I visited this property in Lytham St Annes to survey a small Victorian tiled lobby which was in a sorry state. The client was keen to have it restored and wanted to know if it was possible. I discussed with them what we could do, and I gave them a quote for the work. Although it was only a small lobby, I could see the job could be quite involved and would be subject to the replacement tiles which I was confident we could source. This is one of those jobs you wish you hadn’t started as there were a lot more tiles to remove than anticipated and it mushroomed into replacing half the floor. Once the area was cleaned up, I applied a self-levelling compound to bring up the height of the base. Once the levelling compound had set, I was able relay the Victorian tiles using a combination of original tiles and replacements which had to be cut to shape. Cutting tiles to fit is quite intricate and time-consuming work especially when you consider new tiles are all metric in size and a 2mm difference becomes very telling after a foot or so! My solution was to use 150 mm tiles which are the biggest the stockist offers and then cut them down on my Rubi cutter using a template made from the original tiles. This the only way I could get it to look tight, it takes longer but it makes for a thorough job and a better finish. I always use flexible floor adhesive when laying tiles, my preference is Keraquick Grey from Mapei. There are other brands off course but this one is quite easy to get hold of and as the term grouting is a relatively modern invention (in the past it was called pointing ) I find it looks right with this type of tile and similar to the screed cement the Victorians used in the past. After the tiling had been completed, I left the floor to cure and fully dry and returned at a later date to give the floor an overall clean. For this I ran a coarse 200-grit diamond floor pad across the floor lubricated with water and used handheld diamond blocks for the edges where the pad can’t reach. The slurry was rinsed off with water and extracted with a wet vacuum. With old floors like this, which don’t have a damp-proof membrane installed under the floor, efflorescence is always a concern and can lead to white salts appearing on the surface of the tile as moisture rises through the floor. To counter this, I finished cleaning the floor by scrubbing it with Tile Doctor Acid Gel. This was then rinsed off with water and the soil extracted using a wet vacuum. The client was happy to seal the floor themselves (they wanted to save some money and it wasn’t a big area) so I supplied them with a bottle of Tile Doctor Colour Grow. I recommended this sealer as it will enhance the dark colours and being fully breathable it will cope with any moisture rising through the base. I recommended they apply two coats to start leaving time to allow the first coast to dry they could also then decide to leave it at that if they were happy with the finish. The owners of this house in Adwick Le Street, which is North of Doncaster, were fed up with the appearance of the Grout in their Ceramic tiled kitchen floor. They had not been able to keep the grout clean and it was now patchy, discoloured, darker and consequently always looked dirty. I visited the property, to survey the floor and could see the Ceramic tiles and where in good condition, but the grout lines were really letting the kitchen down. I discussed with my client the option of re-colouring the grout, which they agreed was sensible, anything to keep the impossible grout clean. The alternative of scraping out the grout and replacing would be a messy and time-consuming option which we both agreed was not the choice they wanted to go for. I gave them a price to complete the work which they were happy to go ahead with. Before any grout colouring could be done the grout first needed to be prepared, this was done using Tile Doctors Grout Colourant Pre-Treater which is an acid-based cleaner specially made for the job. This product cleans and prepares the grout for the colourant to ensure a better contact with the colourant later. It’s very simple to apply and is simply sprayed onto the grout lines, left to dwell for five minutes and then scrubbed into the grout by hand. Once done the soiled pre-treater is rinsed off with water and removed with a wet vacuum. Once the grout lines are dry, they are ready to be coloured, unfortunately this is a manual process which take a lot of attention to detail and can be quite tedious. The best way of doing it I have found is go get down on your hands and knees with a toothbrush and gently scrub the colourant into each grout line, any colourant that seeps over onto the tiles needs to be quicky wiped away before it dries. The one upside however is observing the highly satisfying transformation of the grout as the result is instant and you can see the improvement as you go along. There are ten grout colours of Tile Doctor Grout Colourant to choose from and in this case the owners had chosen Natural Grey. If you want to save a few points they also sell a Grout Colourant kit that contains both the colourant and the pre-treater. The grout colourant is epoxy based so it remains water and stain proof and will last for years. I’m not sure the pictures I took do the transformation justice, but my client was over the moon with the difference it had made to the floor. The patchy grout was gone and then whole room seemed brighter. For regular cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor looking good but is gentle enough to use every day and won’t compromise the colourant. His painting, Brazilian Hummingbirds, II, evokes the sultry atmosphere of the Brazilian rainforest with its misty quality and subtle lighting. His interest in ornithology can be seen in his detailed depictions of the hummingbirds. The garden location is adjacent to one of Buffalo Bayou’s steep, wooded ravines. The ravine, with its native plant communities and topography, is a perfect back- drop for a garden with a rainforest theme. Because the date for the garden opening coincides with the spring migration of hummingbirds into our region, the hummingbird theme seemed appropriate for this garden competition. The garden will include a variety of tropical plants native to the rainforests such as bromeliads, orchids, heliconia, and passion fruit flowers. In addition, native plants to our region such as the Sabal Minor and Southern Wood Fern will be included to integrate plants that are found nearby in the ravine. The Heliconia flowers produce considerable amounts of nectar, a high energy food essential for hummingbirds who are known to consume three times their bodyweight in a single day. In addition to nectar producing plants, there will be hummingbird nest materials dispersed throughout the garden. A misty quality to the garden will be provided by a misting system, and tropical colored lights will be lit at night for special events. Visitors to the garden will have a unique sensory experience reminiscent to that of Heade’s travels to Brazil’s rainforests.

While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar.
