The design of this master bathroom is set to compliment the natural stone slab floor that sets the tone for this room. Because the entire second floor of the house was renovated into a master suite, the client requested an open concept plan for the entire suite. This allowed Equilibrium to increase the floor area of the bathroom and design an incredible statement piece which is the floor. Honey onyx slabs were cut into oversized tiles to make them more manageable and installed in a diamond pattern preserving continuity of lines from tile to tile, and slab to slab. Furthermore, what otherwise would be waste cut material, it was chiseled, flamed, and fabricated into custom mosaic installed on the back wall of the bathroom and on shower floor. To ensure Client’s safety, slabs were treated with anti slippage treatment and shower floor was finished with matching mosaic. Client requested that the shower is oversized and feels like showering under a waterfall. This was accomplished by running four separate water lines to feed the shower plumbing. When the two oversized rain heads, two shower heads, and six water jets are all on, you get the feeling of being under a natural waterfall in the Amazon. Non of this would be possible in today’s water starved world if it wasn’t for harvesting and special filtration system installed on this property that allows recirculation of water. Variation of lighting types allows for various theme settings, and energy efficient LED lighting further enhance the beauty of this bathroom with minimum energy consumption. Even edges of slabs were polished to ensure maximum light refraction with beveled seams that create purposeful patterns instead of hiding seams. Shower doors were etched with a pattern that adds dimension and provides privacy while complimenting the mosaic pattern on the back wall. The double sink vanity was floated off the floor allowing for maximum visibility of this artistic installation. It was made of rosewood and designed with three sections for drawers and storage. The three levels create a scalloping effect allowing each to be illuminated by LED lights which reflect elegantly in the onyx slab floor. Complimented by honey onyx top, and placed against a 42” high onyx wainscot, it is a functional and beautiful millwork. This master bathroom is a testament to engineering, originality, and beauty seen in every detail. Klopf Architecture, Outer Space Landscape Architects, Sezen & Moon Structural Engineer and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Everyone loved the classic, original bones of this house, but it was in need of a major facelift both inside and out. The owners also wanted to remove the barriers between the kitchen and great room, and increase the size of the master bathroom as well as make other layout changes. No addition to the house was contemplated. The owners worked with Klopf Architecture in part because of Klopf’s extensive mid-century modern / Eichler design portfolio, and in part because one of their neighbors who had worked with Klopf on their Eichler home remodel referred them. The Klopf team knew how to update the worn finishes to make a more sophisticated, higher quality home that both looks better and functions better. In conjunction with the atrium and the landscaped rear yard / patio, the glassy living room feels open on both sides and allows an indoor / outdoor flow throughout. The new, natural wood exterior siding runs through the house from inside to outside to inside again, updating one of the classic design features of the Eichler homes. Picking up on the wood siding, walnut vanities and cabinets offset the white walls. Gray porcelain tiles evoke the concrete slab floors and flow from interior to exterior to make the spaces appear to flow together. Similarly the ceiling decking has the same white-washed finish from inside to out. The continuity of materials and space enhances the sense of flow. The large kitchen, perfect for entertaining, has a wall of built-ins and an oversized island. There’s plenty of storage and space for the whole group to prep and cook together. One unique approach to the master bedroom is the bed wall. The head of the bed is tucked within a line of built-in wardrobes with a high window above. Replacing the master closet with this wall of wardrobes allowed for both a larger bathroom and a larger bedroom. This 1,953 square foot, 4 bedroom, 2 bathroom Double Gable Eichler remodeled single-family house is located in Mountain View in the heart of the Silicon Valley. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. Design ideas for a mediterranean landscaping in Santa Barbara.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Design work for this eclectic 1900’s home in Maplewood started with making infrastructure improvements throughout the house. The new owners wanted systems that would be energy efficient and ecologically friendly. We installed a very high efficiency HVAC system, replaced the piping and plumbing throughout, and specified new super high efficiency windows. Other exterior improvements included new leaders and gutters, insulation, and new siding in some locations. These upgrades were balanced with maintaining as many as the original details of the house as possible. When you walk into the house, you still sense the original character and charm of the house, but are surrounded by modern amenities and environmentally sensitive finishes. Specific renovations include updated and reconfigured bathrooms throughout, a new kitchen, finishing of the basement, and repurposing of several rooms so the house would have better flow. In 2011 the family moved back to New York City, and new owners purchased this Maplewood home. We had the pleaser of working with them to design further improvements to the house necessitated by their growing family. We added a porte cochere, a family-room, and increased the ceiling height in their master bedroom. These improvements augmented our design work previously completed in 2008, and the house continues to be a blend of traditional old-house details with modern, contemporary furnishings that perfectly suite a family with young children.

Having the opportunity to work with Samantha on her master bathroom remodel was truly a pleasure for us. Her house was built in 1984 and her master bathroom needed a new and fresh new look. In order to achieve the new look, we removed the dated shower, tub and tub surround, the vanity and the flooring. By removing the soffit and nonfunctional storage next to the shower, we increased the shower and made the shower room much larger. We freshened the walls by using the color Drift of Mist from Sherwin Williams. The shower wall and tub surround tiles are from Arizona tile. It is the Bare White Glossy Subway Tile laid in a 3rd offset pattern. This tile pattern gives a fresh update to the classic subway pattern. The shower floor is a porcelain hex tile that looks like Carrara Marble. The niche tile is the Paloma Steel Rhomboid shape tile. Laid in a star pattern. We used a soft contrasting grout to accentuate the tile patterns. We installed Icon Black Hex 24” tile from Arizona Tile. By using this large tile it made the room feel much bigger and completes the industrial look. We installed a custom shower barn door with exposed castors and used the 2 in 1 shower head from Delta. Matching bathroom accessories in the matte black finishes allow for the pop in contrast. We continued the shower tile around the new Kohler Underscore tub. We also used the matte black tub filler as well as the widespread faucet on the vanity.
