Richard Mandelkorn A newly connected hallway leading to the master suite had the added benefit of a new laundry closet squeezed in; the original home had a cramped closet in the kitchen downstairs. The space was made efficient with a countertop for folding, a hanging drying rack and cabinet for storage. All is concealed by a traditional barn door, and lit by a new expansive window opposite.

The client wanted patio space for a chair so she could relax in the sun when the mood struck. The only spot in the yard with any sun is near the fence gate. A full-range New York Bluestone patio was added using 30” x 30” slabs. These slabs are dry-set so leveling was a challenge.

The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. A hip young family moving from Boston tackled an enormous makeover of an antique colonial revival home in downtown Larchmont. The kitchen area was quite spacious but benefitted from a small bump out for a banquette and additional windows. Navy blue island and tall cabinetry matched to Benjamin Moore’s Van Deusen blue is balanced by crisp white (Benjamin Moore’s Chantilly Lace) cabinetry on the perimeter. The mid-century inspired suspended fireplace adds warmth and style to the kitchen. A tile covered range hood blends the ventilation into the walls. Brushed brass hardware by Lewis Dolan in a contemporary T-bar shape offer clean lines in a warm metallic tone. Inspiration for a large transitional backyard concrete patio remodel in Seattle with a fire pit and no cover

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.
