This recently completed wine cellar in Rancho Santa Fe, San Diego, California is great example that small can definitely be beautiful. The homeowners had a vision to redo their older, existing wine cellar - all the meanwhile keeping some of it’s original charm. The back wall of the original wine cellar / wine room was opened up, converting an adjacent closet into an additional room for the space. A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked. The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience. Design Approach We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't. We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room. The Shower Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance. A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line. The Vanities and Countertops The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly. The Tub A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. The ceiling uses Benjamin Moore Aura Bath and Spa White, which is formulated to resist mildew in high-humidity spaces. Lighting is layered: three new 6" LED recessed lights on a dimmer, two satin bronze vanity sconces above the mirrors, and the existing three windows providing the daytime ambient light. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. The ceiling uses Benjamin Moore Aura Bath and Spa White, which is formulated to resist mildew in high-humidity spaces. Lighting is layered: three new 6" LED recessed lights on a dimmer, two satin bronze vanity sconces above the mirrors, and the existing three windows providing the daytime ambient light. For many, professional interior design is a luxury. Even if it is a just simple accent wall painted in a color that speaks to you, or a complete renovation of your cabinets to achieve the kitchen of your dreams, interior design allows you to create an environment that is both personal and comfortable. That is exactly how interior designer and founder of Design Exchange Sean Carlson Perry feels about what he does for a living. “The reason that I love designing spaces, and value the impact of space design on people, is the way the spaces make us feel, the visceral appeal of good design. Good design should stimulate the senses and generate an emotionally engaging experience. As a designer, I get to massage and sculpt people’s experience of space!” Perry shared with us. In late 2017, the Paintzen team connected with Perry regarding a very special design project he was working on. Design Exchange was renovating, redesigning and re-furnishing The Ali Forney Center. The Ali Forney Center, based in New York City, is the largest and most comprehensive organization dedicated to housing homeless LGBTQ youth. Nearly 40% of the homeless youth population is LGBTQ. Homeless LGBTQ youth are eight times more likely to experience violence, discrimination, and suicide. AFC houses 124 youths each night and provides services to over 1,400 homeless young people per year. Although the organization does an incredible job to provide safety and shelter to homeless youth, Perry and his team felt the space itself could use some updating and could feel more welcoming. Rooms were dark, cold, and lacked proper storage. Furniture was in poor shape and didn’t work. The rooms were being under-utilized; overall, there was so much more that could be done within the walls of the AFC that could be improved using interior design & paint! We at Paintzen were excited to partner with Design Exchange to do our part in this transformation. The dark, paneled walls were re-painted white. This entirely opened up the space, making it brighter, warmer and more welcoming. The white walls also served as a much better backdrop for smart lighting, as well as for the furniture, wall decor, and new flooring. Beyond painting, Perry and his team used FLOR carpet tiles for durability in a bright Fuchsia shade for a pop of color. They created a more functional layout to maximize the space and make better use of its architectural details and added new furniture including lamps, tables, throws, a sofa, a TV and a Roku to make the space beautiful, and even fun. “Design increases connection and community,” Perry told us. “When we revamp a shelter space, history tells us that the residents spend more time in the space, more time with their peers, building connections and community; a greater sense of home.” Perry’s goal was to create an environment that set its residents up for success by improving their quality of life, outlook and self-esteem. “This isn’t extreme home makeover (although I wish I had that budget!). It’s about improving the aesthetics of the space to create a better environment and experience for people who are going through challenging times. I’ve been lucky enough to have an amount of work that allows me to donate a portion of profits to Design Exchange Projects.” Sean Carlson Perry founded Design Exchange as a way to use his talent, passion, and skills to help those who are struggling, or in a place of immediate need. He was searching to bring deeper meaning and a humanitarian component to his work. Perry has worked with clients in New York, San Francisco, and Los Angeles. “Good design—functionally, aesthetically and ergonomically—promotes a better quality of life.” This is a mantra that describes why Perry does what he does through Design Exchange, working to help the underserved of New York City and other cities across the country. “I grew up gay in Nebraska, and have gone through some hard times when I was younger, but I can’t imagine going through what these kids go through – rejection from family, being kicked out of the house for being who they are, homeless and having nowhere else to turn,” said Perry. “Luckily, there is The Ali Forney Center. Doing these projects for AFC strikes close to home for me, so they are extra special and close to my heart.”

