This 2010-built home required a bathroom, kitchen, and breakfast area upgrade, tailored for heavy-duty cooking and large gatherings, with durable materials fit for family life. The design brief was clear: modern, stylish, and practical spaces for hosting large gatherings, incorporating child and pet-friendly elements. ​ Interior Architecture The redesign centered around the removal of a corner pantry to expand the range wall and introduce a wall of pantry cabinets. This alteration made room for a striking 48" subzero refrigerator and three large pantry cabinets, enhancing the kitchen's functionality. The architectural highlight is the custom-designed 72" range hood that crowns the cooking area, becoming a focal point of the kitchen's transformation. ​ Interior Design The interior design melds custom cabinetry in painted and natural hickory finishes with practical yet chic features, like a custom bar hutch with glass bifold doors and open shelving equipped with LED lighting – perfect for displaying items and illuminating workspaces. The design seamlessly blends modern aesthetics with functional design, creating a kitchen that's not only a chef's dream but also a chic gathering place for the home. ​ The bathroom carries through the design ethos with its minimalistic elegance. A pedestal vanity in natural wood tones juxtaposes with a cool concrete sink, while the globe pendant light adds a touch of mid-century modern flair. Location was a key factor for the developer of these 72 luxury beachfront condominiums in New Rochelle, NY, offering prime real estate with spectacular water views, all within a short commute to New York City. An unusual aspect of this project was the developer’s commitment to offer prospective buyers completely customizable interior buildouts. The architect and developer teamed with Bilotta to devise a program offering 17 stains, 17 paint finishes and a variety of door styles, giving homeowners total control of their kitchen and bathroom details and accessories, a significant and successful selling point. In this particular unit, sand, surf, and sunshine are transported indoors with light-reflecting white cabinetry atop natural oak flooring, punctuated by a slate blue island that seats five. Practical blue-gray quartz countertops are a complementary echo of the island’s hue. A generous molding treatment emphasizes the tall ceiling height. There’s plenty of room for two pantry cabinets, as well as a wine refrigerator in the island. “Flying Saucer” island pendants and a cubist dining chandelier add contemporary flair. The stunning highlight of each residence is a 30-foot-long wall of glass facing the water. With 2,400- 2,700 square feet apiece, the proportions of the open plan kitchen, dining and family room live like a gracious freestanding home. Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

The commitment to premium construction is exemplified by the roof structure for the 10-person dining table, with its cedar shake roof, copper eavestrough and exquisite chandelier. A total of five moveable chaise lounges provide ample choice for relaxing around pool.
