Ideally suited for use on balconies, porches and decking, Outwater has augmented its offering of contractor's grade balusters, baluster rails, newel and porch posts with the introduction of new motifs to accommodate a range of decorative applications. Comprising lightweight, durable, high-density polyurethane and non-corrosive structural materials, Outwater's Balustrade System is easy to install using traditional woodworking tools and is internally fortified with large diameter, high strength steel or PVC pipes (varies by model) for enhanced structural integrity as well as to meet stringent building codes. Furthermore, unlike wood balusters, which require fastidious maintenance in order to avoid possible rotting or splitting, consequently diminishing their strength, Outwater's Balustrade System comes factory primed and is impervious to adverse weather conditions, ensuring its uncompromising dimensional stability and steadfast, enduring safety. Also, in contrast to cement balustrading, which is unwieldy and necessitates laborious installation by masons, not to mention, being highly susceptible to breaking, crumbling and cracking, Outwater's Balustrade System weighs just a portion of cement balustrading, thus significantly reducing its comparative shipping cost. Offered in approximate heights from 28-in. to 40-in. with 5-in. to 12-in. rail widths, installations can be further customized with the addition of corner and center newel posts, a variety of post tops, accent moldings and ball ornaments. Product Features: • Offered with numerous complementary Balusters, Baluster Rails, Newel and Porch Posts from which to choose • Easy to install without the need of a mason • Internally fortified with large diameter, high strength steel or PVC pipes for enhanced structural integrity to meet stringent building codes • Comes factory primed and is impervious to adverse weather conditions • Weighs just a portion of cement balustrading, thus significantly reducing its comparative shipping cost • Offered in approximate heights from 28-in. to 40-in. with 5-in. to 12-in. rail widths • Complementary accessories allow for further customization as desired Contact: Architectural Products by Outwater Sales & Product Information (USA & Canada): 1-800-631-8375 / 1-201-498-8750 Fax (USA & Canada): 1-800-888-3315 / 1-201-498-8751 Sales & Product Information (Outside of the USA & Canada): 1-201-498-8750 Fax (Outside of the USA & Canada): 1-201-498-8751 Email: info@outwaterplastics.com Web: www.outwater.com Visit us! Putting up a sign in the yard and waiting for the right buyer to come along isn't always the easiest way to sell a house. The traditional process of selling your home can be slow, expensive and frustrating for many Springfield, OH homeowners. You may have to fix the house up, clean it out, show it, negotiate with buyers, wait for inspections, and hope the buyer's financing doesn't fall through. That can be a lot to manage, especially if you need to move quickly or work with a property that is no longer working for your situation. That’s why many homeowners now look for a faster option. If you want to sell your house fast for cash in Springfield, OH, then working with a local cash home buyer like Sell House Now Columbus can be a practical solution. The company works with homeowners in Columbus, Springfield and other parts of Ohio, providing a direct cash-buying process that helps sellers avoid repairs, agent commissions, closing delays and unnecessary stress. They buy houses as-is, and offer a simple selling process and possibly help with closing costs, according to the company’s website. Why Springfield, OH Homeowners Choose to Sell for Cash Every homeowner has their own reason for desiring a quick sale. Some are relocating for jobs and don’t have months to wait for a buyer.” Others may have inherited a property they don’t want to keep up. Some houses need a lot of work and the owner may not have the time, money or energy to do it all before listing. There are also situations of divorce, concerns about foreclosure, bad tenants, unpaid taxes, or simply a desire to move on without the hassle of a traditional sale. It makes sense to do a cash sale because it takes away a lot of the common roadblocks. Rather than waiting for mortgage approvals, appraisals, repair requests and lengthy negotiations, homeowners can receive a direct offer from a buyer who is ready, willing and able to purchase the property. At Sell House Now Columbus, sellers can request a fair cash offer and pick a closing timeline that suits them. The firm says homeowners can sell without agents, fees, repairs or cleaning, which can be a huge relief for anyone going through a stressful property situation. Selling as is No repairs or cleaning One of the biggest advantages of selling to a cash home buyer is the fact that you can sell the property as-is. This is good news because you don’t have to spend thousands of dollars on fixing the roof, replacing flooring, repainting walls, updating the kitchen, repairing plumbing or improving kerb appeal to attract buyers. Buyers expect the home to look clean, updated and move-in ready in traditional sales. Issues discovered during the inspection can force the seller to lower the price or pay for repairs prior to closing. An as-is cash sale is a different process. The purchaser is taking the property “as is” and is offering based on the current condition. Sell House Now, Columbus, states that sellers are spared the hassle of repairs, daily showings and cleaning. They also say that unwanted items can be left behind and dealt with after purchase. This can save time and money for Springfield homeowners confronted with an older house, damaged property, rental cleanup or inherited home full of belongings. No Real Estate Agent Fees or Hidden Commissions When you sell your home, conventional real estate agents eat up a huge portion of your final proceeds through commission fees. You might have closing costs, staging costs, repair costs, inspection-related costs, photography fees and other costs that eat into what you actually walk away with. After deducting all expenses the final number is much lower than expected for some sellers. A direct cash sale makes the numbers simple. “Sell House Now, Columbus says they don’t charge commissions and their process is designed to help homeowners avoid listing fees and agent-related expenses.” This provides sellers more clarity up front. Instead of guessing what the final payout might be after months of negotiations and deductions, you can review a cash offer and decide if it meets your needs. Faster Closing Timeline for Springfield Homeowners When you need to sell fast, time is of the essence. A traditional home sale can take weeks or even