This project represents the evolution of a 10 acre space over more than three decades. It began with the pool and space around it. As the vegetable garden grew, the orchard was established and the display gardens blossomed. The prairie was restored and a kitchen was added to complete the space. This masterfully appointed kitchen is both beautiful and functional. The large center island has room for seating, storage, open book shelving and wine display. The kitchen is complete with abundant natural light streaming in from the large window, the LRD can lighting, modern mini pendant lights, and under cabinet LED strip lighting. The white and grey quartz gives the beauty and elegance of marble, without any of the maintenance. The polished grey porcelain floor is the perfect anchor point to the dark cherry cabinets. The glass and stone blend for the back splash brings just enough movement and color into this upscale space.

The houses were designed to continue the evolution of the city’s residential architecture while responding to the concerns of neighborhood residents regarding context, familiarity, and affordability. The resulting three homes, built on the same block in the Milneburg neighborhood of Gentilly, establish a case study in how modern architecture can meet the challenges of neighborhood revitalization with sensitivity. By relating to the scale, rhythm and texture of the traditional New Orleans neighborhood, the St. Roch Avenue Shotgun is reminiscent of a traditional New Orleans home. By incorporating modern materials and construction methods, vaulting interior spaces, adjusting the historic shotgun layout, and adding some contemporary flair, it functions like a modern home.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. Completed in 2016 in collaboration with Paul Lavoie Interior Design, this approximately $1 million renovation was one of the first large-scale residential projects undertaken by Sandrin Construction under its current generation. The renovation included extensive work throughout the home, with a new kitchen and adjoining living spaces, custom millwork, hardwood flooring, architectural ceiling details, a stone fireplace and updated bathrooms. The project was an important step in the evolution of our practice, requiring the coordination of a much larger design, trade and construction scope than the smaller renovations that had preceded it. It also began a period of increasingly complex, design-led residential work that continues to shape how we approach renovations today.

Built in the 1800′s, 15 Union Square West is the original home of Tiffany & Co. With the recent transformation of this historic structure, original elements were preserved and melded with modern components, presenting an intriguing juxtaposition of old and new. Meet Greige! Gray has enjoyed almost a decade in the spotlight, and like all trends, we’re noticing a subtle shift away from those stark gray tones. In this case, it’s an evolution of color, not a revolution of color. Enter: Greige. The New American Home 2016 features a cutting edge kitchen with innovative products, designed to handle every cooking and entertaining need. The kitchen cabinetry is a great example of Desert Modern Design, with sleek doors in a variety of muted brown tones ranging from high tech Linear Bronze to a textured finish in Kona. The countertops are composed of mostly of quartz, making it a non-porous, heat and stain resistant surface that never needs sealing. Originally built in 1958, the home became an opportunity to explore what midcentury modernism looks like when filtered through place and blending the optimism and color language of the late ’50s with influences from Santa Fe, the Texas Gulf Coast, and the relaxed, sun-washed rhythms of vacation architecture. Rather than pursuing a strict restoration, the project embraces evolution over replication. Soft pinks, deep greens, terrazzo flooring, breeze-block screening, and warm wood tones nod to the home’s original era while allowing contemporary interventions to feel both intentional and playful. The new addition was designed to read as a natural continuation of the original structure, respecting scale, rooflines, and materiality, while opening the home to light, texture, and a stronger indoor-outdoor connection. Throughout the interior, color and form work together to create rooms that feel collected rather than styled. A green-draped sitting area grounded in texture, a kitchen anchored by warm cabinetry and terrazzo, and a powder bath that leans fully into pattern and mood. The home reflects how we live today, but with an unmistakable sense of time and place.

The rich cherry cabinets and creamy natural stone create a traditional statement, while maintaining a light and bright overall feel. The stacked cabinets have glass inserts at the top which allows the cabinets to extend to the ceiling without feeling top heavy. The marble backsplash is complimented by glass tile accents that add to the space without overwhelming it. The glass brings a bit of whimsy to the overall traditional space. The large windows and patio doors bring in a great presence of natural light and take advantage of the sweeping ocean views. High end appliances, including a wine cooler and an induction cook top allow this family to cook with ease. Ample storage and counter space allow for large gatherings of family and friends, or just a quiet evening at home.

To return to the eagles’ nest analogy, she’s most responsible for creating the “egg bowl,” the soft and cozy areas that make a house feel most like a home. Says the owner, “It took me a couple of tries to find someone who could help me achieve the right look. Laura really worked with us. She is so patient; she just keeps bringing things until they work.” Urban came into the project after construction was complete, so she wasn’t directly involved with the building team. As a result, the goals for her part would manifest as an evolution of the initial desire to let in more light and bring in the outdoors. Urban says, “We really wanted to give the house a coastal feel, but upscale coastal, and we continued with the theme of lightening the space up.” She and the owners introduced a number of natural textures, too, incorporating sisal rugs and grasscloth wallpaper.
