This was a challenging project for very discerning clients. The home was originally owned by the client’s father, and she inherited it when he passed. Care was taken to preserve the history in the home while upgrading it for the current owners. This home exceeds current energy codes, and all mechanical and electrical systems have been completely replaced. The clients remained in the home for the duration of the reno, so it was completed in two phases. Phase 1 involved gutting the basement, removing all asbestos containing materials (flooring, plaster), and replacing all mechanical and electrical systems, new spray foam insulation, and complete new finishing.
The clients lived upstairs while we did the basement, and in the basement while we did the main floor. They left on a vacation while we did the asbestos work.
Phase 2 involved a rock retaining wall on the rear of the property that required a lengthy approval process including municipal, fisheries, First Nations, and environmental authorities. The home had a new rear covered deck, garage, new roofline, all new interior and exterior finishing, new mechanical and electrical systems, new insulation and drywall. Phase 2 also involved an extensive asbestos abatement to remove Asbestos-containing materials in the flooring, plaster, insulation, and mastics.

10838 Blue Sail is a brand new construction and premier design project created from start to finish by Azul Designs to create the perfect getaway from city life.
This one-story home is situated in a prime location within walking distance of the Getty Villa museum in Pacific Palisades, offering panoramic views of the Pacific Ocean and the city of Los Angeles.
The 10838 Blue Sail project came to live with a demolition of the original property built in 1965, was completely remodeled by design extraordinaire Janet VL in 2018, and now features four bedrooms, three bathrooms, a gourmet Italian kitchen, a large fire pit in the backyard, a sophisticated heather fit spa, and an open floor plan with sky lighting and genuine Oak wood floors on the inside.
From a working blueprint and a pile of rubble to a gorgeously remodeled smart home inside and out, Janet VL gave birth to a masterpiece of a home that is perfect for entertaining guests. This project showcases what Azul Designs is truly capable of when it comes to design work.
This property is not currently for sale and was built as a real estate investment available for leasing only.

In early 1970's art collector Adelaide de Menil and her anthropologist husband Ted Edmund Carpenter bought a one hundred acre potato farm on the east end of Long Island in East Hampton.
In the years that followed the couple began purchasing historically significant homes and had them moved to their property on Further Lane where they began the process of lovingly restoring them with the help of DiSunno Architecture, P.C. In total they purchased and remodeled 13 buildings. Once barns and farm houses, the buildings were transformed into exquisite homes with a minimalist sensibilities, each connecting in their own way to the magnificent landscape in this seaside community beside the dunes.
When the couple decided to sell the property in 2005 the question on what to do with homes arose as the new owners were not intending on keeping the homes in tact. A perfect solution presented itself and the couple returned the buildings to the community by having them moved to Town land several miles away and are now currently being used as the Town Hall primary offices for the Supervisor as well as providing an appropriately grand space for meetings and gala's of the East Hampton community.

Carefully positioned beneath towering moss-covered granite cliffs to coexist with the mixed wood forest, the camp was originally conceived in the late 1930s as a quiet refuge within the wilderness rather than apart from it. Construction began in 1939 and, following wartime interruption, was completed in 1947.
Over the past few years, our family has undertaken the careful restoration of Giant View, a historic Adirondack camp overlooking Keene Valley. Situated on nearly twenty acres adjoining the Adirondack Mountain Reserve, the property occupies a natural shelf and coexists wonderfully with the mixed hardwood forest beneath towering granite cliffs.
Part of the meticulous restoration of Giant View, a historic 1940s Adirondack camp compound on 20 private acres in Keene Valley, NY. This legacy High Peaks estate is currently available for acquisition. Architectural inquiries and private viewing arrangements are welcome. For additional details, the property listing is available on the Merrill L. Thomas agency website at www.adirondackestates.com (MLS# 202597); email: dominika@adirondackestates.com

Our clients for this project are a professional couple with a young family. They approached us to help with extending and improving their home in London SW2 to create an enhanced space both aesthetically and functionally for their growing family. We were appointed to provide a full architectural and interior design service, including the design of some bespoke furniture too.
A core element of the brief was to design a kitchen living and dining space that opened into the garden and created clear links from inside to out. This new space would provide a large family area they could enjoy all year around. We were also asked to retain the good bits of the current period living spaces while creating a more modern day area in an extension to the rear.
It was also a key requirement to refurbish the upstairs bathrooms while the extension and refurbishment works were underway.
The solution was a 21m2 extension to the rear of the property that mirrored the neighbouring property in shape and size. However, we added some additional features, such as the projecting glass box window seat. The new kitchen features a large island unit to create a workspace with storage, but also room for seating that is perfect for entertaining friends, or homework when the family gets to that age.
The sliding folding doors, paired with floor tiling that ran from inside to out, created a clear link from the garden to the indoor living space. Exposed brick blended with clean white walls creates a very contemporary finish throughout the extension, while the period features have been retained in the original parts of the house.

Piedmont Retreat by Jay Graham, FASLA of Graham Landscape Architecture, with Ralph Cunningham, FAIA
Nestled at the base of the Shenandoah foothills in Virginia, this 178-acre site, once used for agriculture, has been transformed by the current owners into an attractive country retreat. The expansive landscape surrounding the residence incorporates Modernist design elements while acknowledging the site’s vibrant agricultural history. Visitors enter the property along an extended driveway, aligned to perfectly capture views of the nearby foothills before meandering through a wooded area featuring a beautiful array of stone walls and mature oak trees that terminate abruptly in a clearing, offering guests their first glimpse of the main residence. Pathways, and terraces, encircle the home where a wedge-shaped entry garden beckons, drawing visitors through the front door. Other spaces include the Tapestry and Master’s gardens, which were designed to introduce a diverse palette of plants to the property, direct views, and provide an additional splash of color and personality to the outdoor area. Adjacent to the home and bounded by natural boulders found on site, a turf platform provides flat ground for outdoor games. Beyond the lawn, a newly established meadow completes the design plan as it draws attention outward to more natural aspects of the environment, a pond, and restored woodlands.