months, depending on market conditions, buyer financing, inspections, appraisals and negotiations. Once you’ve accepted an offer, there is always the risk that the buyer’s loan may be delayed or denied. Delays can add additional pressure to a homeowner who needs cash fast, who needs to stop paying taxes or utilities, or who needs to relocate soon. Cash buyers are often faster than traditional buyers because they don’t rely on bank financing. Sell House Now Columbus says their process offers a competitive cash offer, a simple experience and Sellers can pick their closing day. That flexibility can be helpful if you need to close quickly or if you need extra time to make your next move. You don’t have to follow someone else’s schedule but can choose a plan that works better for your circumstances. Who Can Use Selling For Cash? Is your property stressing you out? Is it costing you money every month? If so then selling your House for cash in Springfield OH may be a good option. It can help homeowners who are behind on payments, tired of being landlords, dealing with code violations, handling probate property, in need of costly repairs, or just ready for a clean break. It can also be a benefit to those who do not live near the property and do not want to travel back and forth to manage repairs, contractors, cleaning and showings. And the best part is you don’t need to have a perfect house. Cash buyers often see the property as an investment and are willing to do repairs after the sale. This makes it easier for sellers who are stuck with a dated, vacant, damaged, or otherwise hard-to-list property. How it works Generally, the process begins with a call to discuss the property in general terms. After reviewing those details, Sell House Now Columbus can assess the home and make a cash offer. If the offer interests you, you can pick a closing date that suits you. You don’t have to accept and the offer can help you explore your options before making a final decision. This approach gives control to homeowners. You don’t have to go through months of listings, open houses, questionable buyers or last-minute repair demands. You can look at the cash offer and see if it solves your problem. Summary If you need to Sell your House fast for cash in Springfield, OH then a direct cash sale might be the easiest path forward. It gives homeowners a way to avoid repairs, agent commissions, delays and stress. Whether you’re looking to sell an inherited property, a damaged home, a rental you no longer want, or a life change that requires a quick sale, Sell House Now Columbus provides a simple option for homeowners that want speed and convenience. Selling a house should be no more difficult than dragging a heavy box up hill. A good cash buyer can make the process a lot lighter, faster and easier to manage. If you are a homeowner in Springfield and want to get a fair cash offer and an easy solution, Sell House Now Columbus can make the next step a lot easier.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The FINNE Svendsen Building is a striking and highly energy-efficient loft building in Seattle’s Fremont neighborhood. The design and building process was unusual, since architect Nils Finne was both designer and builder owner. The client-architect meetings were brief! The building occupies a corner lot, with street facades on the south and west. The two street facades have a nuanced play of light and shadow. The walls of glass and wood are treated as folded planes, with each façade folding back and forth within an overall depth dimension of about 10”. On floors one and three, the large glass panels project forward, while on floor two, the glass is recessed. The pattern on floor two is an inverted version of floors one and three. The wood spandrel panels are custom-milled Western Red Cedar with a blackened stain. The live-work building creates large, open loft spaces on three floors, with high ceilings, huge windows and exposed long-span steel structure. The building can accommodate a range of uses, both present and future. The three floors of the building have 12-ft ceilings and 11-ft high windows with exposed structural steel supports and steel decking ceilings. The floors are clear-span without internal columns interrupting the work space. Mechanical air distribution is limited to the linear core on the northern side of the building, so work areas have clean metal decking ceilings with no ductwork. The building has in-floor radiant heating and cooling, resulting in minimal energy usage. Operating windows are placed strategically throughout the façade, allowing the building to be naturally ventilated in Seattle’s mild climate. The oversized window walls on the south and west also allow natural lighting to penetrate deeply onto the floor plate, keeping lights turned off for much of the daylight hours. A custom sapele wood front door presents a warm contrast to the building’s blackened wood cladding. A delicate screen of wood slats filters light into the main building lobby. The 3-story stair opens directly from the lobby and has been designed to encourage use on a daily basis, keeping elevator usage to a minimum. A three-story glass wall floods the stairwell with natural light, and the all-steel stair floats in the space. Custom-designed perforations in the steel stair railing panels provide unexpected shadow patterns when the late-afternoon sun shines into the stairwell. The building was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, and locally sourced materials. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The building roof has been equipped with photovoltaic panels for electrical production, averaging about 850 Kwh per year. The modest initial amount of PV panels will be expanded over time. The radiant hydronic heating and cooling system allows lower operating temperatures and higher occupant comfort levels. The 6” thick concrete slabs for the radiant tubes conserve both heat in the winter and cooling in the summer and provide great comfort for the feet. During the winter months, the radiant heating system keeps overall energy consumption to a very low level. The 9000 SF building costs about $35/month to heat! During the summer, the passive strategies of natural ventilation combine with the radiant slab cooling to minimize air conditioning load. Deep roof overhangs, built-in shades and high operating clerestory windows are also used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into work spaces and passively warm the concrete floor. Low VOC paints and stains have been used throughout the building. The high level of craft evident in the building reflects another key principle of sustainable design: eschew “throw-away-ism” and make the building last many years!
