Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. For this project, the goals were straight forward - a low energy, low maintenance home that would allow the "60 something couple” time and money to enjoy all their interests. Accessibility was also important since this is likely their last home. In the end the style is minimalist, but the raw, natural materials add texture that give the home a warm, inviting feeling. The home has R-67.5 walls, R-90 in the attic, is extremely air tight (0.4 ACH) and is oriented to work with the sun throughout the year. As a result, operating costs of the home are minimal. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage. The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices. The most frequent comment of visitors is how relaxed they feel. This is a result of the unique connection to nature, the abundance of natural materials, great air quality, and the play of light throughout the house. The exterior of the house is simple, but a striking reflection of the local farming environment. The materials are low maintenance, as is the landscaping. This project began with the goal of updating both style and function to allow for improved ease of use for a wheelchair. The previous space was overstuffed with an island that didn't really fit, an over-sized fridge in a location that complicated a primary doorway, and a 42" tall high bar that was inaccessible from a wheelchair. Our clients desired a space that would improve wheelchair use for both cooking or just being in the room, yet did not look like an ADA space. It became a story of less is more, and subtle, thoughtful changes from a standard design. After working through options, we designed an open floorplan that provided a galley kitchen function with a full 5 ft walkway by use of a peninsula open to the family den. This peninsula is highlighted by a drop down, table-height countertop wrapping the end and long backside that is now accessible to all members of the family by providing a perfect height for a flexible workstation in a wheelchair or comfortable entertaining on the backside. We then dropped the height for cooking at the new induction cooktop and created knee space below. Further, we specified an apron front sink that brings the sink closer in reach than a traditional undermount sink that would have countertop rimming in front. An articulating faucet with no limitations on reach provides full range of access in the sink. The ovens and microwave were also situated at a height comfortable for use from a wheelchair. Where a refrigerator used to block the doorway, a pull out is now located giving easy access to dry goods for cooks at all heights. Every element within the space was considered for the impact to our homes occupants - wheelchair or not, even the doorswing on the microwave. Now our client has a kitchen that every member of the family can use and be a part of. Simple design, with a well-thought out plan, makes a difference in the lives of another family. Complete house remodel for resale in Aspen, CO. This beautiful home had some complications with awkward angles and existing structural posts throughout the first floor where walls had been removed. We were able to design a functional space incorporating a seating area in the windowed, angled area. The kitchen was opened up to the great room, and the views out the windows are stunning.

This was a fun (and complicated) joint that we used in a frame for a client's personal workshop. This is half of a wedged dovetail through mortise and tenon.

To help cultivate thankfulness in our home, we created a “Thankful Tree” in November for the Thanksgiving season. It’s not complicated or even that crafty. And it honestly doesn’t take that much time. It’s our way of encouraging one another to slow down and say thanks for the gazillion things we have to be thankful for. We like to keep it simple with branches from the yard some greenery recycled from other arrangments and I cut out the leaves from construction paper. I love reading what everyone writes.

The original kitchen in this historic River Forest home was a hodgepodge of design elements created by additions to the space over the years. From a functional standpoint, the layout was overly complicated. The kitchen was an L shape with the work triangle in the small leg of the L. It was a fairly large space, but the layout made it feel like a very small kitchen. (See ‘before’ photo below.) The traffic flow from other areas of the home entered at awkward locations, rendering some walls useless for storage or workspace. In addition to solving functionality and flow issues, the homeowner wanted their new kitchen area to have an updated look that still tied into the home’s English Tudor style. THE REMODEL We took everything down to the studs and reestablished design elements like existing beams and a very particular texture on the walls and ceiling. The short leg of the L was closed off and a nice-sized walk-in pantry was put in its place. This functions as the major storage area now – just a few wall cabinets are visible for the everyday dishes. Entries into the space were closed off and relocated to help the overall traffic flow of the home. The windows and exterior doors in the room were removed and relocated. The new ones were finished in a style to match those in some of the existing parts of the home. THE RENEWED SPACE This kitchen now has a nice, spacious feel for this growing family of five. A large arch was built to enclose the range and disguise some architectural details that could not be changed. This was carefully finished in the same textured surface as the original walls. Pantries are now strategically located on both sides of the range area: a pull-out pantry on one side and a shallower pantry on the other side. The large island functions as a spacious work area and a central hub for the busy family’s many daily activities. The transitional design elements and subdued, neutral color palette contribute to what is now a very calming and functional space for the entire family.

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.
