The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. Complicated design elements all confluence with the stairs, banisters and newel posts. They were planned in proportional relationship and are appropriate to the scale of the stairwell area. With an equal nod to both the aesthetics and function, the stair detail employs finger joints between the stair risers while the larger rectangular pegs along the length of each board contribute solid integrity to the construction design. The edges of all components are softened for touch and visual appeal. Mechanical fasteners are not employed to support the railing or stairs—here, highly engineered wooden mortise, tennons and pegs do the work. On this design point, beauty, function and Japanese influence are brought forward.

The Mt. Veeder residence was a wonderful challenge as we were tasked to evolve the outdoor space, initially designed for a young family to a sophisticated retreat for multiple generations. We worked closely with the client to create a landscape that balanced the 90-degree angles of the modern house with the natural terrain of the surrounding Napa Valley hills. Our design features a low-water garden with drought-resistant Mediterranean and Californian native plants that is appropriate for this environment. Custom outdoor lighting and steel accents enhance the modern aesthetic of the home, while succulents nestled between boulders add texture and interest. To solve a complicated elevation change around the pool, we designed a terraced retaining wall that maximizes usable planting space and ensures safety. Per our client’s request to expand their gardens, we designed and built an intricate maze of custom flower boxes with vegetables, fruits, trees and flowers housed in a wildlife protected fence. By handling all three – design, construction, and maintenance in-house – we are able to ensure that the residence continues to thrive as a versatile and inviting space for the entire family.

Aesthetic Value: This rustic stairway and balustrade provide a dramatic focal point to the entry area of a mountain home. The burnt treads and metal oiled iron accent the stone wall and water feature under the stair. Stair Safety: Consistent run at the walk line throughout the dancing winders offers comfortable stride on an asymmetrical stair layout. An additional hammered iron handrail provides continuous graspability despite the oversized guard rail. Lighting under each tread. Quality: All solid white oak construction of wood components. Hand forged iron newel caps in conjunction with intricate tree bark design elements and custom twisted hammered balusters. Custom finish provided on the wood and iron components. Technical Challenge: Complex geometry of asymmetrical stair layout, complicated tread notches into the stringer, concealed lighting chases, sand blasted and torched wood prior to application of finish, intense design consultation, and distant jobsite for turnkey project.

Inspired by noted American architect Norman Jaffe, the strikingly contemporary Sagaponack Residence on Long Island is highlighted by distinctively unique angles both inside and out. Jaffe was widely recognized for his contemporary residential style and use of natural materials and passive solar forms of design for his many South Long Island beach houses. The 2,700 sq. ft. private residence is located one-half mile from the Atlantic coast and sited in an area that was originally characterized by long vistas over farm fields to the ocean beyond. Now, the area is thickly built up with weekend homes. The project was meant to address this change by creating a place that focuses on the immediate landscape and provides a garden environment for the owner. A collaborative arrangement between two architectural firms brought the project to life. Andrew Reyniak, principal at ARAPC, New York, was architect of record; Mark Anthony C. Verzosa, principal at +macv, Sag Harbor, NY, was design consultant and general contractor. “We knew we wanted to use zinc from the beginning,” Verzosa said. “We wanted a material that had a life.” Approximately 5,500 sq. ft. of prePATINA blue-grey RHEINZINK was specified to provide the life and the look that the design team sought. RHEINZINK Vertical Angled Standing Seam Panels and Flat Lock Tiles clad the exterior along with rough-sawn, locally-sourced white cedar. RHEINZINK Double Lock Standing Seam Panels were used on the roof. “The RHEINZINK is obviously a very versatile material,” according to Verzosa. “The color blends very well into the environment and the sky in particular. And we like the way it patinas and self-heals.” The unique design of the house incorporates unusual angles on both the exterior and interior. “There’s not a lot of 90 degree or horizontal plumb walls,” Verzosa said. “The dramatic geometry of the building created complicated detailing on the project.” Fabrication and installation of the RHEINZINK panels was done by Metropan Systems, Inc., Bayside, NY. The company specializes in zinc façade and roofing projects, according to John Gushue, president. “We’ve done more than 60 zinc projects since 2001 and the majority have been RHEINZINK,” Gushue said. “If I could do zinc every day, I would.” The unusual geometry of the Sagaponack Residence made for a challenging installation. “There was nothing cookie cutter about this job,” according to Gushue. “We began meeting with the architect about a year before actually starting the work in order to incorporate the very best detailing. Every fastener is hidden and there’s no caulk on the façade. Many of the RHEINZINK panels were fabricated on-site in order to bend around corners. And the flashing details had to be meticulous.” The design of the project presents a modern, artistic look in every aspect. “Of all the zinc projects we’ve done, this is my favorite,” Gushue said. “It was a great job to be on. And properly maintained, it could last for 150 years.”

