A small modern addition to an existing AU_120608_Stack_Bauer Res_478919th century single-family residence in Roslindale, MA. The new building element has a very light touch on the site, as it accommodates challenging existing grading conditions by straddling them on pier footings. A light-filled sitting/flex space, new full bath, and custom exterior deck engage with the rear of a carefully landscaped, deep lot and adjoining natural, wooded parcel. The depth of the existing lot was preserved, by resisting the urge to expand the building along its gable axis – and instead creating new livable space perched out over the slope down to an adjoining wooded parcel.

This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

How to elevate a dining room beyond just the use of a table and chairs? Creating a feature wall with millwork, lighting and accessories is a great way to add not only functionality but character to the space. The existing window was the central focus that dictated this symmetrical design. We introduced a long bench under the window which is flanked by floor to ceiling built-in bookcases. To visually connect the bookcases, we introduced horizontal bead board that was painted in the same colour as the bookcases. Adding sconces offers the flexibility in establishing ambient lighting based on the desired mood. If budget doesn't permit all these additional features, then investing in an amazing chandelier will definitely set the tone for your space. This dark sculptural ribbon chandelier is the perfect piece of organic composition in juxtaposition to the linear lines of the space.

Our clients on this project were inspired by their travels to Asia and wanted to mimic this aesthetic at their DC property. We designed a water feature that effectively masks adjacent traffic noise and maintains a small footprint.

Incorporating LC Privacy Glass as a wall of the shower is a high-tech design that most people have never heard of, but giving them the ability to control the state of the glass is something that people will have to see to believe. Usually hotel guests will flip the switch back a forth a few times just for the novelty - they love to see the glass fog up. With the touch of a button, LC Privacy Glass allows you to decide when the glass is clear; with full view from room to room, or transparent; when you want to maintain a higher level of privacy between the two rooms. Even in the private state, diffused light is still able to pass, allowing for a bright bathroom. Opting for a glass wall as a divider will make the room appear larger, brighter & more inviting.

This property came with a house which proved ill-matched to our clients’ needs but which nestled neatly amid beautiful live oaks. In choosing to commission a new home, they asked that it also tuck under the limbs of the oaks and maintain a subdued presence to the street. Extraordinary efforts such as cantilevered floors and even bridging over critical root zones allow the design to be truly fitted to the site and to co-exist with the trees, the grandest of which is the focal point of the entry courtyard. Of equal importance to the trees and view was to provide, conversely, for walls to display 35 paintings and numerous books. From form to smallest detail, the house is quiet and subtle.

Scheurer Architects and Keller Homes designed a beautiful, award-winning community on a mountainous site located just outside Colorado Springs, Colorado. Their goal was to create something special by presenting fresh, new site plans within the local housing market while remaining sensitive to the traditions and benefits of rustic, mountain living. In order to remain true to the area in which the property is located, they made a joint effort to maintain the simple warmth and agricultural base found in the surrounding communities. Three unique floor plans and living space designs were developed and had an average 2,667 square feet in size, with 2 bedrooms/2 bathrooms and full basements. There was a focus on indoor and outdoor living, reminiscent of historic village homes that were organized in clusters to maximize space, preserve views, and encourage spending time in nature. Since the land was originally occupied by a dairy farm, the dynamic teams found existing stone on an old barn as well as retaining walls and wanted to incorporate these old stones into their new design. However, that meant that they needed to find just the right stone for the homes in an effort to blend the existing stone not only with the new stone, but also with stone that was being used for landscaping purposes. Eldorado’s blend of Fieldledge and Hillstone combined with the custom overgrout technique added the authenticity that the project called for. Location: Silver Lake, Los Angeles, CA, USA A lovely small one story bungalow in the arts and craft style was the original house. An addition of an entire second story and a portion to the back of the house to accommodate a growing family, for a 4 bedroom 3 bath new house family room and music room. The owners a young couple from central and South America, are movie producers The addition was a challenging one since we had to preserve the existing kitchen from a previous remodel and the old and beautiful original 1901 living room. The stair case was inserted in one of the former bedrooms to access the new second floor. The beam structure shown in the stair case and the master bedroom are indeed the structure of the roof exposed for more drama and higher ceilings. This downtown home was renovated with the goal of staying with in the existing footprint. Creating a functional master bath and closet became a welcomed challenge. The idea was to create the feeling of a master closet with a bathroom in it and not the other way around. Low ceiling, and accent lighting helped create a warn inviting space. This client came to San Luis Kitchen with an existing kitchen done in chartreuse cabinetry, low soffits and white tile counters. They wished to save their existing wood floor and the hand painted faux finish on the dining area walls, and the existing layout was sufficient for their needs. So, keeping those things in mind, San Luis Kitchen's new kitchen design features new, soft-cream cabinetry that extends to the 8 foot ceiling (the soffits were removed). We added a lazy susan by the sink, base pull-out pantries either side of the stove, and a valance over the window. A chef's pantry and corner access cabinets (not shown) round out the design with great storage options.
