For this renovation, the basic layout functioned well for the homeowners, but the bathroom was feeling dated and in need of an overhaul. We replaced a bulky tub deck with a more scaled back and refined surround, complete with a paneled front to match the custom his and hers vanities. A wing wall was removed to allow light in and create a more open feel. A prefabricated shower pan and dated sliders were replaced with a custom tiled shower and frameless glass. We used a combination of natural travertine and porcelain tiles to provide visual warmth to the expansive bathroom. Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. Pivoting louvers were devised inside the Entry, providing shading for the S façade, and privacy from the busy street and neighbors. As the louvers pivot, it transforms the Entry from transparent to opaque, reinforcing a welcoming gesture as an extension of the public spaces, or conveying privacy desired as an extension of the plinth mass. Inspiration for an eclectic formal dark wood floor living room remodel in San Francisco with beige walls and a standard fireplace

Empty nesters take on a new life and new home in Northwest DC. Downsizing has its monumental challenges, and that was definitely the case with this project. The clients wanted a very narrow, partially below-ground, and slightly sterile space to feel like home. Ralph Lauren was our inspiration - both the clients and I love rich plaids, warm textures and touches of leather mixed with interesting metals. Because the rowhouse is so narrow, we added an entire wall of navy blue built-ins to the living space to create the illusion of more depth while adding much-needed storage. We wanted this home to convey the feeling of a favorite cashmere sweater, worn jeans and Gucci loafers.

This home was designed with a clean, modern aesthetic that imposes a commanding view of its expansive riverside lot. The wide-span, open wing design provides a feeling of open movement and flow throughout the home. Interior design elements are tightly edited to their most elemental form. Simple yet daring lines simultaneously convey a sense of energy and tranquility. Super-matte, zero sheen finishes are punctuated by brightly polished stainless steel and are further contrasted by thoughtful use of natural textures and materials. The judges said “this home would be like living in a sculpture. It’s sleek and luxurious at the same time.” The award for Best In Show goes to RG Designs Inc. and K2 Design Group Designers: Richard Guzman with Jenny Provost From: Bonita Springs, Florida

The ordered symmetry of the grand foyer conveys an overarching sense of simplicity. Murals surrounding the 32 foot-high dome depict allegories of the four elements: earth, wind, fire, and water. The curve of the sweeping stairway combines a solid mahogany handrail and hand wrought iron balusters accented with 18 K gold leaf. Column capitals and cornices are edged in 18 K gold leaf. Inset wall panels in silk add warmth. A Lalique Cactus table accented with a Lalique Angelique vase anchors the space.
