This typical late 20th Century home located in Fishers, IN had a somewhat open kitchen-living area.Because their extensive home-grown gardening, canning and wine making needs weren't accommodated by the small existing kitchen/dining areas, these clients hired Residential Architect LeeConstantine to improve their situation. Constantine separated the "wine making zone" from the everyday "family kitchen zone" striving to allow the zones to "flow" between the two without isolating one from the other. A small rear addition allowed the necessary expansion needed to create the different zones as well as provide for a new walk-in food pantry closet, the various prep and cooking centers, and the opportunity and space to entertain guests there to sample their delicious "creations".In addition, Constantine provided a design offering opportunities for the expression of the clients individual personalities and tastes. This was achieved by incorporating niches for artwork, arched stained glass components highlighting the "home-grown" concept and even a dumb waiter housed within a base cabinet accommodating the transport of 5 gallon "carboys" directly to the basement wine cellar.

The healthy house issue. Twenty-five years ago, Cathy developed chronic asthma, so we did a serious study on interior air quality in homes and discovered the improvements that would be beneficial. Over the years we have built three new homes for ourselves based on what we learnt and Cathy has been completely healthy for the last 20 years. Time had stood still at this 1970s ranch in Armonk when the owners invited us to collaborate with them to transform it into a modern, light-filled home for their young family. The budget was lean, so economy was a primary consideration for every design decision. The challenge was to identify the modest home’s virtues – vaulted ceilings and a lovely backyard – and accentuate them by strategically optimizing available funds. We were tasked with rectifying a dysfunctional interior stair, connecting to the outdoors with new large windows, and updating the exterior. We focused our attention on a finite set of architectural moves which would have the biggest impact and improve our clients’ daily experience of the home. Detailing was kept simple, using common grade materials and standard components. All exterior walls were revamped with new windows and siding. Although these materials were not particularly costly, thoughtful layout of boards, battens, and openings produced a cohesive, rigorous composition at each facade. Since the budget would not cover the homeowners’ complete wish list, some items were bracketed for subsequent phases. The challenge was to establish a framework that would allow future work – including a new roof and kitchen renovation – to proceed smoothly. The homeowners, both scientists, were enthusiastic collaborators, contributing their outstanding design sensibilities to selection of fixtures and finishes. Construction ended just in time for the arrival of their baby – and with that, the transformation of their family home was complete.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place. The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen. The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures. Allen Ross Architecture was hired to design a new retreat center that includes a multi-purpose Party Barn with a 3/4 basketball court, guest house, pool, sports field, tennis court, adventure course, outdoor kitchen, and changing cabana. Careful thought was given to the component relationships and how one moves through the site. Elements were configured to address function, aesthetics, security, and safety. Code mandated pool enclosure requirements were met without blocking views and without enclosure fencing. Adjacent wetlands, storm water management requirements, and multiple zoning limitations necessitated thoughtful permitting applications. Zoning Board of Appeals and Planning Board approvals were required. Extensive infrastructure improvements and property grading were needed to meet the regulatory and client program requirements. The design intent was a crisp transitional style that is sympathetic with the Georgian buildings located elsewhere on the site. Timber trusses support the guest house roof and steel moment frames support the barn roof.

GOALS After recently completing indoor renovations, the homeowners were now ready to focus on updating and improving their property. The home lacked curb appeal and was void of any landscape. The land sloped down to the right of the house where decaying retaining walls needed to be addressed and the backyard needed a complete overhaul. – Add curb appeal – Create seasonal interest – Replace failing retaining walls – Create a cohesive space in both the front and rear yards APPROACH The timber wall in the rear yard was removed along with the decaying wall in the front yard. The updated design incorporated a new masonry retaining wall to complement the stucco finish on the house. A natural moss rock wall was added to the front right side of the house to help even out the grade along the foundation. A selection of hardy plants were selected to soften the architecture of the home, providing year-round interest and immense curb appeal. PLANTING COMPONENTS • Large specimen trees, such as hinoki cypress and holly were used to add height and to anchor the home within the landscape. • Southern magnolia and birch trees were placed in the lawn to add color and shade. • Flowering hydrangea, carpet roses, azaleas and perennials such as geranium, liriope, astilbe, coreopsis and nepeta were used to create seasonal interest. RESULT The redesigned landscape provided the finishing touch to the home’s renovations, restoring its curb appeal and adding tremendous value to the home overall.
