Recently, I was called to a work on a Limestone tiled floor in a house near Hove Park. Hove Park is a popular park in Hove, East Sussex, which was once opposite to the Goldstone Ground, the traditional home of Brighton and Hove Albion football club until the ground was demolished. My client informed me that the house was used a meeting place every Friday, and the high traffic of people was taking its toll on the floor. The floor was clearly in need of a good clean, especially the grout. You do need to take care when cleaning Limestone as it can be affected by the acidic substances you get in some cleaning products which can break down the surface of the Limestone and cause further damage. The results of my test clean showed the Limestone tiles responded well to the cleaning, but I was concerned about the grout, which was not cleaning very easily. I suspected that the grout had, in fact, been discoloured by a bleach-based cleaner, turning it grey. Bleach contains strong chemicals, so there is a good chance that any bleach-based cleaners used on tiled floors will discolour the grout over time. After discussing this issue with my client, I quoted separately for a possible grout recolour. On the first day of working on the floor, I started the cleaning process using a black buffing pad attached to a floor buffer machine, in combination with a solution of Tile Doctor Pro-Clean, which I applied to the floor. This combination really helped to remove the heavily built up grime and dirt. Although the tiles looked great after the clean, I still wasn’t convinced by the state of the grout. After drying a test area with a heat gun, I confirmed that the grout was not continuous in colour and would need a recolour to get it back to looking its best again. I left the rest of the floor to dry for a period of two days, allowing any residual moisture to evaporate, before returning to recolour the grout with a white Grout Colourant which was applied using a good old fashioned toothbrush and baby wipes to remove any excess. I was careful to apply thin, even coats in order to prevent the possibility of the Colourant staining the tile. After several hours of knee-breaking work, the recolouring was complete, and I was extremely pleased to be able to show my client the finished product. She was very happy to be able to show off the floor to her friends, which was now white all the way through, without the dark lines caused by the discoloured grout. Another satisfied client.

Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.

Actually, not even close! These countertops are a beautiful 3cm Cambria quartz in the finish “Ironsbridge”. The specs of grey and veining in the countertops might have fooled you! We love the way it looks in this space. Backsplash Subway tiles have been around a long time. Still, we love the classic look of subway tile and our clients are always requesting it! A simple way to add interested to subway tile is to utilize tile with beveling, create a contrasting pattern, and add contrasting grout color, as we have done here. Here we have utilized a 3×6 Daltile Rittenhouse Square with beveled edges as the main tile. Then, over the range, we have framed the tile and changed the pattern to herringbone to add some pop! Fixtures The fixtures of this space are classically styled as well. From Blanco, we have the main sink in a Precis Super Single Bowl in White paired with an Atura kitchen faucet with pull-down spray in stainless steel. Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. The goal set by the owners, a couple with farm family backgrounds, for a vacation and ultimately retirement home on 30 acres in the Mount Washington Valley was a high performance, low maintenance, Greek Revival inspired farmstead. The program included an open plan living/dining/kitchen area, first floor master suite, open and screen porches, mudroom, second floor guest bedrooms, and a barn to house farm equipment, recreational vehicles and a bocce court. The building envelope includes continuously insulated R-32 walls, R-60 roof, R-18 foundation walls, and R-20 under the basement slab. Dense packed cellulose in wall and roof assemblies minimized the use of spray foam. A blower door test of 0.76 ACH50 confirmed a tightly constructed envelope. Traditional details, using non-traditional synthetic and composite products, were developed to clad the exterior and a 23 kW PV array was added to the south facing barn roof. Energy efficient heating and cooling systems, along with balanced ventilation using an energy recovery ventilator (ERV), were integrated with the interiors. The second floor hallway is partitioned off from the stair to reduce heating and cooling loads when the guest rooms aren’t occupied. All LED lighting, including a cove light tucked into custom ceiling moldings, and Energy Star appliances reduced the electrical load. Two 30-yard containers of wood, plastic and cardboard were recycled during construction. The home achieved a HERS (Home Energy Rating System) rating of -30 (negative 30!), an order of magnitude below the 52 HERS average for New Hampshire and climate zone 6A in 2020. The electric meter has been running backward since the project was completed. The result is a home that is healthy, comfortable, durable, and efficient, with electricity produced on site that more than offsets its use of fossil fuels.

This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.
