Saturday June 27, 2:30 to 4:00pm | Bluemont Piedmont Retreat by Jay Graham, FASLA of Graham Landscape Architecture, with Ralph Cunningham, FAIA Nestled at the base of the Shenandoah foothills in Virginia, this 178-acre site, once used for agriculture, has been transformed by the current owners into an attractive country retreat. The expansive landscape surrounding the residence incorporates Modernist design elements while acknowledging the site’s vibrant agricultural history. Visitors enter the property along an extended driveway, aligned to perfectly capture views of the nearby foothills before meandering through a wooded area featuring a beautiful array of stone walls and mature oak trees that terminate abruptly in a clearing, offering guests their first glimpse of the main residence. Pathways, and terraces, encircle the home where a wedge-shaped entry garden beckons, drawing visitors through the front door. Other spaces include the Tapestry and Master’s gardens, which were designed to introduce a diverse palette of plants to the property, direct views, and provide an additional splash of color and personality to the outdoor area. Adjacent to the home and bounded by natural boulders found on site, a turf platform provides flat ground for outdoor games. This was a challenging project for very discerning clients. The home was originally owned by the client’s father, and she inherited it when he passed. Care was taken to preserve the history in the home while upgrading it for the current owners. This home exceeds current energy codes, and all mechanical and electrical systems have been completely replaced. The clients remained in the home for the duration of the reno, so it was completed in two phases. Phase 1 involved gutting the basement, removing all asbestos containing materials (flooring, plaster), and replacing all mechanical and electrical systems, new spray foam insulation, and complete new finishing. The clients lived upstairs while we did the basement, and in the basement while we did the main floor. They left on a vacation while we did the asbestos work. Phase 2 involved a rock retaining wall on the rear of the property that required a lengthy approval process including municipal, fisheries, First Nations, and environmental authorities. The home had a new rear covered deck, garage, new roofline, all new interior and exterior finishing, new mechanical and electrical systems, new insulation and drywall. Row 1412 is located on Capitol Hill on approximately 10,000 square feet of L3 zoned property. Originally developed as three single family houses, the project, currently under construction, consists of seven new homes and the preservation of one of the three existing single family homes. The siting of the proposal provides the opportunity to preserve an existing Ginkgo tree at the east edge of the site. The proposal will be designed around a central courtyard and walkway that connects the site from east to west and engages the Ginkgo. The project adds density while preserving a magnificent Seattle home by relocating it on its property to make room for the additional structures. A duplex is added behind the home with a rowhouse structure engaging the corner E Mercer Street through a series of recessed entries and stoops. Consistent with the neighboring structures, materials include brick, stained wood and painted panel.

For this project, we were hired to remodel the childhood home of one of the current owners of this property. The downstairs had been remodeled several years prior and with the project being a family-based one, was very sentimental and we were driven to make exactly what our clients wanted while honoring the family heritage. In order to do this, we removed all the carpet, updated the windows, removed walls between the kitchen and family room, added a powder room, updated the staircase railings, as well as renovated all two upstairs bathrooms and four bedrooms. Oakridge Project Title: Oakridge Project Type: Full House Remodel Client Type: Builder Overview: We were commissioned by our clients over at Housekick to create a set of design plans and provide our standard visualization package. The crew over at Housekick builds/renovates and sells over forty houses a year in the Raleigh Triangle area, so having an efficient construction process and the ability to pre-sell their properties is crucial to their business model. Because of our extensive experience with interior design, real estate, and construction projects, they rely on us to come up with complete design plans from start to finish and then use these to build and pre-sell their projects. Original Conditions: This typical 1970’s choppy split-level house was e “functionally obsolete,” had three bedrooms, two baths, and no real master suite before we got our hands on it. Changes: Upon completion, the home had four bedrooms, three full baths, a full master suite, and an open floorplan with modern architectural details. The Result: Because of our design plans and visualizations, our clients were able to create a stunning property that was functionally current, appealed to the correct demographic, and wowed potential buyers resulting in the home selling before it ever hit the market!

After having lived in 22 different places all around the world, this family decided to settle in a Dutch colonial home in Harding Township. The house sits on a wonderful piece of property that is only challenged by the wetlands that surround it. For this reason, we had to work within the existing footprint and not consider any additions. The homeowners wanted to be able to host the holidays in their new home which meant we had an aggressive design and construction schedule. We started the design work in the Spring of 2012 and construction took place over the Summer and into the Fall. By Thanksgiving, the project was complete, with no meaningful cost overruns. Renovations included a new kitchen, mudroom, and office/library on the first floor and a new master suite, hall bath, home office, and laundry room upstairs. The challenge was creating comfortable space with clean lines that would accommodate the homeowner’s casual and worldly lifestyle, but would not feel out of place with the character of the existing house. The kitchen is a glorious hard-working space with lots of counter space, space for a giant farmer’s table, and symmetrical views through oversized double hung-windows out to the expansive yard. The master bath is outfitted with wood, stone, and metal, and also includes artifacts from some of their world travels. In a second phase of work, we designed some outbuilding to further enhance the character of the property. Currently we are working with the family to design a memorial to honor their child who died of Leukemia.
