Our clients desperately needed a bigger kitchen and dining area as their home is the hub for all holiday get togethers and family dinners. What was on the wish list? Storage, storage, STORAGE! ☑️You got it! Get rid of the peninsula. ☑️Check! Black and white pleeeeease. ☑️Yes ma'am! Separate utility area. ☑️Check! Bigger cooking area. ☑️Double check! We gave these fun homeowners everything on their wish list and more. We moved the water heater out of the way by going thankless, and relocated the electrical panel so we had plenty of room to expand the kitchen. This allowed for a beautiful island so their grandson can do homework, and eat snacks. Now they have not one, but two pantries and a HUGE cooking area with all the black and white they can handle. Side story, the homeowner really wanted to keep her brick wall and was hesitant to paint it. After seeing the rendering we presented her and what could come of that area, she was sold. She now has the black and white kitchen she has always dreamed of and wished for over 20 years. These clients give so much of themselves to our community, their family and friends and are so deserving of a beautiful home when they come home from a long day working on the front line. Elegance often starts with simplicity, regardless of the style of the space. This Midcentury Modern kitchen has a 24x48 porcelain floor tile installed. Bigger is better, even in the smallest of areas. When stepping to a 12x24 tile, the reality of that choice, often creates the space to date quicker due to the increased grout. Also, a product on the floor must appear to have the strength and depth to support the visual size of a room. That is created by size or by using tiles to work as a team. Stepping to a 12x24 tile will often cause a home owner to feel as if they must remodel once 3-4 years have passed. Simply, a larger format tile will often increase the longevity of a home, space or project, it's due to the simplicity and decrease in grout. This home has porcelain countertops installed. Porcelain countertops are a choice many don't know they can make. Porcelain handles heat incredibly well, It looks incredible and handles abuse, with no real maintenance required, where stone requires a lot of up-keep. We have been walking on porcelain for decades. It's strange it has taken so long to create porcelain countertops. To be successful with the install of a porcelain countertop, you must hire the right company that specializes in installing that type of product. Not always, but often, a stone countertop installer is not interested or trained in the install of a porcelain countertop. Laminam is probably one of the most successful porcelain countertops to install. They don't have a tendency to hairline facture at install like the other bands.

We slid new boards through the holes in the brick alongside the existing joists in the second floor. Like this… For strength, we had to use lag bolts to secure the new balcony joists to the floor system of the second floor. The problem was to find the least intrusive way to get to those joists inside the second floor of the house. We would have to go inside the house and get to the floor joists from above or below. The ceiling of the room below the balcony was a beautiful finished wood ceiling that really could not be disturbed without causing permanent damage. So getting to the boards inside the second floor through the ceiling of the first floor wasn’t a good option. The solution was to go into the second floor from above, through the floor of the room and that opens to the balcony. So we moved all the furniture out of the room and pulled back the carpet. We cut out a large section of the plywood and exposed the boards. We were then able to lag bolt the new balcony floor joists to the existing second floor system. We then put down new plywood decking on the floor, then re-stretched the carpet, and moved the furniture back. The room looked just like it did before. Photo by Shawn Jack.
