A comfortable dual-basin vanity requires at least 60 in. (152 cm) of wall, plus a few extra inches so doors and drawers clear. In narrow baths, depth becomes the deal breaker. Units measuring 21 in. (53 cm) or less keep morning traffic moving.     Use at least 60 inches of wall, a shallow depth in narrow baths and 30 inches of clear floor space in front of your double-sink vanity.   Plumbing reality check. Converting a single to a double adds a second drain and tees off the hot- and cold-water lines. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Photo by Jody Dole This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!

This commercial-to-residential remodel took an abandoned commercial building in southeast Portland and transformed it into an open, light-filled celebration of simplicity. Architect Elizabeth Williams of Pencil Work Studio designed the remodel of the building, which in its hundred-year life had served as nickelodeon, school, place of worship, and dance hall. The loft living space occupies the second floor, while music and rehearsal space occupies the first. After converting the building into a livable loft space, Hammer & Hand returned to remodel the existing kitchen with design by Risa Boyer Architecture.

The homeowner felt closed-in with a small entry to the kitchen which blocked off all visual and audio connections to the rest of the first floor. The small and unimportant entry to the kitchen created a bottleneck of circulation between rooms. Our goal was to create an open connection between 1st floor rooms, make the kitchen a focal point and improve general circulation. We removed the major wall between the kitchen & dining room to open up the site lines and expose the full extent of the first floor. We created a new cased opening that framed the kitchen and made the rear Palladian style windows a focal point. White cabinetry was used to keep the kitchen bright and a sharp contrast against the wood floors and exposed brick. We painted the exposed wood beams white to highlight the hand-hewn character. The open kitchen has created a social connection throughout the entire first floor. The communal effect brings this family of four closer together for all occasions. The island table has become the hearth where the family begins and ends there day. It's the perfect room for breaking bread in the most casual and communal way.

This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

This six-bedroom home — all with en-suite bathrooms — is a brand new home on one of Lincoln Park's most desirable streets. The neo-Georgian, brick and limestone façade features well-crafted detailing both inside and out. The lower recreation level is expansive, with 9-foot ceilings throughout. Materials are important. They either need to be authentic, or follow the hands and eyes rule. On the first floor, materials need to feel real. On the second floor, materials need to look real. We went with authentic cedar shake siding and operable shutters to further enhance the French Country feel.-Todd Tucker

This commercial-to-residential remodel took an abandoned commercial building in southeast Portland and transformed it into an open, light-filled celebration of simplicity. Architect Elizabeth Williams of Pencil Work Studio designed the remodel of the building, which in its hundred-year life had served as nickelodeon, school, place of worship, and dance hall. The loft living space occupies the second floor, while music and rehearsal space occupies the first. After converting the building into a livable loft space, Hammer & Hand returned to remodel the existing kitchen with design by Risa Boyer Architecture.

Newly built of old materials, and old traditional building methods, including arched planked doors, leathered stone counter tops, stone entry, wrought iron straps, and metal beam straps. The Lake House is the first, a Tudor style cottage with a slate roof, 2 bedrooms, view filled living room open to the dining area, all overlooking the lake. European fantasy cottage with hand hewn beams, exposed curved trusses and scraped walnut floors, carved moldings, steel straps, wrought iron lighting and real stone arched fireplace. The Carriage Home fills in when the kids come home to visit, and holds the garage for the whole idyllic village. This cottage features 2 bedrooms with on suite baths, a large open kitchen, and an warm, comfortable and inviting great room. All overlooking the lake. The third structure is the Wheel House, running a real wonderful old water wheel, and features a private suite upstairs, and a work space downstairs. Built in 1860, this historic home is located next to Phillips Academy in Andover MA and has served as a home to the academy’s administrators. The kitchen was a utilitarian, dark and cramped space. The goal of the remodel was to create a brighter and more elegant kitchen. Two new windows on either side of the cooking area, bring in light and views of the backyard. A wood paneled raised ceiling with drop soffit was added, giving new depth and warmth to the room. A glass display cabinet with interior lighting lines one wall adding to the airy, bright ambiance. Elegant styling includes hand painted custom cabinetry from Jewett Farms with decorative furniture feet and a hand-hammered copper range hood.Cosmic black granite replaced the outdated Formica countertops. A custom designed backsplash tile consists of a traditional 3 x 6 subway tile with custom selected square mosaics which tie the dark counters in with the white cabinets. Coppery accents within the mosaics reflect the copper range hood and beautiful wood floors. The flooring throughout the first floor was replaced with antique reclaimed oak.

This home, located above Asheville on Town Mountain Road, has a long history with Samsel Architects. Our firm first renovated this 1940s home more than 20 years ago. Since then, it has changed hands and we were more than happy to complete another renovation for the new family. The new homeowners loved the home but wanted more updated look with modern touches.
