Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Recently, I was called to a work on a Limestone tiled floor in a house near Hove Park. Hove Park is a popular park in Hove, East Sussex, which was once opposite to the Goldstone Ground, the traditional home of Brighton and Hove Albion football club until the ground was demolished. My client informed me that the house was used a meeting place every Friday, and the high traffic of people was taking its toll on the floor. The floor was clearly in need of a good clean, especially the grout. You do need to take care when cleaning Limestone as it can be affected by the acidic substances you get in some cleaning products which can break down the surface of the Limestone and cause further damage. The results of my test clean showed the Limestone tiles responded well to the cleaning, but I was concerned about the grout, which was not cleaning very easily. I suspected that the grout had, in fact, been discoloured by a bleach-based cleaner, turning it grey. Bleach contains strong chemicals, so there is a good chance that any bleach-based cleaners used on tiled floors will discolour the grout over time. After discussing this issue with my client, I quoted separately for a possible grout recolour. On the first day of working on the floor, I started the cleaning process using a black buffing pad attached to a floor buffer machine, in combination with a solution of Tile Doctor Pro-Clean, which I applied to the floor. This combination really helped to remove the heavily built up grime and dirt. Although the tiles looked great after the clean, I still wasn’t convinced by the state of the grout. After drying a test area with a heat gun, I confirmed that the grout was not continuous in colour and would need a recolour to get it back to looking its best again. I left the rest of the floor to dry for a period of two days, allowing any residual moisture to evaporate, before returning to recolour the grout with a white Grout Colourant which was applied using a good old fashioned toothbrush and baby wipes to remove any excess. I was careful to apply thin, even coats in order to prevent the possibility of the Colourant staining the tile. After several hours of knee-breaking work, the recolouring was complete, and I was extremely pleased to be able to show my client the finished product. She was very happy to be able to show off the floor to her friends, which was now white all the way through, without the dark lines caused by the discoloured grout. Another satisfied client.

Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.

Actually, the cabinetry was already refinished prior to us coming into the picture, our clients couldn’t wait! So, we had the opportunity to incorporate those finishing touches to really seal the deal of this space. Today, this kitchen is up-to-date and classic. It really will stand the test of time! But we love how the crisp and clean finishes of the cabinetry pairs so well with the new finishes and materials we incorporated. To elevate the cabinetry, we embellished the doors and drawers with 5 inch “Emerald” hardware from Top Knobs (TK288BSN). Countertops At first glance, you may have noticed we incorporated beautiful marble countertops to this space. So, what if we told you those countertops are not made of marble? Actually, not even close! These countertops are a beautiful 3cm Cambria quartz in the finish “Ironsbridge”. The specs of grey and veining in the countertops might have fooled you! We love the way it looks in this space. Backsplash Subway tiles have been around a long time. Still, we love the classic look of subway tile and our clients are always requesting it! A simple way to add interested to subway tile is to utilize tile with beveling, create a contrasting pattern, and add contrasting grout color, as we have done here. Here we have utilized a 3×6 Daltile Rittenhouse Square with beveled edges as the main tile. Then, over the range, we have framed the tile and changed the pattern to herringbone to add some pop! Fixtures The fixtures of this space are classically styled as well. From Blanco, we have the main sink in a Precis Super Single Bowl in White paired with an Atura kitchen faucet with pull-down spray in stainless steel. Then on the island, we have a Precis Medium Bowl in White and an Atura Pulldown bar faucet in stainless steel, also from Blanco.

The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens.
