Overlooking Bleecker Street in the heart of the West Village, this compact one bedroom apartment required a gut renovation including the replacement of the windows. This intricate project focused on providing functional flexibility and ensuring that every square inch of space is put to good use. Cabinetry, closets and shelving play a key role in shaping the spaces. The typical boundaries between living and sleeping areas are blurred by employing clear glass sliding doors and a clerestory around of the freestanding storage wall between the bedroom and lounge. The kitchen extends into the lounge seamlessly, with an island that doubles as a dining table and layout space for a concealed study/desk adjacent. The bedroom transforms into a playroom for the nursery by folding the bed into another storage wall. In order to maximize the sense of openness, most materials are white including satin lacquer cabinetry, Corian counters at the seat wall and CNC milled Corian panels enclosing the HVAC systems. White Oak flooring is stained gray with a whitewash finish. Steel elements provide contrast, with a blackened finish to the door system, column and beams. Concrete tile and slab is used throughout the Bathroom to act as a counterpoint to the predominantly white living areas. archphoto.com

The existing door had it's panel removed and we created this grapevine carving on the CNC. This was inset into the former panel area along with glass.

The acrylic-enclosed contemporary bath conveys a roomy and welcoming space despite its small size. Acrylic panels were cut on a CNC router to fit perfectly. The open door flows across the mesquite end grain floors and out into the living room. The mirror over the medicine cabinet slides open so as not to intrude into the space and a humidity sensor triggers the bathroom ventilation automatically to maintain consistent humidity. The architectural massing of the house has been wrapped around a south-facing courtyard containing a large reflecting pool with two “floating” basalt boulders. The reflecting pool gathers all the roof drainage from the house, with the downspout from the living room roof providing a 10-ft waterfall. The main living space has sweeping westerly views of Puget Sound and the Olympic Mountains. The east side of the living space is the courtyard with reflecting pool, providing a sense of intimacy and quiet in contrast to the dramatic views on the west side. Photos by Benjamin Benschneider

This vanity was designed with panels with touch-latches to conceal the plumbing. The plumbing was routed through the floor, due to this being an exterior wall.

Aesthetic Value: The custom tapered square newels with flowing stepped design of the balustrade create a beautiful but understated look. Adding to the welcoming feel of the foyer yet not overwhelming it. Stair Safety: The construction of the interlocking wood panel system creates a balustrade that is much more ridged. This removes the need for intermediated post that you sometimes find in traditional balustrades for them to meet code requirements. Quality: No joints or seams could show on the finished panel system. All parts were cnc cut for the most precise joinery possible. Technical Challenge: Since all the panels where fabricated off site super precise field dimensions were a necessity. Using those measurements and CNC fabrication, panels were created that fit perfectly together and on the site.
