Meet our Delightful Clients: The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. It is important to consider what you will be doing with the sofa. Although I am convinced that the answer is "to sit on", we need to dig deeper. Can you, for instance, sit down for drinks in this formal sitting room when company comes over? Do you watch television in this room every day? There is a rumpus room upstairs for the kids to interact with their friends and eat and drink on it? There might be Hampton style sofas in the guest room.

If you want neck support whilst watching TV, a low-back sofa might not be for you. My neck tends to become less and less flexible as I get older. It's a sad fact, but true nonetheless. If you find yourself in the same situation, you should consider high-back Hampton style sofas.
Sofa Cushions: How Low are They?
Many people don't think about this dimension when purchasing a sofa online, especially if they're doing so for the first time. If you're road-testing the sofa in-store, you'll know if it's too low for you right away, but an online purchase is something else.
Low-profile sofas have a seat height of 40 cm or less. The sofa's 60cm seat height will make it much more difficult to get up and out of it. The importance of this factor increases as we age or if we have mobility problems. The seat you're sitting in should allow you to stand up comfortably, without feeling like you need assistance.

For a well-designed, elegantly-resolved living room, you'll need a sofa, rug, coffee table, side table/s, lamp, TV unit, and wall art. The room will not feel right if you buy a massive sectional sofa that takes up the entire room and leaves no space for a coffee table or side tables.

You may want to consider getting 1 x two-seater sofa and an armchair instead, if you have a really small living room. Even though you want to seat as many people as possible, you should let the room determine how many people the sofa can accommodate.
A Guide to Picking the Right Material
The material of the sofa is obviously very important when it comes to picking out the right one. The best advice I can offer is to consider who will use the sofa and how that will impact maintenance.
Leather sofas are easier to clean than fabric ones when kids or pets are present. Leather has the disadvantage of retaining heat in the winter and being cold in the summer. Cushions work well with leather sofas, but velvet ones work better with leather sofas. Leather will show up claw marks more easily on some pets (like my cats).
It is true that fabric sofas are softer and cozier, but they can also be more difficult to clean. Having a slipcover sofa is a godsend if you have pets or toddlers, but they're not too easy to maintain.
You should consider how much patience you have to keep the sofa clean and who uses it. That will make it easier to decide what material to use. I work with a sofa supplier who has bomb-proof fabric that is so easy to clean that you can literally serve dinner right onto the cushions without making an utter mess.

Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site. The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint? The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy. Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

Breezy Coastal-Inspired Hearth Room Sustainable, natural, wholly engaging, and a showcase for their cultural pieces and art was the concept for this home. The couple wanted to use sustainable and environmentally friendly products throughout their home as much as possible. Being from both California and Florida, they wanted a coastal influence that didn’t look contrived or over-stylized in a Midwestern home. Also, they desired a serene, peaceful space where all senses were engaged. Incorporating the Feng Shui elements of wood, fire, earth, metal and water in color, texture and product choice was used in this design. A problem area with the original room was a large, blocky oak fireplace. The top half was removed and the hearth was painted white, opening up the space considerably. The back wall was painted a serene blue as an accent. An overall neutral palette of taupe, blues and grey balanced the wood tones found in the flooring and teak accents the couple acquired on their travels. We recovered their existing love seat with taupe diamond-stripe cotton in a slipcover style, adding to the casual atmosphere of a beach house. Organic cotton, hand-blocked pillows with red cherry blossoms provide a pop of color to the seating. A swivel rocker gives flexibility to multiple focal points and conversation. The 100% hemp rug has a turquoise oversized damask print and is a plush anchor to the hearth setting. A long grey-washed rattan bench serves as a cocktail table and woven Roman shades provide needed contrast to the back wall. A distressed, reclaimed bench sits below bold art as a bright accent area to an overall neutral space. The centerpiece of the room is a large cerulean blue buffet with fretwork & glass doors. This is a proposal for a 36'x128' corner lot in South Minneapolis. The main considerations were sun exposure, privacy and as big as possible private yard. After setbacks the workable area is 23'x95'. The house is composed of two boxes connected by a bridge. This bridge allows to keep more area on the ground level creating a covered deck for the courtyard as well as being the studio/home office area. The features of this 3bd/3.5 br. and 2 car garage home (2400s.f above grade) are double height living room, open layout, integrated dining/kitchen and studio.

