Our Modern Aspen ave. project was a home that grew out of our clients desire to have a modern home in the heart of the art filled, mountain-biking-community of Fruita, Colorado. Our original concept was to renovate an older existing home to be able to better function as a 2-3 bedroom home for her friends and family to come stay, ride bikes, play and enjoy downtown Fruita. Due to a combination of the poor quality of the existing structure, an almost non existent foundation and discovered geotechnical site conditions, the project became a new construction dream getaway. Design Concept: In developing this project our client desired, a modern, open floor plan home filled with natural light and a durable maintenance free exterior. From this program we massed the home into 3 distinctly separate zones contained within 3 simple modern forms; a transitional entry space, the public living spaces and the private bedroom spaces. These zones of the home were each to become visible from the exterior through the use of 3 separate durable exterior material claddings of wood, stucco and steel respectively. Spaces: The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. The custom kitchen cabinets and cabinetry storage are “tucked in” under the stairs and loft allowing for a sense of refuge while in the “command center” of the home. In this design every inch of usable space was thoughtfully incorporated into its function. The private bedroom zone of the home has bedrooms stacked on 2 levels with the master suite on the main level and guest bedrooms and guest bath above. These Bedrooms adjoin a loft area that flows onto a covered and well shaded 2nd level deck. The loft and 2nd level deck allows for a separate living space to relax and gather with family and friends. Garage and Exterior landscaping: This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. The design of the garage was flat roofed in order to preserve views and light on the north side of the home, while also allowing room for a photovoltaic (PV) solar system to offset electrical needs. The “lawn” and landscaping of the home were designed as a part of a no maintenance exterior requirement. Although wanting to be maintenance as maintenance free as possible on the exterior, her love for dogs required the home to have some form of grass, so we opted for a K-9 Grass turf system that is designed for pets and allows the turf to be rinsed into the soil through the use of a typical sprinkler system. Energy Efficiency: As in all of our homes, we design and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build. Above grade, the exterior walls on this home are built with 2x6 construction and sheathed with the Zip R-3 system allowing for an air and weather tight, R-27 exterior wall assembly. The flat roofs of the home are insulated with a hybrid closed cell foam and batt insulation system creating an affordable R-45 insulation. These roofs are covered with a reflective white, TPO membrane roof to reflect the excess heat during the hot summer months. The pitched roofs of the home are vented insulated with a breathable R-50 blown fiberglass insulation.

This project’s owner originally contacted Sunspace because they needed to replace an outdated, leaking sunroom on their North Hampton, New Hampshire property. The aging sunroom was set on a fieldstone foundation that was beginning to show signs of wear in the uppermost layer. The client’s vision involved repurposing the ten foot by ten foot area taken up by the original sunroom structure in order to create the perfect space for a new home office. Sunspace Design stepped in to help make that vision a reality. We began the design process by carefully assessing what the client hoped to achieve. Working together, we soon realized that a glass conservatory would be the perfect replacement. Our custom conservatory design would allow great natural light into the home while providing structure for the desired office space. Because the client’s beautiful home featured a truly unique style, the principal challenge we faced was ensuring that the new conservatory would seamlessly blend with the surrounding architectural elements on the interior and exterior. We utilized large, Marvin casement windows and a hip design for the glass roof. The interior of the home featured an abundance of wood, so the conservatory design featured a wood interior stained to match. The end result of this collaborative process was a beautiful conservatory featured at the front of the client’s home. The new space authentically matches the original construction, the leaky sunroom is no longer a problem, and our client was left with a home office space that’s bright and airy. The large casements provide a great view of the exterior landscape and let in incredible levels of natural light. And because the space was outfitted with energy efficient glass, spray foam insulation, and radiant heating, this conservatory is a true four season glass space that our client will be able to enjoy throughout the year.