Northern met up with the installers who had zero experience of roofing or the installation of tiles, which it turned out was a huge advantage because they followed our instructions to the letter. The fact that one of the crew was a calculus major also helped when it came time to calculate the gauge for the battening. All in all they did an amazing job and it is only unfortunate that very few people who see the roof actually realize just how complicated some of the detailing was!

The existing kitchen was quite chopped up with strange soffits and different ceiling heights. To make the space flow in a more logical manner, we borrowed an unused desk area from the adjoining hallway and reconfigured a neighboring bath. Getting it to work on paper was fairly straightforward, but there was a bit of complicated beam work involved as the new kitchen flows through what was an old exterior wall. The new ceiling is now completely flush as we were able to hide the support in the ceiling joists. A new, larger window was added at the sink, the doorway to the room was widened and the resulting space creates a more easy flow from dining room to family room. The clients chose white inset cabinets, white marble tops and an apron sink to keep the space feeling simple yet original to the home's Colonial styling. Ship lap siding on the back of the island and at the pantry storage ceiling, a walnut butcher block, and antique brass details give the space an updated look. Professional stainless appliances are functional and beautiful. In addition to a large built-in fridge and 36" range, a second oven is housed in the island for flexibility. The pantry area has a convenience station that houses the family's espresso machine along with the microwave drawer. Another large bank of cabinets in the same area serves as pantry storage for dry goods. The bathroom was also remodeled as part of this project. The full bath has a vanity, shower and convenient baby changing area. The floor is encaustic tile, a type of concrete tile recognizable by its bold graphics. The mirror and lighting add a few modern touches to keep it in line with the Owner's personal style. This design is a Gulf-side 2nd home in a historically designated area. The simple goals for the home are to create a small interior 3 bedroom 2 bath house, efficient in space and low on maintenance, while maximizing the exterior spaces. The more complicated goals include designing a house that can be open when occupied and closed when not as it is 300’ from the Gulf of Mexico and must be secure from storms. The clients requested that the house could be boarded up as part of the design. They wanted the house to look inviting even when it was closed for a storm. A friend noticed a damp, musty smell coming from her living room fireplace the week after a February thaw. When she called a masonry technician from Superior Chimney, to take a look, and found that water had been working its way behind the bricks for years. What started as a small crack now meant her chimney needed structural repairs before she could safely use it again. Chimney repairs are any work done to restore the structural and weatherproof condition of a chimney. This can include mortar joint repair, brick replacement, crown repair, flue repair, and cap or flashing replacement. Most Chicagoland homeowners discover the need for chimney repairs often times after winter, when the freeze and thaw cycles have already done its damage. We’ve talked about it many times over the years, and it continues to be the single biggest reason homes need chimney repairs more often than homes in milder climates. The Chimney Safety Institute of America (CSIA), the leading nonprofit certifying body for chimney professionals in the United States, notes that water intrusion is one of the most damaging and most preventable problems. If the problem is left to mature, it affects more than the appearance. It compromises the structure itself. What Do Chimney Repairs Involve? Not every chimney problem requires the same fix. Chimney repairs generally fall into a few categories. Understanding the difference, helps homeowners have a more informed conversation with the expert technician. Mortar joint repair or tuckpointing. This involves removing deteriorated mortar between bricks and replacing it with fresh mortar, matched to the original color and texture as closely as possible. Brick replacement. However, it certainly can be the overlooked chimney. Flue and liner repair. Cracked flue tiles or damaged liners affect how safely a chimney vents smoke and combustion gases. When to Know a Chimney Needs Repair Most chimney damage shows up as small, easy to dismiss way. Let’s take a look at the following list. Be sure to print this out and keep it handy so if/when something happens, you know what to look for. • Water stains near the fireplace or on the ceiling • A brownish stain on the wall around your fireplace, or a stain on the ceiling near an exterior chimney. This means water is getting in somewhere it should not. • Crumbling or missing mortar • If you can see gaps between bricks, or mortar that flakes off when you touch it • A leaning or visibly shifting chimney • A chimney that appears to pull away from the house, even slightly, could indicate a structural issue • White staining on the brick (efflorescence) • Chalky white residue left behind as water evaporates out of the masonry. It is a visible sign that moisture is moving through brick • Rusted damper or firebox components • Metal parts inside a fireplace that are rusting are a strong indicator that moisture is present • Debris in the fireplace • Small chunks of brick, mortar, or tile landing in the firebox What are the Various Types of Chimney Repair?
