ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The kitchen in this beautiful 1934 home had been renovated, but lacked flow and adequate storage and for the family of five. The Viking range was trapped in an alcove, with little counter space on the sides. By relocating the wall oven, the range wall is a functional area featuring two niches, an accessory rail and dramatic tile. The new grey-stained Crystal cabinets in hickory and cherry complement the existing Colorado stone floors. Careful selection of materials and placement blends existing and new, while respecting the vintage of the home.

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Dove white cabinets perimeter with warm gray and black accents are tied in with the traditional and rustic ambiance in the rest of the home. The new large island will hold the kitchen sink while guests can sit on the other end and enjoy the views. The range and hood are now a focal point between the exterior windows. Barn doors were be added to the newly enlarged opening to the dining room.

Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.

We were up to the challenge, designing a custom concrete bench that by day serves as built-in seating and transforms at night into a perfect spot to catch a flick on the fly!
