In this combined mud room and laundry room we built custom cubbies with a reclaimed pine bench. The shelf above the washer and dryer is also reclaimed pine and the upper cabinets, that match the cubbies, provide ample storage. The floor is porcelain gray/beige tile. This farmhouse style home in West Chester is the epitome of warmth and welcoming. We transformed this house’s original dark interior into a light, bright sanctuary. From installing brand new red oak flooring throughout the first floor to adding horizontal shiplap to the ceiling in the family room, we really enjoyed working with the homeowners on every aspect of each room. A special feature is the coffered ceiling in the dining room. We recessed the chandelier directly into the beams, for a clean, seamless look. We maximized the space in the white and chrome galley kitchen by installing a lot of custom storage. The pops of blue throughout the first floor give these room a modern touch. Photo by Jody Dole This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!

The owners of Grand enlisted the Renovation Sells team to gut their entire 3,000 square foot River North townhouse in preparation for a sale in one year. Renovation Sells redesigned the first floor to create a bright open concept kitchen, dining and living area. The new kitchen layout caters to entertaining. We created fresh yet warm spaces throughout, including a unique design for three separate baths. Patterned tiles stole the show from the first floor powder room, continuing up into the playful guest bathroom and into the sophisticated master bath. The renovation was tied together by using wood and warm tones throughout. Our guess is the owners won’t want to leave!

This is a mid-sized galley style laundry room with custom paint grade cabinets. These cabinets feature a beaded inset construction method with a high gloss sheen on the painted finish. We also included a rolling ladder for easy access to upper level storage areas.

This open concept whole home remodel re-architected the first floor with a focus on entertaining with a custom kitchen, bar, breakfast nook and living room all within one view.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Over the course of 20 years, the owners of Imparfait and KitchenLab, Rebekah and Nick, have renovated twice, updated, saved and remodeled the barn, connected the barn to the house via a breezeway and screened in porch and put on an addition onto their beloved Michigan farmhouse. You could say they had vision, because the place was a complete mess when they bought it, complete aluminum siding, shag carpet, faux wood paneling, and sheet vinyl flooring - it was definitely a fixer-upper. At first they were weekend warriors, going back and forth between Chicago and Michigan for many years, even after their daughter, Hannah, was born in 2012 they still split their time between Wicker Park and Michigan, but when Covid hit they de-camped permanently and never looked back. Surrounded by grape vines on 4 sides and 10 miles from Lake Michigan, this little slice of heaven has been their sanctuary and home to 20 years of memories, family gatherings, holidays and friends visiting from near and far. Every tree, bush and flower you see they put in the ground…besides the mature Maples in back, the Red Bud in front and the ones they build the screened in porch around (dubious decision). The first renovation included opening up the kitchen to the dining room, adding French doors to the back yard, new siding, roof, windows, refinishing the floors and remodeling the bathrooms - both of which were on the 1st floor. The most recent remodel included an 8ft, 2 story addition giving them a master suite on the 2nd floor and a mirror image one below for their parents, turning one 1st floor bathroom into a walk-in pantry (life saving), converting the other 1st floor bath to a powder room with laundry (equally life-saving), and adding 2 full baths upstairs and a full bath downstairs. Their design studio is 15 minutes away in Lakeside Michigan which was completed just before the house remodel.

This 1966 contemporary home was completely renovated into a beautiful, functional home with an up-to-date floor plan more fitting for the way families live today. Removing all of the existing kitchen walls created the open concept floor plan. Adding an addition to the back of the house extended the family room. The first floor was also reconfigured to add a mudroom/laundry room and the first floor powder room was transformed into a full bath. A true master suite with spa inspired bath and walk-in closet was made possible by reconfiguring the existing space and adding an addition to the front of the house.

This project was a complete renovation. It was the first project a newlywed couple did together. In one of the first meetings we all agreed we loved the Osborne and Little striped polka dot fabric (pillow on the chairs and sofa). The room grew from there. A main objective was to enhance the view of Central Park all the way to the Palisades. We kept the walls light and the upholstery monochromatic, except for a dash of off white in the Hugues Chevalier (Ying Armchair). The area rug is large and almost square we had it made by Royce wool carpets. Joanne and Bill Riley custom designed it. The background was kept the blue of the upholstery further grounding the space yet keeping it quiet enough with only red and gold accents (there are actually 9 colors in the rug, but they are the same hues as the 3 main colors) The wood of the dining area adds a solid feel. (Table and chairs by Stanley furniture) Along the long wall is a 20' built-in with a Costa Smerelda granite counter top, as. storage space is at a premium in NYC. There is enough room for a small bar area on the left, dining area storage in the middle and to the far right. Also, in the middle is a 50" TV that comes up out of the granite and audio equipment. Above the built-in are wall to wall mirrors with glass shelves hanging from them. This keeps an open and spacious feel. The accessories keep it welcoming. The wall sconces (also on the mirrors) are by Currey and Co. The large crown molding and the high gloss ceiling add to the subtle drama. The small custom wood cabinet is made of Claro Walnut with ebonized Ash legs and handles by Hubel Handcrafted. It sits between the window and the door keeping you centered in the space. All in all an easy space to enjoy!

Traditional style interior remodeling at the first floor of a Capitol Hill Washington DC row home as part of a larger open concept kitchen renovation. Decorative white and blue wallpaper was used to make a small powder room pop with character. It also included a concrete sink on a custom vanity, hidden storage created with Amish custom cabinets.
