Ever notice how your iron fence looks worse every spring after another Chicago winter? That slow deterioration is not cosmetic - it is active metal failure that compounds every freeze-thaw cycle until replacement becomes the only option. Windy City Painters works with homeowners across the Chicago North Side and Near West Side to restore original iron fencing on greystones, two-flats, Victorian brownstones, and coach houses before that point is reached. PROJECT OVERVIEW This iron fence restoration involved a classic Chicago residential property with original wrought iron fencing showing surface rust across the majority of pickets, flaking previous paint coats, and localized deep pitting near the base rails. A structural check identified two loose pickets requiring welding before any surface preparation or coating began. Total linear footage fell in the mid-range for a standard Chicago residential lot. MATERIALS AND PRODUCTS Windy City Painters selected Ospho rust converter for chemically neutralizing active iron oxide before priming. Ospho reacts with rust to form a stable phosphate compound that stops corrosion progression rather than simply sealing over it. Sherwin-Williams DTM rust-inhibitive primer was applied to all bare and converted surfaces, followed by two finish coats of Rust-Oleum DTM in satin black. DTM - direct to metal - formulas provide corrosion inhibitors built into the coating matrix, which matters significantly in Chicago's climate. THE PROCESS Step 1 - Structural Assessment and Welding Coordination. Before any surface preparation begins, Windy City Painters inspects every picket and rail connection for structural integrity. Loose or cracked iron must be welded before coating. Paint applied over a compromised joint will fail within one season as movement continues to break the bond. On this project, two pickets were tack-welded by a coordinating welder before prep started. Step 2 - Wire Wheel Grinding and Needle Gun Descaling. All rusted sections were ground to bare or near-bare metal using wire wheel attachments and needle gun descaling tools. This step removes loose scale, flaking previous coatings, and surface contamination that would prevent primer adhesion. Skipping mechanical prep is the single most common reason iron fence paint fails prematurely on Chicago properties. Step 3 - Ospho Rust Converter Application. Ospho was brushed into all pitted and converted areas and allowed to cure fully. The phosphoric acid chemistry converts iron oxide into iron phosphate, arresting active rust and creating a surface that accepts primer more effectively than bare metal alone. Corroseal is an equivalent alternative used on projects with heavier pitting. Step 4 - DTM Primer and Finish Coat Application. Sherwin-Williams DTM rust-inhibitive primer was applied across all prepared surfaces. Two topcoats of Rust-Oleum DTM in satin black followed after full primer cure. DTM finish coats add a second corrosion-inhibiting layer and provide the UV and weather resistance needed for Chicago exterior iron work. CHICAGO-SPECIFIC CHALLENGES Chicago iron fencing faces conditions that accelerate corrosion faster than most US markets. Lake humidity keeps metal surface moisture elevated through much of the year. Road salt splash from winter maintenance reaches fencing along parkways and sidewalk edges, introducing chlorides that aggressively attack iron. Freeze-thaw cycles expand any rust pocket that has formed under paint, lifting coatings from the inside and creating the classic bubbled-paint appearance homeowners notice every spring. WHAT TO EXPECT LONG-TERM With Ospho conversion, DTM primer, and two DTM finish coats properly applied over mechanically prepared surfaces, most Chicago residential iron fences hold 5-8 years before needing significant touch-up. Annual visual inspection for any chips or bare spots, with immediate touch-up using Rust-Oleum DTM, extends that window considerably. PRO TIPS Tip 1 - Address any bare metal spot the same season you notice it. A pinhole of exposed iron becomes a rust bubble within one Chicago winter and a flaking section by the following spring. Tip 2 - Never paint over active rust without a converter step. Ospho or Corroseal is inexpensive insurance against a complete repaint two years early. Tip 3 - Check picket bases at grade level every spring. Ground contact accelerates corrosion at the base faster than anywhere else on the fence. Catching it early keeps welding out of the equation. This job was carried out in a terraced property in Llanelli which had a Victorian Tiled Hallway laid in a diamond pattern that looking worse for wear and in need of some attention. The clients were a young couple who had moved in two years previously and had only recently decided they wanted the floor renovated. This was earlier in the year, so I was able to pop over to the property and take a detailed look at the floor before recommending a course of action to renovate the tiles. Upon arrival the first thing we noticed was that the border had been laid with an inconsistent pattern, non- matching tiles had been patched in essentially filling voids as you can see in the images. The floor wasn’t terribly dirty however it wasn’t very clean either. I discussed with the client replacing the non-matching tiles, so the floor pattern was uniform however they decided against it and were happy to just to have it cleaned and sealed. We can usually source either reclaimed original tiles or some great reproduction ones, so most floors can be restored if needed. I worked out a quote for the work and they were happy to go ahead. It is located on the Loughor Estuary, some 10 miles from Swansea and 12 miles from Carmarthen. With no tiling to do the first job was to protect the woodwork such as skirting and staircase with tape. Once done the process of cleaning began with the application of a 400-grit burnishing pad fitted to a buffing machine. The process is lubricated with water and the pad run over the whole floor two to three times to remove dirt and refine the appearance of the tile. Even after the first application of the pad we could see a massive improvement to the appearance of the tiles. To get right into the edges of the tiled floor we use a 400-grit handheld diamond block, this proved especially useful under the stairs where our buffer machine could not reach. During this process, the water turns into a fine slurry which is rinsed off with more water and extracted with a wet vacuum. On this occasion the floor was not dirty enough to require any chemicals, the use of water and the machine was enough to get the floor cleaned up. This job was very straight forward, and we did not run into any problems at all. After allowing the floor to dry out for 24 hours we returned to seal the tiles checking first that the floor was sufficiently dry first using a damp meter. Fortunately, the burnishing method uses a lot less water than a chemical clean, so I was able to get straight on with sealing. The client wanted a satin sheen finish, so I applied four coats of Tile Doctors Seal and Go which works well on Victorian tiles. The sealer really put the life back into the tiles and will protect them from staining going forward. It will also make the floor much easier to maintain and keep it looking good for much longer. I’m pleased to say the owners were very happy with the floor and recommended us to one of their friends who we also did some work for. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner. This is an everyday tile cleaning product that is sealer friendly and not prematurely reduce the life of the sealer which can happen with many household cleaning products which are simply too strong. Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile. This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped. In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week. When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor. To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor. After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours. When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer. Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles. The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long!
