A radical remodel of a modest beach bungalow originally built in 1913 and relocated in 1920 to its current location, blocks from the ocean. The exterior of the Bay Street Residence remains true to form, preserving its inherent street presence. This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

The Hanna is a 2-story home which has everything you need on the first floor, including a Kitchen with an island and separate pantry, open Family/Dining room with an optional Fireplace, and the laundry room tucked away. Upstairs is a spacious Owner's Suite with large walk-in closet, double sinks, garden tub and separate large shower. You may change this to include a large tiled walk-in shower with bench seat and separate linen closet. There are also 3 secondary bedrooms with a full bath with double sinks.

When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.
