This loft is situated in the former International Tailoring Company Building in New York’s East Village. The clients bought a top-floor loft and an abandoned mechanical room directly above it. Our task was to combine the rooftop space with the loft to create a cohesive triplex apartment. We achieved this by carefully opening up the roof’s 100-year-old structural members to install a staircase connecting the existing loft to the additional upper two levels. On the main floor, the first run of the staircase is located in the apartment's entry and is made of a sculptural form of dark oak. The second run of the staircase is more open, allowing light from the top level's many windows to filter into the spaces below. The existing main loft was gut-renovated to create a more open space. The open kitchen/living space was strategically positioned to be surrounded by the building’s huge industrial steel windows, taking advantage of the apartment's high vantage over Union Square. Opposite the windows, custom woodwork serves to unify the kitchen with the living room. The built-in spans the full width of the apartment with dark textured oak panels concealing the appliances, the TV, and creating ample storage. The blackened steel paneled backsplash and chunky black granite countertops complete the dark color palette used in the kitchen. Throughout the apartment, a play of dark and light elements creates a distinctive atmosphere. In the open living areas, the light pouring in from the large windows contrasts with the dark colors selected for the built environment. The more private spaces, such as the bedroom, have a darker feel, with walls and ceilings painted in a deep purple that borders on black alongside more dark oak custom built-ins. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it. Navigating Challenges With Precision The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved. Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving. Bridle Path Residence — Family Room & Media Lounge This Bridle Path Residence family room is conceived as a sophisticated yet comfortable gathering space, balancing the formality of the home's architectural language with a more relaxed approach to everyday living. The design creates a sense of quiet luxury through symmetry, tailored millwork, layered texture, and restrained glamour, rather than relying on excessive decoration. The built-in fireplace and media wall form the architectural centre of the room. Custom white cabinetry frames the television and fireplace with carefully proportioned panels, glass-front display niches, and decorative moulding. This integrated approach allows technology to become part of the architecture rather than visually dominating the room. The fireplace surround introduces a natural stone focal point beneath the television, adding subtle movement and material depth to an otherwise crisp white composition. Its placement establishes a strong central axis, while the symmetrical cabinetry on either side reinforces the room's sense of order and balance. The expansive window along the left side is equally important to the design. It floods the room with natural light and establishes a direct visual connection to the mature landscape outside. This relationship with nature softens the structured architecture and prevents the room from feeling overly formal. Two generously proportioned sofas are positioned opposite one another to create an intentional conversational arrangement. Their light upholstery keeps the room visually open, while layered cushions introduce warmer tones, pattern, and tactile contrast.
