The residence for Mr. Alex and family at Ethul Kotte is a perfect example for this, which is an open book with multiple layers. From the entrance to the rooftop, each space creates a specific impression and reveals a little more about the users, as it has been perfectly captured by the architect. The house is located at the further end of a narrow drive-way, almost hidden from view with its dark façade and greenery, and sits in a compact lot that opens to a marsh at its rear end. With its cladded wall of cement blocks with a unique imprint and the line of bamboo covering the length of the front wall, the boundaries are defined effortlessly while drawing focus to the main entrance. Earthy feeling created at this point heavily dwells on the solidity of the materials and the muted color palette, which is juxtaposed by the lightness of the timber gate, perforated external façade and screen of vines flowing down from the rooftop. Upon entering, the ambiance of the house changes from its somber guarded exterior to a bright and spacious interior that completely opens to its surroundings. The floating staircase that climbs along the dark titanium wall and the adjoining courtyard run through the full height of the building, merging the solids and the voids at all levels. Spatial organization in the house is predominantly in three layers and each section of a floor has a clear demarcation between the public and private spaces. Spaciousness is achieved through the simplicity of the spaces, minimalistic furniture and muted tones that are complemented by the complete openness created by the glass facades covering the full height of the spaces. Another noticeable feature is the landscaping where thick low hedges are broken by thin trees to mimic a rampart that characterizes the intermediate space between the interior and boundary of the site, which is demarcated by the alternating solids and voids of the boundary fence. The ground level creates a warm, welcoming ambiance that is ideal for entertaining guests. From the lines of textures and materials used, to heights and orientations of furniture, each element complements each other to add volume and composure to the space. A peculiar feature is a subtle inspiration from Japanese architecture that is visible in the sharp lines and several decorative features, which enhance the ambiance with splashes of vibrancy created by the simple, yet colorful elements. While the open living-dining space is a subtle fusion between a modern western living space and the Sri Lankan lifestyle that welcomes nature and social interactions, privacy of adjoining spaces such as the kitchen and bedroom is ensured by isolation made pleasant by their private courtyards. Gradually gracing a visitor at the extended landing of the first floor is the calming sight of the full height cross formed by light filtering through crafted gaps on the wall which becomes a feature and an open shrine. This , seamless flows to the rest of the floor with its vibrant, spacious family living room and TV lobby a that connects all these well as the custom-designed bedrooms The ambiance of each room voices the unique needs and tastes of its user, while the private balcony screened from the outside by a perforated aluminum façade and a screen of vines, creates an intimate niche. A significant feature is the glazed walls of the master bedroom, which are only screened by thick canvas shades that open to a mesmerizing sunset and a view of the marsh. This makes one question the concepts of privacy traditionally Sri Lankans, whereas the user appears to be embracing the vulnerability in openness and enjoying the soothing beauty in nature through the same. The second floor is mostly the rooftop garden and bar, which is a multi-functional space ideal for a small gathering. The curtain of creepers covering the full height glass façade separating the bar and open terrace creates a significant change in ambiance by defining the cozy, timber interior of the bar, against the outdoor-, where the monotonous greenery is only broken by a splash of red from the punctured cover of a service staircase running to the upper rooftop level. The uniqueness is in how each space caters for contrast in transition between ambiances spanning from an intimate, mystic bar area ideal for isolation, to a lively social space creates a unique mood compared to the rest of the house. Elegant Oasis: Maximizing Entertaining Space In reimagining this 14,233 sqft lot, the goal was to create a high-impact, space-efficient outdoor environment, where space meets sophistication for unrivaled outdoor entertaining. This presentation outlines the thoughtfully designed elements which were meticulously integrated to maximize entertaining space within the constraints of the property. The project commenced with relocating the pool to the furthest reaches of the property, respecting property line setbacks to amplify the area available for entertainment. Adjacent to the back door, a covered built-in kitchen and intimate seating area offer protection from both bugs and the scorching afternoon sun, thanks to a convenient drop-down screen. The 18'x36' pool serves as the focal point, backed by an 18" masonry wall adorned with LED lighting accents. Behind this backdrop, a hedge of long-blooming hydrangeas and espalier-shaped European hornbeams complements the formal design, infusing the space with timeless elegance. The pool deck features a sturdy 5" rebar-reinforced concrete overlay with Valders Dove White and gray stone laid in a herringbone pattern (5'x18" pieces). To address stormwater retention, a large drywell behind the pool was repurposed as the base for a putting green, encircled by permeable gravel and stone coping. Landscape lighting makes it perfect for endless fun, day and night. To minimize the “fence feeling” and to distinguish the detached garage driveway, a grand outdoor fireplace and wall were constructed. This space also includes an outdoor TV and speaker system. A pergola, built from large steel I-beams and cedar, provides respite from the summer sun. For continuity and aesthetic impact, the hydrangea hedge extends the entire length of the property, maximizing the use of the narrow 36" side. The front of the property is equally striking. A heated concrete driveway, saw-cut into 5'x5' squares, provides a grand entrance. The front porch and walkway feature heated, randomly patterned bluestone, expertly set on a concrete sub-base. Two sets of garden walls enclose the front yard, with the closest to the front door boasting three water scuppers and a pondless waterfall system, creating a captivating ambiance for arriving guests. The property's front and rear areas are adorned with various planting beds and containers, which are seasonally adapted to ensure a vibrant landscape year-round. Formal, columnar trees, such as slender silhouette sweetgum, columnar tulip trees, sheared European hornbeams, and shaped tricolor beech, were chosen to harmonize with the property's architecture. Crushed blue granite