The main challenges for this project involved designing and measuring a perfectly-fitted vinyl liner for a pool with five bar stools, a complicated tri-level floor, three staircases, in-floor cleaning, vinyl spillover spa and vinyl-lined catch pool -- all of which are designed to last 25 years or more.

This Spring Valley yard was an incredibly complicated build. With over 5 stories of elevation change in the yard from the front to the back of the property, creating a sense of consistency and integration was a challenge. The expansive yard demanded a lot of thought be put into the cohesive design elements to make one's area flow with ease from one place to the next. The expansive yard demanded a lot of thought be put into the cohesive design elements to make one's area flow with ease from one place to the next. Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities. This four-story Victorian revival was amazing to see unfold; from replacing the foundation, building out the 1st floor, hoisting structural steel into place, and upgrading to in-floor radiant heat. This gorgeous “Old Lady” got all the bells and whistles. This quintessential Victorian presented itself with all the complications imaginable when bringing an early 1900’s home back to life. Our favorite task? The Custom woodwork: hand carving and installing over 200 florets to match historical home details. Anyone would be hard-pressed to see the transitions from existing to new, but we invite you to come and try for yourselves!

The History Modernized project was designed to solve the problem of a complicated and confined kitchen space in a beautiful turn of the century home. Our clients need for functionality, maximum use of space, and beauty led us to an amazing split kitchen design that allowed for two usable, overlapping work zones in an odd and elongated space. Within this design we were able to open the kitchen to the existing dining area and create bar seating on the dining room side of the kitchen while modernizing the openness of the plan. Personally, we think function and Beauty tied on this one!

The remodel of this 1930’s home was a balancing act between honoring the original style of the home and incorporating modern details for comfort and aesthetic. The remodel resulted in a 4,422 sf footprint that includes a master suite addition on the first floor, new hardwood flooring and natural stone tiles throughout the home, and smooth stucco exterior walls and landscape walls. The traditional style was modernized through the addition of steel exterior doors and windows. The complicated flashing and installation necessary for these doors and windows required thorough communication between Clark, the architect, and the window manufacturer. Some of the original framing members of the home were maintained, helping to keep the integrity of the original structure and design of the home. A traditional European look was invoked through details such as custom interior oak doors designed to sit flush with thick jambs.

A little girls room with a pale pink ceiling and pale gray wainscoat This fast pace second level addition in Lakeview has received a lot of attention in this quite neighborhood by neighbors and house visitors. Ana Borden designed the second level addition on this previous one story residence and drew from her experience completing complicated multi-million dollar institutional projects. The overall project, including designing the second level addition included tieing into the existing conditions in order to preserve the remaining exterior lot for a new pool. The Architect constructed a three dimensional model in Revit to convey to the Clients the design intent while adhering to all required building codes. The challenge also included providing roof slopes within the allowable existing chimney distances, stair clearances, desired room sizes and working with the structural engineer to design connections and structural member sizes to fit the constraints listed above. Also, extensive coordination was required for the second addition, including supports designed by the structural engineer in conjunction with the existing pre and post tensioned slab. The Architect’s intent was also to create a seamless addition that appears to have been part of the existing residence while not impacting the remaining lot. Overall, the final construction fulfilled the Client’s goals of adding a bedroom and bathroom as well as additional storage space within their time frame and, of course, budget. Smart Media