A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked. The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience. Design Approach We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't. We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room. The Shower Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance. A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line. The Vanities and Countertops The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly. The Tub A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. The ceiling uses Benjamin Moore Aura Bath and Spa White, which is formulated to resist mildew in high-humidity spaces. Lighting is layered: three new 6" LED recessed lights on a dimmer, two satin bronze vanity sconces above the mirrors, and the existing three windows providing the daytime ambient light. Walk into the kitchen in this Poway / Rancho Bernardo, San Diego home and it's impossible to miss this gorgeous 2,000 bottle, custom wine cellar showpiece. Completed in 2018, the cellar is complete with custom walnut stained poplar wine racking, rolling ladder for out of reach bottles, and much, much more. Against each window into the kitchen are floor to ceiling frames showcasing label out, metal racking to add a bit of modern flair. Two high reveal display rows circle the entire room, showcasing this homeowner's best bottles and designed to be angled perfectly to ensure the corks stay wet for long term storage. An island in the middle of the room acts as a great spot to open and decant wines, and integrated into each side are custom pieces of cabinetry and room for side displayed large format bottles. Also integrated into the racking is a a small countertop and glass rack. Part of an extensive home remodel, this kitchen design was born of one man’s love of all things Harley Davidson. Color inspiration came from the client’s own cherished bike which was a stunning combination of matte black and brushed steel. The client’s wish was to have a large open area in which he could “be one with his guests” when hosting large gatherings. Cabinets, hardware and appliances all in black allow the focus to be on the beauty of the larger architectural elements as a whole. Included along the main storage wall is a hidden 42” refrigerator, dual pull-out pantries, and extra wide drawers below a pair of upper cabinets with matte black glass fold-up doors that open & close automatically via servo-drive technology. The new island - which measures just shy of 16 ½ feet! - is a true central point around which all action revolves. Wide walkways on either side provide ease of flow for multiple sous chefs and guests alike. A textured cypress soffit above the island was designed to house the modern hood and also create a feeling of unity as it is the same size as the island below. Textured cypress wood also wraps matte black cabinetry and lines the main wall, changing grain direction to provide visual interest. The 5’ Galley Workstation is a multi-functional marvel, easily transitioning from prep station to serving surface to clean-up with the addition of its built-in accessories. Placing an undercounter wine refrigerator on the back side of the island makes it easy for guests at the bar to help themselves. Close to the bar seating area, a 42” flat screen tv fits perfectly flush in the wall, practically disappearing when not in use. Unique details include a large display cabinet with a metal framed front & side crafted out of steel by a local artisan. The glass is 2-way mirror so when the interior light is off, the treasure is concealed inside. The interior is painted in the trademark Harley orange. Above a modern dining table, a one-of-a-kind chandelier was created from 3 bike helmets, painted in Harley orange by a local automobile detail shop. The interiors are finished in metallic silver for extra glow. Adjacent to the Kitchen, and initially deceiving in its simplicity, the main tv wall was quite complex and challenging to realize. It has a convex curve from left to right and slopes back from floor to ceiling. The interior hollow space created room for a shallow tv niche on top and partially recessed deep media storage cabinets below. The planning and framing involved to create the proper compound miter connections required extra diligence from the designers and builder, but the finished product was worth the effort! This recently completed wine cellar in Rancho Santa Fe, San Diego, California is great example that small can definitely be beautiful. The homeowners had a vision to redo their older, existing wine cellar - all the meanwhile keeping some of it’s original charm. The back wall of the original wine cellar / wine room was opened up, converting an adjacent closet into an additional room for the space. Not everyone would see the hidden beauty in the Yonkers property destined for the wrecking ball in 2000. But one family took the serious fixer-upper under their wing. Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey. The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. But walls and gates were not the only element to screen and reveal views—plant selection was critical. Few landscapers would go the extra mile to find period perfect plants for a 19th Century restoration, but Robert Welsch saw the importance of authenticity in creating the mood. He repeated large trees—such as an exquisite London plane tree in the front yard—to balance the expression in the back. Recognizing the need for immediate stature, he selected a weeping willow to gain instant volume, giving the landscape a sense of deep roots. A weeping Camperdown elm adds sophisticated drama to the walled stroll gardens. Hydrangeas were incorporated for their billowy stature, easy maintenance, and long blooming season. Similarly, all the plants in residence play their part in the display that goes beyond the usual spring fling to extend throughout the growing season—offering visual interest even when they are not performing. From spring bulbs to autumn perennials, there is never a dull moment. Meanwhile, every step along the way was a collaboration working hand-in-hand with the homeowner and the city to make certain that the historic landmark status of the property was upheld and honored. The result goes beyond a landscape that is just old faithful. It adds life to the picture, creating a jewel-like setting for the newly proud house. In a word, it is sublime. By planting wisely and using sustainable elements, the restored house and its surroundings are ready for the next generation and beyond.
