very well on the floor and the cleaning solution was soon dirty with the released soil which was removed using a wet vacuum and more water to rinse it away and dry the floor as much as possible. Satisfied that the floor was now as clean as it could be I left for the day and returned the next day to seal the floor, first checking that the tiles were dry and ready to be sealed. Sealing was done in two stages starting with an initial coat of Tile Doctor Colour Grow which is an impregnating sealer that adds life to the natural colours in the tiles and gives the floor a good base for the next sealer. The second stage was to apply a few coats of Tile Doctor Seal & Go which builds up a surface seal that leaves a nice sheen to the floor as requested by the customer.

Pontcanna is a popular residential area in the western district of Cardiff, in South East Wales. Known for its rather large houses and spectacular foliage, interestingly enough roughly a quarter of the population are English folk. I was called down to a property in the area to take a look at a Victorian tiled floor which was in quite poor condition. Along with the typical amount of dirt and muck seen on poorly maintained tiles, there were a number of missing tiles and a fair bit of cement caked on the surface of the floor. It would require a robust clean, fresh seal, and several repairs to get this floor back into optimum condition. To begin, I checked for excess moisture problems using a damp meter in various places of the hallway floor and, thankfully, it was showing dry results. Any dampness could have potentially caused problems later on in the restoration process, so it was s good idea to run tests before starting. Next, I manually scraped as much of the dry paint and cement off the tiles as possible, with no lubrication necessary. I then proceeded to clean the floor with a solution I mixed early, consisting of equal parts Tile Doctor NanoTech HBU and Tile Doctor Pro Clean, rinsing as I went. Both products are designed to tackle heavy soil build-up, with the former uniquely using nano-sized particles (as the product name suggests) to penetrate deep into difficult to reach areas in the tiles in order to lift out ingrained muck. Following the initial clean, I removed all of the loose tiles and those heavily affected by cement, before retiling as necessary with fresh Victorian tiles, and grouting the whole floor. Of course, these replacement tiles were carefully sourced to ensure consistency, as far as possible, with the original pattern of the floor. The next day, I went over the whole floor with an application of the acid-based Tile Doctor Grout Clean Up, diluted with a little alkaline Pro Clean to form a cleaning solution. I then used a black pad to scrub the cleaner into the tiles, similarly to the previous day’s cleaning. This was followed by a through rinse with water to neutralise the floor. It was at this point that I noticed some stubborn cement stains remained so I set about breaking them down using a 60 grade hand held diamond polishing block, and this technique proved successful. After completing the clean, I left the floor to dry out for roughly 24 hours. Upon my return to the property to seal the tiles, I tested again for moisture. It is recommended to run damp tests before sealing, as excess moisture can cloud the sealer, affecting its performance in the long run. Fortunately, no dampness was detected and I was proceeded to seal the floor with seven coats of Tile Doctor Seal & Go, which enhances the natural colours in the stone and provides a nice satin gloss appearance, as requested by the customer. I was extremely pleased with the results of this restoration, as was the customer. This Limestone tiled floor had been installed in the kitchen of a property in Teddington three years before and due to the use of the wrong cleaning product was now stripped of its protective sealer. Limestone like any natural stone is porous and without a sealer in place dirt becomes trapped in the stone making it very difficult to keep clean. The property was close to Bushy Park situated in South West London on the North bank of the Thames which is only about seven miles from my base in Shepperton. I discovered all of this after visiting the property to quote for deep cleaning and resealing the floor. It turns out they have been using Flash multi-surface & floor cleaner which has an acidic pH of 10.3, compare this to Tile Doctor Remove and Go which we use to strip sealers off floors and has a pH of 12. Needless to say, this was not the right product to use and the old sealer had been completely stripped off the floor and probably within the first few months. On top of this our customer had 3 children and a dog running in and out of the garden and was therefore transferring quite a lot of dirt into the stone. After surveying the floor, I discussed the renovation process with the customer which would take two days and include a deep clean of the Limestone followed by the application of a sealer to ensure it did not hold onto the dirt. They were after a sheen finish for the floor and were keen to have natural brown and cream variations in the stone highlighted. We agreed a price for the work and booked a date for the work to start. To start with, we machine scrubbed the floor with Tile Doctor Pro-Clean to break down the dirt and release it from the stone. We find the best process is to spray the Pro-Clean onto the floor first and then leave to dwell for ten minutes before scrubbing. It’s not long before the cleaning solution turns dark with the dirt