A multilevel deck can add a lot of dimension to your outdoor space. Different zones can be created to set the mood for dining, cooking, relaxing or entertaining. What could have been one open space has been made more intimate and dynamic with the addition of stairs, railings, pergolas and planters. Our Halifax clients wanted just that! They came to see us at Archadeck for a solution to their outdoor problems. Incorporating the landscape and gardens was very important and the result feels more like an oasis than a backyard. Using pressure-treated wood and lattice we designed and built a multilevel deck with pergola on the upper level. Between the stairs to the lower level are built-in planters. The lower level leads onto the lawn where the homeowners have a beautiful garden.

This backyard and landscaping was designed by Giuseppe Abbrancati and is located in Plainview, Nassau County NY. The challenge was to deal with a very small backyard having a deep slope in a newly constructed residential site. The backyard was built in two levels, with a stoop and platform built by the sliding doors leading down to the patio area. The gunite swimming pool is built on one side and with a large patio on the opposite side, for the main dining table and bbq grill area. A set of wide stairs lead further down to the natural gas fire pit and a grass play area. A sheer descent water feature was built with 3 waterfalls and lighting accents were installed on steps and throughout the backyard. All patios and walls were paved and veneered with Moca travertine selected from the Gappsi showroom. The gunite swimming pool built by Gappsi has many options and was built with the highest quality materials and equipment. Starting with 10 inch thick gunite walls and ½ inch rebar 12 on center, 2 inch PVC plumbing for high volume water flow. The overall size of the swimming pool is 20x40. In the shallow area, a sundeck and the spa were built side by side with steps leading down in to the pool shallow area and a bench in front of the spa. LED lights were also installed, along with an automation system that allows the customer to control the lights, the water feature bubbler, spa jets, and the gas heater, with his or her smartphone. The gunite swimming pool also has a salt-chlorine generator system, an ozone system, a pressure driven Aqua clean robot pool cleaner, variable speed pumps, and an oversize cartridge filter. The finish of the pool shell consists of Pennsylvania bluestone coping for the pool and spa, and a Diamond Brite midnight blue color for the inside pool shell plaster finish. The most important feature suggested and loved by the homeowner that was installed, is the safety automated pool cover. Being in a such tight backyard, it would have been impossible to fence the pool area to keep the their children safe, without distorting the backyard layout.

Head To Head Negotiations Gets Results For Happy Sellers: When I was introduced to Steven Hill, I knew from the minute we met “this was the guy” to represent me. Steven has a very calm, soft approach to his dealing with people, unlike the ego driven who spout their credentials to impress. He listens to understand what the client wants rather than telling them what he wants. He assured me he was confident in his ability to sell my property without over promising and I was skeptical, but boy did he deliver on that promise, and some. Let’s start with the brochures. Sotheby’s brochures blow everyone else out of the water. A piece of paper, with black and white photos, gets lost in the bottom of a purse, or garbage bin, but a Sotheby’s brochure is a piece of art. Steven’s photographer created fabulous photos that took my breath away when the brochure arrived. My house looked beyond amazing yet true to the property. This alone sets Sotheby’s far above the rest by doing more than photocopying a sheet of paper to leave an impression. Very impressed. Steven and I corresponded everyday and, after 5 days on the market, we accepted a conditional offer. I was thrilled Steven got the sale price I wanted, so quickly. Unfortunately, we found ourselves in a tense situation when the home inspector found a breach in our sewer line. Immediately I got a quote for the repairs, and was fully prepared to cover the expense, but the buyer’s realtor was insisting on a sizeable holdback. This is where we witnessed Steven’s negotiation skills under pressure. He went head to head with the buyer’s realtor, as the buyers and ourselves stood by and watched. Steven insisted he would not allow his clients to have an open wallet, while the buyer’s realtor pushed harder and harder. Steven never once showed how irritated or upset he was by this realtor’s aggressive nature and, in a calm voice, kept insisting an open wallet was not going to work. This was a little unsettling with three days left to lift the conditions and I wasn’t holding out much hope the deal would close. Things looked grim, but once again Steven’s abilities and strong connections shone through…. he found a back up buyer who presented an offer we could not ignore. Of course, Steven had to bring this to the first buyer’s attention and, to everyone’s surprise, all conditions were lifted and we had a firm sale. Not only did I get my asking price but I no longer had to cover the repair expense. Steven was nothing but brilliant. I believe somewhere along the way Steven and I became friends. I look forward to a “Hi Jane” text from him that always makes me smile. I thoroughly enjoy his kind, caring, easy going nature and his wicked sense of humor. I like his Porsche too

Parx Casino is owned and operated by Greenwood Gaming & Entertainment, Inc. and includes high stakes gaming, horse racing, premium entertainment and multiple restaurants and amenities. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy. The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site. There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads. The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be. This backyard and landscaping was designed by Giuseppe Abbrancati and is located in Plainview, Nassau County NY. The challenge was to deal with a very small backyard having a deep slope in a newly constructed residential site. The backyard was built in two levels, with a stoop and platform built by the sliding doors leading down to the patio area. The gunite swimming pool is built on one side and with a large patio on the opposite side, for the main dining table and bbq grill area. A set of wide stairs lead further down to the natural gas fire pit and a grass play area. A sheer descent water feature was built with 3 waterfalls and lighting accents were installed on steps and throughout the backyard. All patios and walls were paved and veneered with Moca travertine selected from the Gappsi showroom. The gunite swimming pool built by Gappsi has many options and was built with the highest quality materials and equipment. Starting with 10 inch thick gunite walls and ½ inch rebar 12 on center, 2 inch PVC plumbing for high volume water flow. The overall size of the swimming pool is 20x40. In the shallow area, a sundeck and the spa were built side by side with steps leading down in to the pool shallow area and a bench in front of the spa. LED lights were also installed, along with an automation system that allows the customer to control the lights, the water feature bubbler, spa jets, and the gas heater, with his or her smartphone. The gunite swimming pool also has a salt-chlorine generator system, an ozone system, a pressure driven Aqua clean robot pool cleaner, variable speed pumps, and an oversize cartridge filter. The finish of the pool shell consists of Pennsylvania bluestone coping for the pool and spa, and a Diamond Brite midnight blue color for the inside pool shell plaster finish. The most important feature suggested and loved by the homeowner that was installed, is the safety automated pool cover. Being in a such tight backyard, it would have been impossible to fence the pool area to keep the their children safe, without distorting the backyard layout.
