The “Ante Operam” situation of the flat was therefore inadeguate to the client’s desires. The main operation was to invert what was living space with the bedroom. During the renovation of the new living room, an old wooden roof was found on the top of the old ceiling: it was restored and painted in white. The lamp is the famous “Arco” by Achille Castiglioni, the applique is the “Tolomeo” by Michele De Lucchi.

High up on a bluff overlooking Wellfleet Harbor and the Cape Cod National Seashore we designed the clients program to include – swimming pool, spa, outdoor kitchen and bar area, multiple fire features, outdoor shower, and a relaxing lounge area protected from the elements. We were responsible for strategically navigating through a complex permitting process including conservation. We also had the pleasure of working with a dynamite team of subcontractors for the electrical, lighting and pool installation.

12th Street Residence is a residential gut renovation in New York City. The project combined two existing apartments into one spacious, light-filled space, providing comfortable living areas as well as prominent surfaces for art display. The firm worked closely with the client to create moments throughout the residence that would best display their vast and sophisticated art collection. The client had a strong vision for clean and functional spaces that would balance the art, and our program proposal provided maximum efficiency while our details helped convey the simplicity desired. Our services included filing at the Department of Buildings for the combination of both apartments while maintaining the Certificate of Occupancy, and hands-on construction administration that helped the project meet its budget and schedule goals.

The client is an avid surfer does volunteer work for the Surfrider Foundation, and he was inspire to build a landscape that fulfils Surfrider’s Ocean Friendly Garden program. We combined a mix of California natives with edible plants such as herbs and fruit trees. We created curvilinear beds outlined with rock and pebbles of ascending size to mimic the rock outcroppings of the local coastline. The veggie beds are made of rammed earth—a tradition natural building technique that uses, mud, sand and a small amount of cement. What was once a dead space between the master bathroom and master bedroom was turned into a dressing suite now creating a true master suite area in the home where the client could have a personal haven to revive after a busy day. A true Master Suite with a seamless layout allowing sleeping, dressing, bathing, and relaxation which flowed smoohtly and efficiently in their new retreat. The interiors of the wardrobes were finished with low profile custom LED lighting which automatically turns on and off with the opening of the doors and drawers. Custom power shades were programmed to open and close based on the time of day. The power shades also have a remote system so the program could be temporarily overridden if they wish to open or close them more. Paint colors were kept neutral to help emphasize all the natural lighting in the space.
