We use self cleaning, pressure compensating dripperline rings around each plant to insure even watering around the entire root zone. Each emitter puts out ½ gallon per hour, so we can calculate the total capacity of each valve. Never use adjustable emitters, because you have no idea how much water they are demanding, or whether your system can provide it. When the plants are young, the tubing is coiled right over the root ball, and also around its perimeter to encourage root growth. As the plants mature, the rings are opened to accommodate the larger root ball.

Today’s investment landscape in California features a surge in transforming single-family lots into vibrant multi-family residences, facilitated by recent SB9 and ADU laws. This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics.
The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone.
Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation.
Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout.
The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite.
The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance.
Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike.
This project exemplifies innovative urban infill solutions, blending architectural elegance with legal compliance and community harmony—an inspiring blueprint for the future of residential development in California.

By not having any upper cabinets, the space feels less crowded and bigger, as if it belongs to a larger home. The few cabinets in the kitchen are efficiently utilized, but we had to compensate for storage elsewhere.
We have designed a custom hutch for Michelle that serves multiple purposes. It not only provides storage for overstock from the kitchen but also acts as a hub for her electronics, paperwork, printer, filing drawer, and craft supplies.
The kitchen is influenced by Scandinavian design, featuring playful shades of pink on the walls, the floating shelf, and the vintage spice cubby (coral). Timeless black and white accents throughout the space complement the pink accents in a subtle way.

The house is located in a quiet green area, not far from the main streets of the city. Due to the attractiveness of the area, the housing development pattern is dense with small outdoor spaces.
The design is formed by the horizontal lines of large low-lying decks and balconies, which compensates for the absence of a large outdoor space. At the request of the customer, the double garage is designed open, with the possibility of building walls in the future. Finishing materials include decorative stucco, clinker bricks and wood.

This Backyard Waterfall project included installation of a pondless waterfall approximately 15' in length on a sloped bank at the area next to the existing pool. The backyard waterfall cascades down the existing embankment. There is still retaining wall work in progress as of this video and pictures being shot. Future landscaping will be installed once surrounding hardscaping has been complete. Rocks and Boulders for this project were chosen and supplied by home owner. This pondless waterfall project was installed in Mohnton (Berks County), PA.
Pondless Waterfalls are simply a re-circulating waterfall and/or stream without the presence of a pond. You can enjoy the sight and sound of running water without the maintenance of a pond.
The waterfall is undoubtedly the most beautiful and favored feature in a water garden. If space is lacking in your yard or you have safety concerns with a pond, go Pondless! The name basically explains it all. It’s a waterfall and stream, without the pond. So why would you want a waterfall without a pond? The truth is that a Pondless Waterfall isn’t for everyone, but it can be a great alternative for someone who isn’t quite sure if a pond is right for their family.
Because there is no pool of water, a Pondless Waterfall is a great option if you are concerned about safety issues associated with a traditional pond.
Cost can be a big factor when considering the type of pond you want to build. In most cases, the price of a Pondless waterfall will be less than a pond, because there is less labor involved, as well as less rock and materials. Operating costs are also less. Because you’re not dealing with an established ecosystem, it’s not necessary to run the pump 24/7.
The small size of the Pondless Waterfall means you can build and enjoy a beautiful waterfall anywhere in you yard. Taking care of your Pondless Waterfall is easy. Filling the reservoir every few weeks to compensate for water loss because of evaporation is all that’s required.
Perhaps the best part of the Pondless Waterfall is the possibility for the future. If you change your mind later, wishing you’d build a pond, that’s ok! If you leave enough room around the base of the waterfall, it’s easy to add a pond onto a Pondless Waterfall.
A Pondless Waterfall works much like a regular pond. The hole, deeper than a normal pond, is dug then lined with rock and gravel, and filled with water. The water is then circulated from beneath the rocks and gravel by a pump that sits on the bottom, inside a Snorkel™ Vault and Centipede™ Module. A pipe runs from there up to a BioFalls Filter and into an overflowing waterfall, where it falls back into the reservoir. Since the water level never pools above the level of the rock and gravel fill, it give the appearance of a waterfall without a pond, when in fact, the “pond” is there but not visible.
The Pondless Waterfall has made many water-lovers who were previously unable to indulge in the sweet sounds of falling water, very happy. It’s a great alternative for those who are trying to get their feet wet, or looking to fit a little bit of paradise into their own backyard. In other words, when all else fails … go Pondless!

The walnut panels gave the room depth and warmth but added to the problem that the area didn't have any windows allowing natural light so we used a lot of lighting to compensate! Loving that the brass hardware looks equally beautiful on the high gloss white as it does on the the walnut cabinetry.

There is recessed indirect lighting around the perimeter of the white wall as well as on the inside of the arch. This helped to compensate for the low lighting levels in the ceiling.
