This duplex is located in the Columbia Heights neighborhood, which was once farmland on the estate of the Holmead family. The building was originally built in 1911 as a single family dwelling. The structure underwent several use changes throughout its history, including residential, mercantile/business (as a deli), assembly (as a place of worship), and residential again (as a non-transient boarding house). As part of the recent conversion from assembly/boarding house into three-level duplex residential units, the renovation of the existing building comprised a near total replacement of the original building elements with a penthouse addition at the top, various minor exterior modifications, new unit-demising wall, new interior partitions, new kitchens, bathrooms, laundry rooms and media rooms. The new structure offers two roof top terraces, an areaway, and rear yard with concrete walkway.

This gorgeous home, situated in the Commonwealth subdivision of the Galisteo Basin Preserve, was designed to accommodate the beautiful but sometimes harsh weather of the Basin. A number of additions comprised the design work for an expansion to this narrow house steps from Toronto’s Danforth. A full third floor addition provides a master suite with small balcony off the rear of the house. The existing front gable was enlarged to provide a small study with a triangular window that fills the front third floor facade, but maintains the sense of its original appearance from the street. The basement, ground and second storeys were fully renovated and a one storey addition at the rear of the house added a small mudroom.

Conversion of 1950s garage to energy efficient, high performance yoga studio with salvaged materials and barn aesthetic. Building was disassembled, brought up to modern structural standards, with taped seams and exterior insulation for increased airtightness and insulation value, and reassembled using materials from original building and other old growth redwood and douglas fir salvaged from northern california barns. Exterior features galvanized roof, barn lights and reused redwood shiplap siding over rain screen for improved durability and traditional California barn look. Storage was incorporated near the vanity space, including shelving for lotions, perfumes and jewelry. Additionally, while the countertops look extremely elegant, they are comprised of Quartzite and are extremely durable.

This renovation included a new kitchen and powder room with paint and light fixture updates throughout. A dated dysfunctional kitchen lacking storage was transformed to a crisp, classic well appointed space. Navy and brass paired with walnut butcher block and crisp white cabinetry comprise a smart aesthetic. Classic elements with modern applications ensure a timeless design.

My clients had always been inspired by the grand Tudor Revival homes of the early 20th century and commissioned Hull Historical to recreate the authentic custom millwork, paneling and doors for their new Tudor Revival home. Our inspiration came from 2 great English homes, Stan Hywett, a great Tudor Revival home in Ohio, built for the founder of Goodyear Tires. Also, the Woodbine Mansion, built in 1911 for the son of the Pabst Brewing Company. We were fortunate to purchase three rooms of architectural millwork from the woodbine home, which was originally fabricated by the Huber Company of New York. Upon completion of this project, the architectural salvage comprised 15% of the final quantity of paneling installed. The remainder was custom fabricated by Hull Historical at our shop in Fort Worth, TX and installed at the clients home. The commission, based on historic precedent, constituted antique paneling on the main floor, beamed ceilings and all the doors in the home. The new paneling, including the kitchen cabinetry is made from a combination of new quarter-sawn white oak and antique white oak salvaged from old barns and buildings. All the oak was fumed in an ammonia-filled chamber to produce a cocoa color and deep feel giving the millwork rough character and a timeless look that my client loved. The millwork also served to give the home a hierarchy, with simple paneling combined with board and batten doors downstairs, then more ornate paneling, with carvings on the main floor. Additionally, the main floor features mostly 8 and 10 panel doors. All woodwork was hand-pegged with oak pegs. Some of the paneling features a unique Mason’s Miter, a historic joinery technique inspired from stone work. This year round two-family cottage is comprised of seven modules which required just 25 days to construct in an off-site facility. When assembled, these prefabricated units form a building that is 38 metres long but less than 5 metres wide. The length offers a variety of living spaces while the constricted width maintains a level of intimacy and affords views of the lake from every room. Sited along a north-south axis, the cottage sits obliquely on a ridge. Each of the three levels has a point of access at grade. The shared living spaces are entered from the top of the ridge with the sleeping spaces a level below. Facing the lake, the east elevation consists entirely of sliding glass doors and provides every room with access to the forest or balconies. Materials fall into two categories: reflective surfaces – glazing and mirror, and those with a muted colouration – unfinished cedar, zinc cladding, and galvanized steel. Like most homes that were built as part of a development project in Thousand oaks the kitchen in this home was extremely small and enclosed from all sides with only 2 small pathways leading to it. The first think on the list was to remove the largest wall and opening the space to the living area. The kitchen is comprised from an L-shape gray cabinets and a 11' long peninsula from pewter colored cabinet and a fantastic black noir countertop. The peninsula acts as a division between the living area and the kitchen. a large window brings a lot of natural light into the space and the light pastel almost colored backsplash adds a light and bright contrast to the grays and black colors of the kitchen. The large dark cabinet pulls tie together the two portions of the kitchen.

This home office was created with natural neutral color tones. The ceiling ‘s custom millwork was painted Sherwin Williams “Black Magic” in satin and flat finishes. The u-shaped walnut veneer desks’ countertop houses a XL Tyrannosaurus skull, as well as provides different work zones for varying tasks, including a motorized mechanism to convert the monitor portion of the desk to a standing desk by the push of a button. The lower cabinets are comprised of pencil drawers and lower file storage. The side backsplash wall is cladded with reclaimed pine with two floating walnut shelves flanking two cubbies. The wall perpendicular to the 49” wide 4k Samsung monitor, acts as a display wall for the proprietor’s previous work. Lastly the bold Merillat cabinets serve as hidden storage for books, samples, and other essentials.
