Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. 2011 CAPITAL COTY AWARD HONORABLE MENTION AWARD WINNER Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs. Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart. The new design started with the core of the problem—the maze and separation created by the long hallways. First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen. The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides. The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall.. A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals. Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings. New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.

This magnificent project includes: a new front portico; a single car garage addition with entry to a combination mudroom/laundry with storage; a rear addition extending the family room and open concept kitchen as well as adding a guest bedroom; a second storey master suite over the garage beside an inviting, naturally lit reading area; and a renovated bathroom. In keeping with the concept of recycling the barn's original materials, Franklin cut and refinished old beams for the new stairs. Ward Jewell, AIA was asked to design a comfortable one-story stone and wood pool house that was "barn-like" in keeping with the owner’s gentleman farmer concept. Thus, Mr. Jewell was inspired to create an elegant New England Stone Farm House designed to provide an exceptional environment for them to live, entertain, cook and swim in the large reflection lap pool. Mr. Jewell envisioned a dramatic vaulted great room with hand selected 200 year old reclaimed wood beams and 10 foot tall pocketing French doors that would connect the house to a pool, deck areas, loggia and lush garden spaces, thus bringing the outdoors in. A large cupola “lantern clerestory” in the main vaulted ceiling casts a natural warm light over the graceful room below. The rustic walk-in stone fireplace provides a central focal point for the inviting living room lounge. Important to the functionality of the pool house are a chef’s working farm kitchen with open cabinetry, free-standing stove and a soapstone topped central island with bar height seating. Grey washed barn doors glide open to reveal a vaulted and beamed quilting room with full bath and a vaulted and beamed library/guest room with full bath that bookend the main space. The private garden expanded and evolved over time. After purchasing two adjacent lots, the owners decided to redesign the garden and unify it by eliminating the tennis court, relocating the pool and building an inspired "barn". The concept behind the garden’s new design came from Thomas Jefferson’s home at Monticello with its wandering paths, orchards, and experimental vegetable garden. As a result this small organic farm, was born. Today the farm produces more than fifty varieties of vegetables, herbs, and edible flowers; many of which are rare and hard to find locally. The farm also grows a wide variety of fruits including plums, pluots, nectarines, apricots, apples, figs, peaches, guavas, avocados (Haas, Fuerte and Reed), olives, pomegranates, persimmons, strawberries, blueberries, blackberries, and ten different types of citrus. With family life and entertaining in mind, we built this 4,000 sq. ft., 4 bedroom, 3 full baths and 2 half baths house from the ground up! To fit in with the rest of the neighborhood, we constructed an English Tudor style home, but updated it with a modern, open floor plan on the first floor, bright bedrooms, and large windows throughout the home. What sets this home apart are the high-end architectural details that match the home’s Tudor exterior, such as the historically accurate windows encased in black frames. The stunning craftsman-style staircase is a post and rail system, with painted railings. The first floor was designed with entertaining in mind, as the kitchen, living, dining, and family rooms flow seamlessly. The home office is set apart to ensure a quiet space and has its own adjacent powder room. Another half bath and is located off the mudroom. Upstairs, the principle bedroom has a luxurious en-suite bathroom, with Carrera marble floors, furniture quality double vanity, and a large walk in shower. The new design expanded the footprint of the home to 1,271 square feet for the first level and 1,156 for the new second level. A new entry with a quarter turn stair leads you into the original living space. The old guest bedroom that was once accessed through the dining room is now connected to the front living space by pocket doors. The new open concept creates a continuous flow from the living space through the dining into the kitchen. The new bright, crisp kitchen features CaesarStone counters and white cabinets. New appliances and a large central island with seating is perfect for cooking and entertaining. Off the kitchen is a new family room and laundry. In addition, a hallway featuring a command center, craft closet and original bathroom, leads to the original guest bedroom, currently being used as an office. Overview: Wing-like roofline houses a dramatic white villa in Costa Rica jungle. Studio Saxe was commissioned to design a villa on the hilltops of Santiago in Santa Teresa, Costa Rica. The primary objective was not only to provide dwellers with a connection with its jungle surroundings but also to generate an intimate relationship with an amazing view of the shoreline which brings its dwellers back to a more profound appreciation of the natural world. Concept Studio Saxe decided to create a large roof that would house within a series of bedrooms and living spaces that would all be turned sideways in order to face the prominent views. Interstitial spaces within the living volumes create gaps that enhance a deeper connection to the natural surroundings whilst moving about the dwelling. Design Every space in the home has been angled to view the ocean, and this twist creates a geometric relationship between the roofline and the spaces that became the primary element of design that both addresses the need for large overhangs (for climate control and comfort) but also generates a literal connection between the view and every space. This white house in the jungle acts as a canvas so that morning and sunset light reflect on its surfaces creating an array of colors that vary throughout the day. The angled surfaces also allow for the reflection of shadows and the textures of nature to play within the interstitial spaces that exist between the living spaces. Construction Due to the remoteness of the location and difficult access, Studio Saxe decided to create a light steel frame that could be prefabricated off-site, brought, and assembled in a fast and effective way. This not only ensured the quality of the construction in a very remote location, but it also allowed the process of construction to be very light touch and the intervention on the site to be very minimal while creating the sensation of large open spaces that bring the view in and at the same time are protected by a large roof held by steel “I” beams. Sustainability At Studio Saxe we believe that proper design with nature should be the first focus of sustainability and thus, this villa has been oriented properly to take advantage of predominant winds for cooling. Also, long overhangs protect from the sun and the rain in the most critical parts of the day creating comfort without the use of energy. A light touch construction method meant that the impact on the site was minimal during the implementation of the villa and the extended roofline also serves as a means to collect water and energy generation.
