The Spence 3 is a cost effective 3 bedroom house that provides a practical living area on a smaller allotment. Designed to fit on a 10M wide block, this home is fully kitted out with 3 bedrooms (master with Walk-in-Robe and ensuite, other bedrooms with built-in-robes), a three-way bathroom with separate WC and a large open plan living area to the rear consisting of the kitchen, meals and family. We have seen it all. This house is gorgeous, with newly remodeled kitchen and family room addition, beautiful furnishings with lovely decor. When the client's told us their owner's suite bathroom was scary we didn't believe them. Now, this space wasn't scary, but it definitely needed help. One small vanity tucked away in a corner and duct tape holding tile up in the shower, to name a few of the issues. After interviewing a few contractors, we moved forward with Integrity Remodeling & Design Group. We completely changed the layout to have a double vanity, relocated the toilet to be able to remove a wall, and increase the shower size three times over. This time without the use of duct tape. The homeowner's repurposed the furniture linen closet by re-painting and installing new hardware, making it a perfect cost-effective storage solution. This space is not only timelessly beautiful it now matches the rest of the home's impeccable design.

Saturday June 27, 4:00 to 5:30pm | Manhattan Pool Farm by David Seiter of Future Green Studio High above Midtown Manhattan, this transformed rooftop pool is now a farm-to-table restaurant, the Press Lounge, offering guests a dazzling view of the New York City skyline. From the 19th floor of Ink Hotel, a beautifully designed edible garden is meticulously cared for to create seasonal food and drink options from ingredients grown onsite. Utilizing themes of material reuse and urban infill, this custom design and fabricated system of wood terraced planters transforms an underutilized rooftop pool into a dynamic private dining experience. The project is inspired by the structure of a sushi mat- with flexibility in one direction and rigidity in the other, the mat rolls fluidly from deck to bench to planter to wall. In an effort to make the project sustainable and cost effective, ipe wood decking was salvaged from a recent renovation and repurposed. The planting palette was selected in consultation with the restaurant’s chef, professional forager and a rooftop farmer in order to orchestrate the edible garden with unique seasonal food and drink menus. Inspiration for a craftsman home design remodel in Charlotte

The Glo A5 double pane windows and doors were utilized for their cost-effective durability and efficiency. The A5 Series provides a thermally-broken aluminum frame with multiple air seals, low iron glass, argon filled glazing, and low-e coating. These features create an unparalleled double-pane product equipped for the variant northern temperatures of the region. With u-values as low as 0.280, these windows ensure year-round comfort.

Addition off the side of a typical mid-century post-WWII colonial, including master suite with master bath expansion, first floor family room addition, a complete basement remodel with the addition of new bedroom suite for an AuPair. The clients realized it was more cost effective to do an addition over paying for outside child care for their growing family. Additionally, we helped the clients address some serious drainage issues that were causing settling issues in the home.

Rodwin Architecture and Skycastle Homes Location: Boulder, CO, United States This LEED Platinum certified modern farmhouse is our first “regenerative home,” producing more energy than it consumes. This 3,900 s.f. custom home uses passive solar design, 10.2kW of solar photovoltaics, a ground source heat pump, double wall well-insulated exterior envelope, high performance doors and windows, to achieve a HERS negative 8 rating and Energy Star v.3.0 certification. The interior has low-VOC finishes and custom built-in FSC-certified wood and beetle kill pine cabinets throughout. The site is designed to be very low water use, incorporating permaculture and urban farming, with raised planting beds and a passive solar chicken coop/greenhouse. What makes this project special is its combination of extraordinary sustainability with conventionally attractive, cost-effective design tailored to the owner’s needs.

Originally built in 1970, this later-model Eichler—designed by architect Claude Oakland—features a distinctive “Model 14” roofline with a clipped gable, a subtle nod to the charm of English thatch-roof cottages. Acquired from the original owner, the home remained in untouched, original condition—offering a rare opportunity for restoration, but also presenting an urgent need for updates. Our approach was grounded in respect for Oakland’s original design intent, while thoughtfully incorporating essential upgrades to meet modern building codes and today’s lifestyle expectations. Eichler homes were originally built using modest, cost-effective materials to make modern architecture accessible to the growing mid-century middle class. While iconic, elements like laminate countertops, particle board cabinetry, and vinyl composition tile flooring haven’t stood the test of time. We carefully replaced these with more durable, high-quality alternatives—granite countertops, maple-ply cabinets, and luxury vinyl tile—ensuring the home remains true to its spirit while standing strong for decades to come. The homeowner of this old, detached garage wanted to create a functional living space with a kitchen, bathroom and second-story bedroom, while still maintaining a functional garage space. We salvaged hickory wood for the floors and built custom fir cabinets in the kitchen with patchwork tile backsplash and energy efficient appliances. As a historical home but without historical requirements, we had fun blending era-specific elements like traditional wood windows, French doors, and wood garage doors with modern elements like solar panels on the roof and accent lighting in the stair risers. In preparation for the next phase of construction (a full kitchen remodel and addition to the main house), we connected the plumbing between the main house and carriage house to make the project more cost-effective. We also built a new gate with custom stonework to match the trellis, expanded the patio between the main house and garage, and installed a gas fire pit to seamlessly tie the structures together and provide a year-round outdoor living space.
