The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. To make your house look bigger and spacer than it really was, try to avoid using too much unnecessary and complicated design. The same rule apply to lighting, instead using a giant flush mount, try using multiple recessed light. This will not only make your house look twice bigger, but also allows light to distribute more evenly and make your interior look brighten up.

For this project, the goals were straight forward - a low energy, low maintenance home that would allow the "60 something couple” time and money to enjoy all their interests. Accessibility was also important since this is likely their last home. In the end the style is minimalist, but the raw, natural materials add texture that give the home a warm, inviting feeling. The home has R-67.5 walls, R-90 in the attic, is extremely air tight (0.4 ACH) and is oriented to work with the sun throughout the year. As a result, operating costs of the home are minimal. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage. The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices. The most frequent comment of visitors is how relaxed they feel. This is a result of the unique connection to nature, the abundance of natural materials, great air quality, and the play of light throughout the house. The exterior of the house is simple, but a striking reflection of the local farming environment. The materials are low maintenance, as is the landscaping. Inspired by noted American architect Norman Jaffe, the strikingly contemporary Sagaponack Residence on Long Island is highlighted by distinctively unique angles both inside and out. Jaffe was widely recognized for his contemporary residential style and use of natural materials and passive solar forms of design for his many South Long Island beach houses. The 2,700 sq. ft. private residence is located one-half mile from the Atlantic coast and sited in an area that was originally characterized by long vistas over farm fields to the ocean beyond. Now, the area is thickly built up with weekend homes. The project was meant to address this change by creating a place that focuses on the immediate landscape and provides a garden environment for the owner. A collaborative arrangement between two architectural firms brought the project to life. Andrew Reyniak, principal at ARAPC, New York, was architect of record; Mark Anthony C. Verzosa, principal at +macv, Sag Harbor, NY, was design consultant and general contractor. “We knew we wanted to use zinc from the beginning,” Verzosa said. “We wanted a material that had a life.” Approximately 5,500 sq. ft. of prePATINA blue-grey RHEINZINK was specified to provide the life and the look that the design team sought. RHEINZINK Vertical Angled Standing Seam Panels and Flat Lock Tiles clad the exterior along with rough-sawn, locally-sourced white cedar. RHEINZINK Double Lock Standing Seam Panels were used on the roof. “The RHEINZINK is obviously a very versatile material,” according to Verzosa. “The color blends very well into the environment and the sky in particular. And we like the way it patinas and self-heals.” The unique design of the house incorporates unusual angles on both the exterior and interior. “There’s not a lot of 90 degree or horizontal plumb walls,” Verzosa said. “The dramatic geometry of the building created complicated detailing on the project.” Fabrication and installation of the RHEINZINK panels was done by Metropan Systems, Inc., Bayside, NY. The company specializes in zinc façade and roofing projects, according to John Gushue, president. “We’ve done more than 60 zinc projects since 2001 and the majority have been RHEINZINK,” Gushue said. “If I could do zinc every day, I would.” The unusual geometry of the Sagaponack Residence made for a challenging installation. “There was nothing cookie cutter about this job,” according to Gushue. “We began meeting with the architect about a year before actually starting the work in order to incorporate the very best detailing. Every fastener is hidden and there’s no caulk on the façade. Many of the RHEINZINK panels were fabricated on-site in order to bend around corners. And the flashing details had to be meticulous.” The design of the project presents a modern, artistic look in every aspect. “Of all the zinc projects we’ve done, this is my favorite,” Gushue said. “It was a great job to be on. And properly maintained, it could last for 150 years.”

The roofline on this project was one of the most complicated ones we've ever taken on. The array of roof valleys and hips make the timber frame a perfect 'lid' for this exquisite beach house. The designers and builders attention to details, ensuring that timber details align with trim details and window layout really payed off on the end result. The client, an engineer retired from a successful career in the timber business, was most particular about the wood work, resulting in a home that really showcases craftsmanship and quality wood products.

PROJECT DESCRIPTION The customer requested a gargantuan 39 ½ foot wide x 11 ½ foot projection, attached 3 span (2 post) water proof retractable dining area patio cover system with front water drainage. The plan was to have rain water drain through the optional downpipes and off the 3rd story deck. The entire system used one continuous piece of fabric and one motor. The system frame and guides are made entirely of non-rusting aluminum (unit is close to the Caribbean Sea) which is powder coated using the Qualicoat® powder coating process. Frame color chosen was RAL 1013 Ivory. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance (unit is near the sea). In fact, the components meet the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy. Fabric specified was Ferrari 302 Precontraint Color Salmone, a PVC fabric that is self-extinguishing (fire retardant) and totally water-proof (not water-resistant). This retracting patio cover system has a Beaufort wind load rating Scale 8 (up to 46mph) with the fabric fully extended and in use. This Beaufort wind load requirement was important due to high winds coming off the sea. A brown hood with end caps was also used to prevent rain water, leaves and debris from collecting in the folds of fabric when not in use. A motor safety box with motor was attached to the wall. The client chose to control the system with a Somfy remote control. PURPOSE OF THE PROJECT The purpose of the project was to design and cover an elegant dining area, which can now be used 24/7/365 allowing for breakfast, lunch, dinner, parties, entertainment and at the same time not blocking the incredible Belize mountain views and enjoying the cool trade wind breezes. The Sleeping Giant Rainforest Lodge is known worldwide for its outstanding hospitality and service and was included in an online Belize travel story completed by Justin Balog a photographer, filmmaker, storyteller, and explorer of the creative frontier - freelancer for National Geographic. Prominently overlooking the site is the majestic Sleeping Giant Mountain from where the lodge gets its name. Belize is a fascinating melting pot of people and that is reflected in the food, a delicious blend of Belizean, Central and North American cuisine. Now the food can be enjoyed under a waterproof (not water resistant) retractable cover system that provides heat, glare, UV, sun and heavy rain protection and most importantly shade protection. PROJECT COMPLEXITY AND UNIQUENESS The project, product and installation were not complicated. What was a challenge was the location. The restaurant is located in gorgeous Belmopan, Belize, Central America. Since ocean freight is not available from Europe directly to Belize the product had to be shipped to Miami, Florida, unloaded and then re-shipped to Belize. The other challenge was hoisting all the extrusions and fabric to the 3rd floor of the lodge without damaging the wood or construction of the lodge. PROJECT RESULTS The client is ecstatic with the results of their retractable patio cover system. The retractable patio cover now makes it possible for the client and the lodge patrons to use a very large deck area throughout the year as the area is now protected from sun, UV, glare, heat, heavy rains and even hail. All customer requirements and goals were achieved within budget and on time.

This was a big complicated layout of a house with really good bones....We originally were going to update the master bathroom and quickly there after ended up completely gutting the entire house and adding more square footage too. The client took a chance and was greatly rewarded. Their home has such a beautiful flow now.

The History Modernized project was designed to solve the problem of a complicated and confined kitchen space in a beautiful turn of the century home. Our clients need for functionality, maximum use of space, and beauty led us to an amazing split kitchen design that allowed for two usable, overlapping work zones in an odd and elongated space. Within this design we were able to open the kitchen to the existing dining area and create bar seating on the dining room side of the kitchen while modernizing the openness of the plan. Personally, we think function and Beauty tied on this one!