It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective. CENTERPIECE KITCHEN Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height. The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style. The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment. BUILDING CONSIDERATIONS Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window. Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties. ARTFUL LOGISTICS Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill. Located in the heart of Menlo Park, in one of the most prestigious neighborhoods, this residence is a true eye candy. The couple purchased this home and wanted to renovate before moving in. That is how they came to TBS. The idea was to create warm and cozy yet very specious and functional kitchen/dining and family room area, renovate and upgrade master bathroom with another powder room and finish with whole house repainting. TBS designers were inspired with family’s way of spending time together and entertaining. Taking their vision and desires into consideration house was transformed the way homeowners have imagined it would be. Our clients came to us after recently purchasing this 1967 home in the lovely Spring Creek neighborhood. They originally considered adding on to the master bedroom or possibly putting an addition above the garage. After all considerations, they decided to work within the existing sq. ft. of the home. They wanted to update their kitchen, they needed to add an office, as she works from home and they wanted consistent flooring throughout the front of the house. They had a small galley kitchen that you could enter from the front formal living/dining room or from the other end but it was completely closed off to the main living area, other than a small window. They really wanted to open it up but worried it might be too opened up. In addition to adding new ceiling height cabinets, they wanted to completely gut this outdated kitchen and start over with a cleaner, simpler looking kitchen. They had trouble envisioning what their space would look like opened up, so using our technology and being able to show them a rendering and being able to do a virtual walk-through, really helped them see their future. We demoed the entire kitchen and all of the flooring throughout the kitchen, family room, living room and formal living room. We removed most of the wall that closed off the kitchen to the living room, with the exception of the half wall that became part of the new island. The doorway that used to go between the formal dining and kitchen was closed off, creating more kitchen wall space and allowing an office to be added at the back of the formal dining that could be closed off, when needed. White Chandler cabinets were installed with beautiful Macaubus Giotto Quartzite countertops. Our clients chose to install a spice pull out and utensil caddy pull out on either side of the oven and a tray pull out for cookie sheets, as well. A wooden vent-hood was also built by Chandler, creating a nice contrast to the white cabinets. Matte black Stanton pulls and Elara knobs were installed coordinating with the Forge Industrial Pendant Island lights and the Doster Dome kitchen table pendant. A Kohler vault Smart Divide®top-/under-mount double-equal bowl kitchen sink was installed in the island with a Kohler Simplice kitchen faucet, also in matte black. Detailed posts were added to each corner on the back side of the island, giving it a more custom finished look. In the formal dining room, a 4-light Forge Industrial Island Light was installed, which coordinated with the two pendant lights above the island. Adjacent to the living room was an office/wet bar area, leading to the back porch. We replaced the existing wet bar with a new cabinet and countertop and faucet, matching the kitchen and installed a wine refrigerator, too. Hardwood floors were installed throughout the entire front of the house, tying it all together. Recessed lighting was installed throughout the dining room, living room and kitchen, really giving the space some much needed light. A fresh coat of paint to top it all off really brightened up the space and gave our clients exactly what they were wanting.

The first level’s maze-like floorplan accommodated three cramped bedrooms, a bathroom and kitchen and living room. The new program’s focus was to move the kitchen to the back of the house and make it open to the family room and dining area. French doors connect the family space to a rear patio, and large windows flood the open space with natural light. Increasing the ceiling height from 8 to 9 feet also adds to the open feel. This was possible as we were adding a full second story. • Second Story Stairs. It was important for the family that the stairs to the bedrooms be located near the living areas, so instead of stacking stairs to the new second floor over the existing stairs to the basement, the designer placed them near the family room. The designer took the family’s comfort into consideration and created a landing for the stairway. A new window above the two-story stairwell brings in natural light. The under-stair area is fitted with open shelves for decorations and books.
