Built in 1959 by midcentury NW architect Art Johansen (sketch at left), the Shilshole Residence is a study in modernist principles adapted to local materials. Wood-clad walls running parallel to the street create a series of interlocking volumes connected by glass voids. This thoughtful renovation maintains the home's unique character while providing comprehensive updates to both interior finishes and exterior envelope. Key exterior elements include the striking shou sugi ban siding, a view-facing glass wall spanning one entire side of the home, and lush landscaping. The custom house numbers—milled directly into the siding in CAST's own shop—were inspired by Johansen's early design sketches found in the home. Inside, a continuous line from the remodeled kitchen to the original fireplace unifies the space. Geometric metalwork, warm walnut cabinetry, quartz countertops, and multiple skylights bring texture and richness to the interiors. The primary suite and study keep all of the main living spaces on the main floor. The lower level features an exercise room and a guest suite with a separate entrance, where the original brick is stained black to create a dramatic, modern contrast. The home retains its existing footprint, retaining captured carbon in its existing construction while vastly increasing its energy efficiency. While the house is modest in size, the surgical addition of new openings makes it feel much larger, particularly in the primary suite with its spa-like bathroom.

This 900 square foot NYC residence features a wealth of fold-out furniture, hidden storage, and other space-saving features. What really makes it feel expansive, though, is the use of specially-coated front-surface mirrors in strategic locations. These mirrors are placed above eye level to make the ceiling appear to extend far beyond the perimeter walls. Front-surface mirrors are also located directly adjacent to windows to multiply the views and increase the light brought into the space. It is a new take on an old idea, and one that subtly and invisibly reinforces the architecture. The loft is mainly one big open space that includes a kitchen and living room supplemented with a multi-use area that can serve as an office, guest bedroom, or 10-person dining room depending on the configuration of the retractable furniture.The bathroom and main bedroom are designed as small ͞cabinets͟ that flow from this space. White epoxy floors and gloss lacquered surfaces continue the sense of reflectivity, and contrast sharply with dark walnut cabinetry and panels at the perimeter. Dimmable concealed lighting at the perimeter combined with small point sources at art locations allow for a wide variety of moods depending on the light levels.The overall effect is minimal, yet warm and inviting. The 722 Ash Street residence consists of a 1500 sf primary house with a contiguous 500 sf accessory dwelling. The project is set in the rich culture of North Lawrence, its rear property line abuts the Lawrence levee trail which runs for nine miles along the north bank of the Kansas River. North Lawrence is known for its quality soil, large trees, curbless streets and random size parcels before it breaks into larger farms further from the urban center. It is built on the typical orthogonal grid of American development, but it represents the older growth of the city prior to urban planners and zoning regulations. The rumble of freight trains and farm trucks in the shadows of the towering grain elevators are only blocks away. It is home to many who enjoy being only a bridge crossing away from Lawrence’s vibrant downtown but are far enough away to maintain their independence from many of the restrictions on living near the historic district. They can work in their large gardens and toiling in their garages and shops in a manner more rural than urban. The house on 722 Ash St. is imbued with the character of North Lawrence and the Levee Trail area. The design was inspired by the Midwestern farmstead vernacular of the region. These timeless vernacular qualities house all the accommodations necessary for modern, sustainable living. A unique feature of this house is the Accessory Dwelling Unit permitted in the zoning district. It is a small separate residence on the same lot that can be used for income property or for extended family members. It also supports the city of Lawrence’s goals of increased density close to downtown rather than continued sprawl into the countryside. The buildings use technology and common-sense design to reduce the building’s footprint and assure the owners low energy use and costs. A 4.9 Kw solar collection system is located on the only south facing gable and the super insulated envelopes (r-62 roof and r-35 walls) of all three forms easily exceeds the standards. Studio 804 continues their long standing pattern of maintaining the highest level of sustainable design while remaining contextually sensitive to the surrounding community. This house, like every Studio 804 project since 2008, is USGBC LEED Platinum Certified.

The owner's initial goal was to remove the soffits and update their older kitchen. At the initial meeting, with the owner's, we checked the soffits and found that they held structural beams and could not be removed. The owner's chose the plan to continue with the update of their kitchen. We began by laying out, and framing the new location of the doorway, to the dining room, to increase the length of the wall and accommodate their larger, new, commercial range. Next, a wire chase was installed from behind the television into the base cabinet, to enclose the wiring for a more appealing, clean look. New recessed lights, under cabinet lights, and pendant lights illuminate the entire new kitchen, accenting beauty as well as function. Note the brick pattern, glass, Subway tile back splash, enhancing the wall over the range. Crown molding was installed to finish the ceiling perimeter. This project was focused on eeking out space for another bathroom for this growing family. The three bedroom, Craftsman bungalow was originally built with only one bathroom, which is typical for the era. The challenge was to find space without compromising the existing storage in the home. It was achieved by claiming the closet areas between two bedrooms, increasing the original 29" depth and expanding into the larger of the two bedrooms. The result was a compact, yet efficient bathroom. Classic finishes are respectful of the vernacular and time period of the home.

Klopf Architecture, Outer Space Landscape Architects, Sezen & Moon Structural Engineer and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Everyone loved the classic, original bones of this house, but it was in need of a major facelift both inside and out. The owners also wanted to remove the barriers between the kitchen and great room, and increase the size of the master bathroom as well as make other layout changes. No addition to the house was contemplated. The owners worked with Klopf Architecture in part because of Klopf’s extensive mid-century modern / Eichler design portfolio, and in part because one of their neighbors who had worked with Klopf on their Eichler home remodel referred them. The Klopf team knew how to update the worn finishes to make a more sophisticated, higher quality home that both looks better and functions better. In conjunction with the atrium and the landscaped rear yard / patio, the glassy living room feels open on both sides and allows an indoor / outdoor flow throughout. The new, natural wood exterior siding runs through the house from inside to outside to inside again, updating one of the classic design features of the Eichler homes. Picking up on the wood siding, walnut vanities and cabinets offset the white walls. Gray porcelain tiles evoke the concrete slab floors and flow from interior to exterior to make the spaces appear to flow together. Similarly the ceiling decking has the same white-washed finish from inside to out. The continuity of materials and space enhances the sense of flow. The large kitchen, perfect for entertaining, has a wall of built-ins and an oversized island. There’s plenty of storage and space for the whole group to prep and cook together. One unique approach to the master bedroom is the bed wall. The head of the bed is tucked within a line of built-in wardrobes with a high window above. Replacing the master closet with this wall of wardrobes allowed for both a larger bathroom and a larger bedroom. This 1,953 square foot, 4 bedroom, 2 bathroom Double Gable Eichler remodeled single-family house is located in Mountain View in the heart of the Silicon Valley. Serenity doesn’t preclude visual interest or texture. In this primary bath, both are achieved while still preserving the relaxing environment. The double vanity is underscored by two sets of wide flat-panel drawers, painted in Wales Gray. Their width is accentuated by full-length polished brass pulls. The linear theme is carried into the shower with alternating bands of ivory lizard-textured stacked 4×6 tiles and gray penny rounds. More horizontal lines are found in the brass and glass sconces over the mirrors. A 3” thick countertop continues down the sides of the vanity as virtual legs, with an LED illuminated toe kick for a floating effect. Flooring is porcelain tiles with surprising inlays of beach-glass colored penny rounds at the vanity and in the shower. Instead of a sheet-rocked wall between the vanity and shower, this design features a unique frosted and etched glass divider. It extends the sight lines in the room, increases the flow of light, and maintains an open feel in the shower. This main bath is the epitome of rich materiality, executed with a nuanced hand.