released from the pores of the stone and this soil is then rinsed with water and vacuumed off the floor with a low-pressure hard floor cleaning machine. Following the cleaning, we honed the Limestone using a sequence of 800, 1500 and finally 3000-grit Tile Doctor Burnishing Pads. The pads are applied with water to lubricate and the slurry generated is rinsed off the floor as before. This burnishing process brings up the natural sheen of the stone and tightens up its pores prior to sealing. I left the floor overnight to allow it to dry out. The next day I returned to the property and checked the floor for moisture using a damp meter. The readings were fine, so I proceeded with the application of the sealer for which I used two coats of Tile Doctor Colour Grow. This is an impregnating sealer that enhances the colours and contrast on the stone while protecting it against future soiling and spillages. It gave a lovely sheen finish to the floor as requested by the customer. As you can see from the pictures the process made a huge difference to the floor which now looks lighter and brighter, certainly the customer was more than happy. Before leaving I recommended, they should clean the floor using Tile Doctor Stone Soap, this is a pH neutral product that will ensure the seal does not get broken down like it previously had using the household cleaners. This 1920s single bay house in Earlsdon had been restored by the builder from top to bottom. The hallway floor had been covered in laminate flooring which had been removed, revealing an Edwardian tiled floor beneath. Unfortunately, the plasterer had not covered the floor when working on the walls, so the tiles were now covered in plaster! The client was keen to keep as many original features as possible and called me in to see if the original 100-year-old floor could be renovated in keeping with the rest of the house. I visited the property to survey the tiles and explained that it certainly could be and having worked on hundreds of these renovations before I was confident of getting a good result. They were happy to go with my quotation and we arranged a time to carry out the work. The floor tiles themselves were in good condition, but I had to hand carefully scrape the plaster off the tiles before starting on the deep clean. With the plaster removed from the floor I applied Tile Doctor Acid Gel and worked it into the tiles with a coarse 100-grit pad. The floor was then rinsed, and the waste extracted from the floor using a wet vacuum. The process was then repeated with a 200-Grit and then a 400-grit pad until I was happy. The floor was then speed dried with fans whilst I worked on a repair around the threshold of one of the doors. The repair was relatively straight forward, and I managed to restore the tiling, so the repair was unnoticeable. The floor was then left overnight to completely dry out. Floors of this age don’t have a damp proof membrane so moisture can build up if they have been covered as in this case. The next stage in the restoration would be to apply a sealer and the floor needs to be dry before you do this otherwise the result can be patchy. Returning the following day, I first tested the floor with a damp meter to check the moisture levels in different parts of the floor to ensure it was dry enough to seal. The fans had done a good job and I was pleased to find that the floor was dry. To seal this floor, I used Tile Doctor Seal and Go Extra, it’s a breathable acrylic based sealer that allows for moisture vapour to rise through the tile and evaporate at the surface. This makes it ideal for situations where no damp proof membrane has been installed and there is a low risk of mineral salt deposits being formed (efflorescence). Once completed the transformation was huge and he Victorian tiles looked well suited to the hallway. Feedback from my client was they were over the moon with the newly restored floor! For regular cleaning, I recommended Tile Doctor Neutral Tile Cleaner, this is a gentle pH neutral cleaner that will ensure the newly applied seal is retained and not eroded prematurely. This can be the problem with most household cleaning products which contain strong chemicals like bleach which can break down the sealer over time. Without a sealer dirt gets back into the pores of the tile which will mean the homeowner will need to get the floor cleaned and sealed again – a vicious circle! Mick Gayton Warwickshire Tile Doctor

This country kitchen is full of fun colors, open shelving and glass mullion cabinet doors. Our client wanted to add some warmth to the kitchen, so a copper farmhouse sink was selected. This single bowl farmhouse sink features a right rear corner drain, allowing for much more storage under the sink. The interior of the bowl is virtually indestructible. The pictures above are of a 12 metre squared Chinese slate floor in the kitchen of a property in Harrogate which had been laid ten years prior. You can see from the photographs that the grout had darkened and the slate itself had lost a lot of its character and colour. Sealers typically last between three to five years so by now there was little protection left and so dirt had become trapped in the pores of the stone and grout making it difficult to keep clean. It was now overdue a deep clean and the application of a fresh seal. I went over to survey the floor and provide a quote for stripping off what was left of the original sealer, cleaning the floor, and then resealing. I had been recommended by a previous customer so happy with my track record and the price I