Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot.
Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

These two detached houses are part of a masterplan, which includes one more house, all forming a small complex of private residences that interconnect via the surrounding landscape, offering common space. The openings of each house, which are designed to offer spectacular views towards the city, “frame” the view. The houses are formed from a main cubic volume, while pergolas and structural elements are wrapping around to create elevations, balconies and external sitting spaces. Two, four member, families live in these houses and share a common garden. This is the main challenge that architects have to deal with. The internal organization is the same for both houses. Living rooms, dinning rooms and kitchens are on the ground floor and bedrooms are on the first floor. Each one has a roof garden, so that the residents could have some quiet moments watching the city and the sea.

The owners requested a Private Resort that catered to their love for entertaining friends and family, a place where 2 people would feel just as comfortable as 42. Located on the western edge of a Wisconsin lake, the site provides a range of natural ecosystems from forest to prairie to water, allowing the building to have a more complex relationship with the lake - not merely creating large unencumbered views in that direction. The gently sloping site to the lake is atypical in many ways to most lakeside lots - as its main trajectory is not directly to the lake views - allowing for focus to be pushed in other directions such as a courtyard and into a nearby forest.
The biggest challenge was accommodating the large scale gathering spaces, while not overwhelming the natural setting with a single massive structure. Our solution was found in breaking down the scale of the project into digestible pieces and organizing them in a Camp-like collection of elements:
- Main Lodge: Providing the proper entry to the Camp and a Mess Hall
- Bunk House: A communal sleeping area and social space.
- Party Barn: An entertainment facility that opens directly on to a swimming pool & outdoor room.
- Guest Cottages: A series of smaller guest quarters.
- Private Quarters: The owners private space that directly links to the Main Lodge.
These elements are joined by a series green roof connectors, that merge with the landscape and allow the out buildings to retain their own identity. This Camp feel was further magnified through the materiality - specifically the use of Doug Fir, creating a modern Northwoods setting that is warm and inviting. The use of local limestone and poured concrete walls ground the buildings to the sloping site and serve as a cradle for the wood volumes that rest gently on them. The connections between these materials provided an opportunity to add a delicate reading to the spaces and re-enforce the camp aesthetic.
The oscillation between large communal spaces and private, intimate zones is explored on the interior and in the outdoor rooms. From the large courtyard to the private balcony - accommodating a variety of opportunities to engage the landscape was at the heart of the concept.

As you can see from these positively stunning and cutting edge pictures taken by a drone, this outdoor living space includes a two level deck with contours and an integrated fire pit, a screened porch, an outdoor kitchen and paver patio. In addition, a set of stairs were added to the opposite side of the deck from the screened porch to access the backyard as well as the area where the homeowners are adding an in ground pool. This new outdoor living multi-complex will also enhance poolside enjoyment.

Complex stair mod project, based on pre-existing Mister Step steel support structure. It was modified to suit for new oak threads, featuring invisible wall brackets and stainless steel 1x2” partition in black. The Alaqua Deck Project transformed an aging deck into a custom covered outdoor living space complete with a fireplace, entertainment wall, dining area, and modern decking system — despite several contractors previously saying the project was too complex to complete. Through creative engineering and careful planning, our team solved major structural, masonry, and design challenges to deliver the functional outdoor space the homeowners had envisioned.

The table BRICK is the discovery that even with a natural and simple as wood, can you do technology. The concept of the extension table is declared in its name (from "BRICK" brick): the precious teak, absolute protagonist of the collection, it breaks up into pieces, in a geometrically perfect joints paced game that characterize the design of the plan. At the dynamism of the extensible top it is opposed to the stability of the structure, drawn by bold lines and essential that shape the teak. The important dimensions and the functional throttle opening system that allows to easily extract the hidden extensions from the sliding plane, allow to create space for a large friendliness. Given the complexity of construction and the large number of wood blocks of the plan, over time may occur slight movements of these parts, if directly exposed to atmospheric agents. These movements are natural and do not affect the use and functionality of the table. To maintain stable BRICK table in time, it is suggested to place it covered areas such as porches or verandas. Keramos celebrates the colors and designs of Grecian pottery in a large-scale geometric print. Skillfully applied gradation of color adds a layer of dimension and a nuance of light to the weave structure, mirroring the maze design of a labyrinth. The complexities of the color palette are enhanced by a gentle shimmer giving a luxe texture to this natural woven.

Guest quarters for a big house on the Concord River, this project enlarges former studio space over a four-bay garage into a new four-bedroom ‘outpost’.
design challenges:
Convert Studio Apartment to 4-Bedroom Home without enlarging footprint of building. Keep costs minimal.
On the ground floor, both pre-existing eight- and twelve-foot tall halves of the former scheme remain in-place, as do the structural bones of two faceted ‘beaks’. The complex former roof was removed for its limited use of available floor area.
A single long shed now unifies the high East side of the house and its small private individual spaces with the wide-open shared space of the lower West Side. Aligned with the stair-tower extruded from a former beak, a childrens’ loft-library and two-sided fireplace conduct the East-West interface.

A sculptural translation of geological character into precise architectural form. Cut to a 27"x16"x6" profile, this wall-hung basin utilizes the dense, charcoal field and irregular white veining of premium Bursa Gray marble.
The design features a flush-integrated 6" backsplash, a sweeping curved front profile, and a striking terraced interior basin that steps concentrically toward the drain. The honed matte finish suppresses reflectivity to foreground the stone's tonal complexity. Engineered for wall-mounted faucet configurations, it reads with quiet authority—especially when contrasted with matte black plumbing fixtures and bare plaster or modern interior palettes.

Minneapolisʼ NorthLoop neighborhood, like many close-in urban environments, is a community in transition. Over the past decade, property owners and developers have gradually blended and adapted historic buildings and warehouses with new residential blocks and modern amenities.Respecting those existing aesthetics while addressing the wishes and needs of a younger generation were key goals for the developers of Third North, a 204-unit apartment complex completed in December 2013. The resulting six-story building manages to pay homage to existing structures without feeling dated.

This south facing lakefront condo unit our clients purchased, with its terrace and solaria overlooking the water, was virtually in its original state, never having been renovated. Upon beginning construction, the space was completely opened to the stunning view. A contemporary aesthetic was created while implementing warmth with the choice of materials. With this openness came a new set of issues: mechanical travel and connection to existing runs, all inside a typical concrete condo structure. What we think is a true example of design complexity rendering simplicity.

This modern complex set directly in the working agrarian landscape of the Virginia Piedmont recalls local traditions once strongly held. A new residence and guest house are perched on a picturesque knoll, abutting gently sloping meadows. The compound formed by the two structures is bordered by woods, and a new entry drive. From this vantage point, the minimalist house of concrete, cedar, copper, bluestone, and steel windows features views of the meadow, Thornton River, and three nearby peaks of the Blue Ridge Mountains, including Old Rag. The living spaces open up to broad views of the lower river meadow to the south and the wooded hills beyond the river.
