Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. This magnificent project includes: a new front portico; a single car garage addition with entry to a combination mudroom/laundry with storage; a rear addition extending the family room and open concept kitchen as well as adding a guest bedroom; a second storey master suite over the garage beside an inviting, naturally lit reading area; and a renovated bathroom. The covered front portico with sloped ceiling welcomes visitors to this striking home whose overall design increases functionality, takes advantage of exterior views, integrates indoor/outdoor living and has exceeded customer expectations. The extended open concept family room / kitchen with eating area & pantry has ample glazing. The formal dining room with a built-in serving area, features French pocket doors. A guest bedroom was included in the addition for visiting family members. Existing hardwood floors were refinished to match the new oak hardwood installed in the main floor addition and master suite. The large master suite with double doors & integrated window seat is complete with a “to die for” organized walk in closet and spectacular 3 pc. ensuite. A large round window compliments an open reading area at the top of the stairs and allows afternoon natural light to wash down the main staircase. The bathroom renovations included 2 sinks, a new tub, toilet and large transom window allowing the morning sun to fill the space with natural light. THE SETUP Once these empty nest homeowners decided to stay put, they knew a new kitchen was in order. Passionate about cooking, entertaining, and hosting holiday gatherings, they found their existing kitchen inadequate. The space, with its traditional style and outdated layout, was far from ideal. They longed for an elegant, timeless kitchen that was not only show-stopping but also functional, seamlessly catering to both their daily routines and special occasions with friends and family. Another key factor was its future appeal to potential buyers, as they’re ready to enjoy their new kitchen while also considering downsizing in the future. THE RENEWED SPACE The new kitchen exceeded every expectation, thrilling the clients with its revitalized, expansive design and thoughtful functionality. The transformation brought to life an open space adorned with marble accents, a state-of-the-art steam oven, and the seamless integration of the Galley Dresser, crafting a kitchen not just to be used, but to be cherished. This is more than a culinary space; it’s a new heart of their home, ready to host countless memories and culinary adventures. The Galley Sink dresser features many options neatly tucked away into a custom arrangement for ease of access while entertaining.

Josh Partee Photography With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This unique process lead to a successful result and a beautifully balanced living environment.

This condo underwent an amazing transformation! The kitchen was moved from one side of the condo to the other so the homeowner could take advantage of the beautiful view. This beautiful hutch makes a wonderful serving counter and the tower on the left hides a supporting column. The beams in the ceiling are not only a great architectural detail but they allow for lighting that could not otherwise be added to the condos concrete ceiling. The lovely crown around the room also conceals solar shades and drapery rods.