quoted, they asked me to do the work. They had received a quote from another firm which as it turned out was a lot more expensive than mine. Given there was little sealer left to remove I decided to start by scrubbing the floor with a strong concentration of Tile Doctor Pro-Clean which was left to soak into the slate for ten minutes. Then I worked the solution in with a rotary machine fitted with a black scrubbing pad. Pro-Clean is a very versatile product that will strip the sealer off a floor when used in a strong dilution with water, it will also remove deep seated dirt too. Due to the riven nature of the tiles however I found the black pad was struggling to reach into the crevices of the tile so to achieve the desired result I resorted to scrubbing the floor on my hands and knees with a scrubbing brush. Its important that the floor is as clean as it possibly can be before sealing otherwise you simply lock the dirt in and it will never look clean. The floor was left to dry off overnight and I returned the next day to apply the new sealer. First, I checked to ensure that the floor was fully dry using a damp meter. The sealer would not cure properly if the floor damp and this can detract from the finished appearance. I was happy with the readings, so I started to apply the first coat of Tile Doctor Seal and Go which I felt was the best product sealing Slate. The stone needed four coats; each one being left to dry before applying the next. Seal and Go is a stain resistant sealer which results in a low sheen silky appearance, it is good on surfaces such as the Chinese Slate which tend to be more porous and being water based it does not leave a smell as it dries. The client was very happy with the result and mentioned to me that it had never looked that good even when new. For aftercare cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor in the best condition. This is a pH neutral cleaner which can be used daily and won’t compromise the newly laid sealer like many of the stronger products you find in supermarkets. I recently completed the renovation of a Multi-Coloured Slate tiled kitchen floor in Sutton Coldfield. I was actually at the property before Christmas to survey the floor and quote for the work however the owners had planned to have a new kitchen installed in the new year, so we decided it was best for me to wait until after the installation to complete the work. The slate was in good condition but like any stone floor you do need to maintain the sealer to prevent dirt becoming ingrained in the stone. Sealer do wear off overtime especially in the high foot traffic areas such as Kitchens and within a few years the tiles become dull and difficult to clean effectively. The kitchen was installed on schedule and I got the call to arrange a visit to deep clean and reseal the floor which would take to two days, one to clean and one to seal. To begin the restoration, I soaked the slate in a strong dilution of Tile Doctor Pro-Clean and left it to soak in for about ten minutes re-applying extra solution where it dried. Pro-Clean is a powerful tile cleaner that will strip old sealers when applied in concentrated form. I agitated the product using a black pad fitted to a rotary buffing machine. I paid particular attention to the grout which the customer had trouble keeping clean. The rotary pad struggles to reach into the recesses of the grout lines so I also made sure to scrub the solution into the grout with a grout brush. Once I was satisfied that the Slate and the Grout was clean and clear of old sealers, I gave the whole floor a thorough rinse with water using a wet vacuum to extract the soil and get the floor as dry as possible. The floor was then left to dry off fully overnight. Returning to the property the next day, I ran some quick damp tests to check for any excess moisture that might have prevented me from sealing the floor. We will always do this as excess moisture can affect the sealer curing. The customer was very happy with the clean and the floor was dry, so we discussed sealer options to find out their preference for Matt or Satin finish. With the decision made to go with a Satin finish I began the application of the Tile Doctor Seal and Go which enhances the look of the stone with an aesthetically pleasing low-sheen finish, as well as providing on-going protection against ingrained dirt and staining. A total of four coats of Seal and Go were needed to seal the Slate tiles and as you can see from the photos the sealer really put the life back into the floor. Terracotta may be one of the most aesthetically pleasing types of tiled floor, but as many of our customers will tell you can be particularly difficult to keep clean. This is due to the naturally high porosity of clay, which allows dirt to become very easily trapped. Quite commonly this situation is made worse by a lack of an adequate sealer to block the intrusion of muck. Of course, poor quality cleaning products also make it difficult for property owners to keep their Terracotta tiles clean, and a combination of the two problems can leave these floors looking a lot like this one, located in the kitchen of a house in the beautiful Forest of Dean. The property owner was keen to have me restore some character to her dull Terracotta tiles. It was proving increasingly difficult for her to keep them clean due to the reasons described before, and the grout had also become very dirty. So, the customer turned to me for some professional assistance. While these Terracotta tiles had been sealed previously it had, over time, lost its ability