History: Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow. Program: The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel. Solution: A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned. An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high! The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

This contemporary conservatory located in Hamilton, Massachusetts features our solid Sapele mahogany custom glass roof system and Andersen 400 series casement windows and doors. Our client desired a space that would offer an outdoor feeling alongside unique and luxurious additions such as a corner fireplace and custom accent lighting. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside. The architectural elements of the conservatory are bolstered by our use of high performance glass with excellent light transmittance, solar control, and insulating values. Dining Room in Bronco | Key Feature: A Scottsdale new-build rooted in sculptural modernism, Bronco Revival balances bold black-and-white contrast with organic textures, natural wood elements, and statement lighting. As a groundbreaking “Live Lab” designer residence, it’s a first-of-its-kind space where luxury furnishings are tested in real-world conditions before being introduced into high-profile client homes. Challenge: Because Bronco Revival was the designer’s personal residence, the project carried a unique level of pressure and intention. The challenge was creating a Scottsdale new-build that felt elevated and editorial while still functioning as a true family home. Every selection had to balance bold sculptural modernism (high contrast, statement lighting, architectural furnishings) with durability, comfort, and day-to-day livability. In addition, the home served as a “Live Lab,” meaning new vendors, materials, and luxury furnishings needed to be tested in real-life conditions before being trusted for future high-profile client projects. Solution: We approached the project with a highly curated, test-and-refine design strategy, treating each space as both a finished interior and a real-world evaluation environment. Key furnishings, textiles, and materials were selected to support the modern organic vision while also standing up to the demands of everyday family life. We worked through selections intentionally, layering in bold contrast, natural woods, and sculptural statement pieces, while prioritizing performance materials, pet-friendly durability, and timeless foundational elements. By using the home as a lived-in showroom, we were able to validate what truly performs beautifully, refine our vendor relationships, and confidently carry those proven selections into future client designs. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower. This Is What Approachable Luxury Looks Like The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

Located in the agricultural outskirts of Grand Junction, this project was designed as a forever home for our client to enjoy the views and live in the heart of her daughter’s ranch. This is the second home on the property, and being sensitive to the existing structures was key to the success of the project. Our client values privacy and maintaining the wide open nature of living within the farm lands that built the Grand Valley. We were able to be mindful of the existing home, as well as the distant neighbors, to create a mountain modern farmhouse, rooted in Grand Junction’s agricultural landscape. Design Concept One of the most prominent items on our client’s wish list was an abundance of natural light and a connection to the outdoor spaces. Without any natural features to provide shade to the home, we designed awning features, deep eaves and spacious porches to shield the large expanses of glass from the intense western Colorado sun. We designed well shaded clerestory windows to allow natural light to reach deep into the interior spaces and installed energy efficient, Low-E Weathershield windows to provide year round interior comfort. Our client also valued an open floor plan and durability of materials to make the home as maintenance free as possible. We installed tile flooring throughout for ease of cleaning, installed standing seam metal on the roof for longevity, and fiber cement board siding for durability. It is a harsh landscape in the Western Colorado sun, and we wanted our client’s home to withstand the tests of the desert. Aging in Place Because this was designed as a forever home, we used a number of unique design techniques to ensure the home was safe and suitable for aging in place. The most important technique we utilized was designing a “dropped” floor system allowing our floor to be level with the exterior patios. As in all of our homes, we utilized an energy efficient Insulated Concrete Form (ICF) stem wall foundation. This system also allowed us to easily drop our floor joists into it, eliminating any steps, big or small, going into the house. The seamless transitions not only provide safe maneuvering throughout the home, but also a contemporary flair on the farmhouse aesthetic. The positioning of the house relative to the existing home, large expanses of wood plank stamped concrete patios and 3+ foot wide doors throughout are only a few of the other approaches we took to make sure our client was safe and comfortable as they age in this home.

With a passion for modern architecture and art, the clients wanted their garden to reflect their aesthetic and honor the California lifestyle. To meet their needs, the firm crafted a series of family-friendly outdoor rooms for living and entertaining. To highlight the architecture, concrete provides a unifying thread to join spaces together and define structure—sometimes solid, in other places becoming eroded walls and gravel walkways. At the entry to this serene garden, a sculptural concrete bridge arches over a Koi pond and water feature. Quiet, meditative pathways lead to gathering spaces shaded by willow trees and guide guests by the pool to floating wood platforms with lounge seating. On a carpet of Ipe wood, open-air dining and entertaining at a custom designed laser-cut tile table is enjoyed under retractable steel shade structures. In the rear garden, the designer provided a place for the clients to socialize by an outdoor fireplace, swim in the pool, relax on floating platforms, and take in the views.
