The project was a complete rear renovation involving a new swimming pool, patio areas, fireplace, outdoor kitchen, deck renovation, and surrounding landscape, and lighting. The site was very challenging due to very steep slopes and a limited amount of land area to accomplish the overall goals of the project. Those were lawn areas for the kids to play as well as patio space for entertainment and a swimming pool. Saturday, August 8, 11:00am to 12:30pm | Englewood | Pondbank House by Herb Schaal, FASLA, with architect Don Ruggles of Ruggles Mabe Terrell Architecture, landscape contractor Philip Steinhauer of Designscapes, and general contractor Jeff Barnett of J.K. Barnett, Ltd. In keeping with the grand Palladian architectural style of the Pondbank House, the landscape architect has created an impressive series of complementary Mediterranean garden spaces using local stone for terracing and High Plains adapted plants. In addition to a kitchen and cutting garden and diverse planting schemes featuring over 250 species, there are many delightful pieces of garden art and creative garden details. Decorative fountain walls distribute roof and storm drainage to terraced plantings. An infinity lawn edge creates a “ha-ha” effect from the pool terrace to the borrowed landscape in the distance. A lovely moon gate leads to a secluded Japanese-style spa garden, an “aromabo” for contemplative relaxation and outdoor aromatherapy. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Today, almost any activity you enjoy inside your home you can bring to the outside. Depending on your budget, your outdoor room can be simple, with a stamped concrete patio, a grill and a table for dining, or more elaborate with a fully functional outdoor kitchen complete with concrete countertops for preparing and serving food, a sink and a refrigerator. You can take the concept even further by adding such amenities as a concrete pizza oven, a fireplace or fire-pit, a concrete bar-top for serving cocktails, an architectural concrete fountain, landscape lighting and concrete statuary. Cooking Something to cook with, such as a barbecue grill or wood-fired pizza oven, and countertops for food preparation and serving are key elements in a well-designed outdoor kitchen. Concrete countertops offer the advantages of weather resistance and versatility, since they can be formed into any shape you desire to suit the space. A coat of sealer will simplify cleanup by protecting your countertop from stains. Other amenities, such as concrete bar-tops and outdoor sinks with plumbing, can expand your entertainment options. Hearth Wood-burning or gas fireplaces, fire pits, chimineas and portable patio heaters extend the enjoyment of outdoor living well into the evening while creating a cozy conversation area for people to gather around. "I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."