to protect the stone against ingrained dirt. To remove the old excess sealer my product of choice was the heavy duty soil remover and stripper, Tile Doctor Remove & Go, which I applied liberally across the surface and scrubbed in to the tile used a rotary machine fitted with a scrubbing pad. This also helped to remove the trapped dirt and left the stone looking fresher. Once the old sealer was removed – to be replaced with a fresh sealer once cleaning was complete – I was free to focus on the troublesome grout lines with Tile Doctor Pro Clean, an alkaline cleaner that reliably breaks down dirt. When cleaning the grout, I opted to use a handheld grout brush that allowed for more precise, careful application of the product. As per usual, the floor was given a good rinse and left to dry for 24 hours. Upon returning to the property I checked the floor was completely dry, ready for sealing. My process for sealing actually involved the application of two different kinds of sealer; initially I applied a single coat of Tile Doctor Colour Grow which has soaks into the pores of the tile and has the added bonus of enhancing its natural colours. Once this had dried I then applied ix coats of Tile Doctor Seal and Go, a product which forms a durable layer of protection of the surface of the tiles and at the same time provides a lovely sheen finish. The combination of the two sealers will certainly offer a long-term solution to the ingrained dirt problem, and the appearance-enhancing properties in the products really helped to transform the tiles from dull and dirty to lively and eye-catching. When deciding to either keep a tub and shower or take out the tub and expand the shower in the master bathroom is solely dependent on a homeowner's preference. Although having a tub in the master bathroom is still a desired feature for home buyer's, especially for those who have or are excepting children, there's no definitive proof that having a tub is going to guarantee a higher rate of return on the investment. **Check out the video of this transformation on our website** This small kitchen was way too small for this 2 bedrooms, 2 bathrooms apartment. Not only was it a very small kitchen, but the physical location of it made it very difficult to make it any bigger. There wasn't much that could have been done without incurring astronomical cost, which would get little or no return on the investment. The client wanted a kitchen that can be optimized in its current location to add a ton of value for resale. This was difficult to do, because there was no moving of any mechanical around in the kitchen and even if we wanted to, the management of the building would not allow. For those of you who live in condos, co-ops or apartment building, you know how difficult it is to rework these foot prints. When we showed up, we saw the problems, but we also saw a huge opportunity where we can achieve those goals in the small space. This was accomplished by making some key changes and to incorporate some new things that was not possible when this kitchen was built years ago. The crucial part of the design that would drive the entire new layout, was selecting the only appliance; that was the Refrigerator. Once we nailed down that refrigerator, we then proceeded to design the kitchen around it. We moved it to the other side of the wall where the sink was so that we can tap into the water line from the sink plumbing. It was crucial that it stays exactly 24" deep, not an inch more because we had to keep the entry as open as possible. Also, it was going to be directly in front of another big storage unit - The pantry. It is not ideal in most cases, but we needed the rest of the space to ramp up the design and open feel towards the side where all of the activities would take place, which happend to be the dining room and the view. Once all that was figured out, we re-positioned the sink, dishwasher and the range and proceeded to wrap the cabinets around the columns to integrate them into the space. Thirty- six inches cabinets height was used so that they can be installed higher towards the ceiling height to give more room rather than the standard 18" required height between the counter tops. This was done to make the room feel a lot bigger than it really was. Not to mention, we also didn't want the faucet to be buried under the cabinets so that was also a necessary design detail for the space. We then lowered both knee walls so that the counter top can sit on top of them, by removing that stop point that would have otherwise defined the kitchen area. This allowed us to pick up that extra footprint into the room for added prep space and enabled us to create the illusion of a kitchen that is looking longer than it really is. Every inch mattered when designing this kitchen and we made a conscious decision to use every one of that inch. White cabinets were selected to do just what white cabinets are design to do; make a small or dark room appear bigger, brighter and more open. In this kitchen, this was amplified the more because of the kitchen location. It was perfect! We knew we did justice to the space because while we were there taking some photos, a few potential buyers walked in and went straight for the kitchen! They said its design just to fit the apartment. Pantry roll out shelving, Double recycle bin, fancy handles, LED lighting, Quartz counter top, beautiful backslash tiles and grey linen floors finished off the kitchen which looked over a beautiful view of the George Washington Bridge from the top of this lovely 4th floor apartment.
