E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Since moving into her Dublin home two and a half years ago, Nancy Sanford has been peeling off the decades—quite literally. Built in the 1980s, the home was “very well-maintained, but very little had been done to it” in terms of updating the finishes or style, Sanford says. Plush white carpet ran from wall-to-wall-to-wall, almond-colored laminate coated the kitchen cabinets and wallpaper ran rampant—even covering some ceilings. Despite her efforts, Sanford knew it was going to take more than cosmetic editing to shake the ‘80s and make the home her own. Although she lives in the traditional-leaning Muirfield community, Sanford adores a minimalist, contemporary style—and admits to devouring design magazines “ad nauseam.” To implement her thoroughly modern vision, Sanford turned to Brigid Norton, an interior designer and family friend, and Kristi Youles, a kitchen designer with The JAE Company. Working together, the trio created a carefully considered contemporary design that’s easy on the eyes, and the body. In addition to improving the flow of the kitchen—by removing a V-shaped peninsula that angled out into the room—and adding appliances like a stainless steel refrigerator, Sanford’s short list of must-haves included clean, uncluttered lines and no wall cabinets over the countertops. “I’ve found as I’ve aged, I’ve gotten shorter and just don’t use the upper cabinets,” Sanford explains. Easy-access, smooth-slide drawers with clean slab fronts were the answer—resulting in strong visual lines, an open, airy feel and enhanced ergonomics. Starting with a “needs assessment,” Youles and Norton designed the space quite literally around Nancy. By looking at factors such as her height and which items she uses most frequently, they were able to determine the optimum placement for everything from canned goods in the pantry to cutlery, pans and plates in the customized drawers, all of which helped to achieve the ultimate kitchen organization. But there’s more to the kitchen cabinets smooth façade than clean-lined storage. Walnut drawer fronts—found on the oven and the base of the island—are book-matched, allowing the grain to continue from drawer to drawer. And even in spaces where drawers weren’t feasible, beneath the sink and in a desk area, the designers continued the look with cabinet doors crafted to resemble drawers. The visual continuity of these lines might not be as impactful if it weren’t for the careful selection of contrasting finishes. The designers filled the space with pure, glossy white—using a specific type of quartz, White Cliff by Cambria, to accent the bold rectangular design of the island. Then, to break up the expanse of accompanying white painted drawers, walnut was selected to bring the contrasting warmth and grain of wood without red undertones. It is commonly found in modern furniture design, as well as current productions of mid-century designs like the iconic Eames Lounge Chair from Herman Miller, Youles says.

Enrolled in the LEED-Home Pilot, this residence completed certification. The modular home was conceived as two boxes that slide above one another to create outdoor living space and a lower covered rear entry. The passive solar design invites large amounts of light from the south while minimizing openings to the east and west. Factory construction saves both time and costs while reducing waste and using a controlled labor force. Built in a factory north of Denver, the home arrived by flatbed truck in two pieces and was craned into place in about 4 hours providing a fast, sustainable, cost effective alternative to traditional homebuilding techniques. Upgraded lighting fixtures, plumbing fixtures, doors, door hardware, windows, tile and bamboo flooring were incorporated into the design. 80% of the residence was completed in the factory in less than 3 weeks and other items were finished on site including the exterior stucco, garage, metal railing and stair. Stack-Slide-Stitch describes the conceptual process of how to tie together two distinct modular boxes. Stack refers to setting one modular directly on top of the other. Slide refers to the action that creates an upper southern deck area while simultaneously providing a covered rear entry area. The stitching or interlocking occurs with the upward extension of the lower volume with the front deck walls and with the rear two story vertical.

Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. Nicole saw that the kitchen had weird angles that hindered the cabinets you could use. She knew that designing a space that met both the client’s needs and dreams would be challenging. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. Advance Design uses BuildClean HEPA filters to eliminate dust throughout the house while construction is going on. Project Manager Jason and his crew created temporary walls and cleaned up after every day of work. “We were very impressed with how clean and organized the crew kept things while the remodeling process was underway,” Richard said. The result is just what Richard and Monica envisioned when they began the process. Recently I was called to a house in the very small town of Marton in Warwickshire which is known for its proximity to the medieval “Marton Bridge”, which lies just to the north, crossing the River Leam. The entire downstairs flooring of my client’s house consisted of Quarry tiles apart from one room where the tiles had been covered by screed and then linoleum. Quarry tiles are a classic hard wearing tile used for both internal and external commercial and residential flooring due to its ability to withstand heavy usage. Reception areas, outdoor patios and porches, for example, are commonly tiled using Quarry. My client wanted to restore the covered floor back to its original state so that it would match the rest of the downstairs. Realising that this would be a complex and physically demanding task, my client decided to call in Tile Doctor to carry out the restoration. Removing the Linoleum covering was a relatively straightforward process, so I was able to do this relatively quickly. The main issue concerned removing the screed, which is far more difficult to remove, requiring a lot of physical scraping. Thus I opted to call in some extra manpower in the form of the Nottinghamshire Tile Doctor, Steve Carpenter. With the two of us armed with scrapers we set about removing the screed, taking extra care not to damage the Quarry tile underneath. Once Steve and I had scraped off as much of the screed as physically possible, I applied a strong dilution of Tile Doctor Remove & Go, a stripper with cleaning properties that is particularly effective at breaking down coatings such as adhesives, plasters and sealers. The product was left to dwell for ten minutes before I worked it into the stone with a scrubbing pad. After cleaning the tiles, I noticed a layer of grout haze on the surface of the exposed Quarry tiles, so I applied Tile Doctor Grout Clean-Up to remove it. Once the cleaning process was complete I gave the floor a thorough rinse with clean water, before soaking up the resulting residue with a wet-vac machine. The first day of work was a gruelling 12 hours long, but I was very pleased with the results and left the floor to dry overnight. On day two I returned to finish the job by sealing the newly uncovered Quarry tiles, but not before using a damp meter to check that they were completely dry. Any excess moisture left on unsealed tiles can potentially effect the performance of any sealers that are applied. I sealed the tiles using Tile Doctor Colour Grow, an impregnating, colour-enhancing sealer which gave the surface an aesthetically pleasing shine, as well as durable protection against dirt and wear for the future. After two long days of work the job was done and the transformation was fantastic and highly rewarding to see, the house now has a fantastic looking Quarry tiled floor running throughout the entirety of the lower level.