gravel was used to cover all planting beds, maintaining a clean and low-maintenance appearance. Plumbing Upgrades: New Water Pipes: Installed for the new shower, vanity, and toilet. Drainage: A new shower drain and toilet drain were installed to accommodate the updated layout. Electrical Enhancements: Recessed Lighting: Installed 4 new recessed lights to improve illumination. Heated Floor: Added a new heated floor for enhanced comfort. Way back in the late 1970s, the owners of an 1894 Victorian in Somerville hired Charlie Allen Renovations to renovate and restore their home, a landmark property that had been divided into apartments and lost some of its period charm. This was a memorable project and it was a shock when the homeowners called in December 2014 to let us know that their home had been badly damaged by a fire. They asked if we could once again restore it to its original prominence. This time nearly every original element of the home needed to be restored or rebuilt. We began the process by carefully removing all original moulding and paneling, which was then catalogued, thoroughly cleaned, and stored away. Belfor, a property restoration firm, was hired to remove soot and smoky odors, which required opening the walls and then rebuilding them. Numerous decorative elements throughout the home, including an intricate stained glass window in the dining room, had been too badly damaged to be restored; these were carefully remade by both our talented team and by an exceptional group of project partners, to match their original design. All of the windows in the house had to be replaced, and all of its floors needed to be refinished. Tile hearth surrounding the dining room fireplace and the living room fireplace mantel and surround were removed, cleaned, and replaced. The homeowners also took the opportunity to have some long-desired renovations accomplished, including remodeling the outdated kitchen, which now features an expansive island, pantry closet, new cork flooring, backsplash, and greenhouse window. Today, the house is fully both meticulously restored and remodeled, and the owners are happily back home. At its conclusion, the project was awarded with the Somerville Historic Preservation Commission’s 2017 Directors Award and a 2018 Contractor of the Year Gold Award. Timber frame homes offer unique challenges during a remodel. What often makes them beautiful and attractive to most homeowners, also makes them challenging for space requirements. Context: The lovely couple that owned this home were struggling with some interesting floor plan challenges that just didn't work for their family. The loved the beautiful timbers and woodwork of their home, but the dramatically sloping ceilings on the second floor, particularly in the bathroom, just didn't work for this 1 1/2 bath home. Needing to use the skylight to approach the toilet was a less then ideal scenario. Although the bathroom footprint was more then adequate, the sloped ceiling only made half of the space useable. Check out the Before/After post on our blog to see the photos of the house pre-renovation. As much as they loved all the wood features in their home, another challenge they had was light. The wood ceiling made everything inside the house darker, even with a fantastic array of south facing windows, there were spaces in the home that felt dark and small. When they contacted us they wanted to know how could they make their brighter and more inviting, were there solutions to the 2nd floor sloped ceiling issues, and if they were going to do all of this work, how could they make their home more comfortable and efficient. A nagging water leak in the upstairs bathroom spurred them into action and here is how we solved their dilemma. Conclusion: First, we added a little dormer to the rear of the house so we could get full headroom in nearly all of the upstairs bathroom! Then we decided to extend that dormer one more timber bay over to create a walk in closet with natural light and plenty of space. Since we were contemplating energy efficiency, we resolved a nagging issue that is present in a lot of timber frame construction, air tightness. Commonly found in timber frame construction, fiberglass insulation is installed in the rafter bays and board ceilings are installed over top. Unfortunately, board ceilings are anything but air tight, and fiberglass insulation needs to be in an airtight cavity for maximum effectiveness. So we were able to solve two issues at the same time for this homeowner. We removed the board ceiling and fiberglass insulation, we dense packed the rafter bays with cellulose insulation, and installed sheetrock in place of the boards. The boards were salvaged for re-use by the homeowner, and the space and light quality was dramatically improved. Some may think that losing the board ceiling took something away from the space, but what you'll see in the pictures is that it highly accentuates the heavy timbers and really makes them stand out in a beautiful way. Now with this added airtightness, better insulation, and brighter space, the homeowner hardly runs their wood stove, and it's so quiet in the space, an added bonus from changing the insulation. It became necessary to also add a sheetrock ceiling to the living room to hide the plumbing from the new bathroom layout above. Changing this ceiling gave the homeowner some real quality lighting that was lacking in the living room before. The brighter ceiling and new lighting layout completely transforms the living room into a space you want to hang out, even though the layout didn't change at all. When the homeowner saw the finished spaces she said "I can't believe this is my house, I want to live in this house" Energy Efficiency: I touched a little on the efficiency above, but like all projects done with Mottram Architecture, we always want to leave you with a little extra. By installing cellulose insulation and covering it with sheetrock we were able to greatly reduce the heat flowing out of this home. It not only improves cashflow it improves the comfort level in the space. Who wants to sit in their living room and feel a draft? Let us remind you, we are not saying cellulose insulation is an air barrier, we use the sheetrock to help with that, but it does significantly reduce the air flow over fiberglass insulation. And when we reduce the airflow, we reduce the heat flow. And when we reduce the heat flow, we reduce the need to re-heat that drafty air from outside. When it comes to energy efficiency the first and best place to start is air infiltration. We greatly reduced the air infiltration with the new insulation, but we also added a hat and warm boots. What I mean by that is, we improved the insulation in the roof, and we installed insulation in the basement. Maybe it's a silly analogy, but when you think about keeping warm, we always start with the hat and boots! With sustainability in mind, the next project will be to add a deck to the front of this house with rain catchment barrels from the metal roof.
