Restoration of a shower and bathroom in Guildford

Tile Doctor Ltd

A family living in Guildford were in touch recently about restoring the appearance of their Ceramic tiled shower and bathroom. They were about to put the property up for sale and were concerned the grubby grout might put off potential buyers. First impressions do count so renovating a bathroom or kitchen before selling is a really good idea and will help you achieve a better price. In this case the Ceramic tiles were dirty and black with mould in places which looked unhygienic and uninviting. Additionally, the mastic sealant between the tile and bath was tired and worn to the extent that water could end up leaking behind the seal. After visiting the property, they were pleased to hear I could help and happily accepted our quote which was based around a days work and some materials. Firstly, I cleaned the grout using a Tile Doctor product called Duo Clean which is designed to tackle dirty grout and mould. I sprayed the product along all the grout lines and left it to soak in for about fifteen minutes. Once ready I brushed them with a firm wire brush then rinsed off with water. Next, I cleaned the tiles using a strong dilution of Tile Doctor Pro-Clean which was decanted into a spray bottle and sprayed onto the wall tiles. After ten minutes I then used a handheld buffing machine fitted with a small white buffing pad to shift the dirt and buff up the white tiles. After rinsing the slurry off with water you could see a marked improvement. I hand dried the tile and grout with a cloth and then set about stripping out the old white mastic sealer with a sharp knife. This took some time, as you have to be careful not to scratch the bath or the tile. By this time the grout had dried off fully and I was able to see if more work was required. To achieve a uniform colour throughout. Mould and some cleaning products can discolour grout permanently and, in this case, there was some grout staining I was unable to remove. We had discussed this possibility earlier and how it would be best resolved using a white grout colourant. So, I carefully applied Tile Doctor Grout Colour which is painted on with a small brush with any excess wiped off the tile before it can set. This resulted in a uniform white grout throughout and really gave the whole bathroom a lift. With the cleaning process completed I applied a new white mastic between the bath and tile and along the verticals. This is done with the bath filled with water and then left for 24 hours to allow the silicone to fully cure. After the grout colour had dried, I applied an aerosol Tile and Grout sealer over the whole surface and then lightly polished off any excess with a clean cloth. This does two things; one it adds a further layer of protection to the new grout colour and to the surface of the tiles. Secondly Ceramic tiles are non-porous, but bacterial dirt can still get a grip on the surface, with the sealer in place you will find water quickly runs off without getting a chance to get a hold. Sealers do wear off, so I recommended re-applying it every year. I had plenty left over and gave it to the customer when I finished using it. For regular cleaning of tiled shower areas, I recommend they use Tile Doctor Aqua-Pro this will neutralise any acid build-up caused by acidic shampoos etc. West Surrey Tile Doctor Rupert Mcleod

Effects of Fall Rain and the Chimney

SUPERIOR CHIMNEY SERVICES CORPORATION

Do you know what ends our time of enjoying the wonderful Fall colors? Rain. The other day when it rained, it took most of those bright yellow leaves and brought them to the ground. It saddened me not only because the colors were gone, but now the leaves have to be cleaned up. And with the trees being larger, those leaves went everywhere. All over the ground, in the tall bushes, stuck on the window sills, lodged in the gutters and up at the chimney. Nature’s going to happen so, what are the effects of Fall rain and the Chimney? Let’s take a further look. Fall Rain and the Chimney The Fall leaves are gorgeous and fall is many homeowners favorite time of year. But as with all seasons, it comes to an end. The Fall rain combined with wind takes those colorful leaves and distributes them…everywhere. Especially on the roof where your chimney is located. By having an annual chimney inspection, we’ll take a look to ensure the safety of your chimney stays intact for the upcoming harsher season: Winter. The Exterior Chimney With Fall, we have two of the elements to be concerned about and that’s the leaves and rain. Here are a few areas we check and the effects of fall rain and the chimney. Let’s start at the top: Chimney Cap: The chimney cap is vital for protecting the opening of your chimney which leads to the interior of your home. We inspect the chimney cap ensuring it is tightly secured to the exterior chimney termination. The chimney is typically the tallest part of your home and gets exposed to the harshest winds, rain, snow, animals and blowing debris. All of that hits the chimney cap trying to find that weak spot so it can get inside the chimney. If it does, that debris is easily ignited and can cause harm to your home. Chimney Crown: This is the slab of concrete that covers the chimney and extends beyond the bricks or materials that make up the chimney. This is to provide protection from the elements. But remember the chimney crown can also develop cracks over time. This is where crown coat can extend the life of the chimney crown ensuring the elements stay where they should… outside. Brick, Stone and Mortar: The structure of the chimney can be made of brick, stone or other materials. If it is made of brick or stone, then mortar is involved. All of these materials are porous, meaning that it can absorb water and snow melt, which breaks down over time. As a result, this needs to be checked looking for loose bricks, missing mortar, cracks in either one of these materials and more. Tuckpointing is a good solution to ensure the elements stay out. The use of Chimney Saver is a great way to preserve the bricks, stones and mortar as it waterproofs and protects the materials for about 8 – 10 years and slows down the aging process. Flashing: This is the material that protects the connection of the roof to the chimney. A critical and common area for leaks. The flashing moves the water away from the chimney and down the roof. The flashing adheres to the chimney with a seal, which dries out over time. This area needs to be checked to ensure the seal is strong and doesn’t allow water to get in. Before the cold sets in and you want to turn on or fire up the fireplace, be sure to take into consideration the effects of fall rain and the chimney. Olof Dahlstrand Remodel by Klopf

Klopf Architecture

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. The result is a timeless modernist residence that continues Olof Dahlstrand’s legacy, remaining grounded in nature, craftsmanship, and human-scale design.
