This chimney was originally 14" out of plumb and in danger of falling down at any moment. We tore down teh old chimney and rebiult using a combination of stone and brick, rebuild the fireplace, smoke chamber, and facial wall of the interior. By adding a window and removing the wall from the dining room, the new kitchen is much brighter and connected to the rest of the home. Bennett removed the old vinyl tile and continued the wood flooring into the new kitchen space. Justina admits it was so much fun working on this project because the owners were open to all sorts of design features. Roll-outs in most cabinets, hidden bread boards, hutch coffee bar, brass chicken wire, and the very cool antique foot rail. Then there are the custom cabinet colors. RD Henry Cabinets matched Glidden paint colors to get the exact color the client desired. They even sent three cabinet samples to get it right. These classic features combined with the modern design brings new life to the space.

Challenges of a Small Kitchen. "How can we add a dishwasher and increase storage to our already small kitchen?" A good question for sure. We tucked the refrigerator into what had been a hall closet, encorporated a neat rolling cabinet/cutting board 'under' the new (handmade by owner) oak table, replaced a window into a new place, removed an space wasting unused brick chimney, strategically added many storage cabinets and removed bearing walls. The countertops are a combination of soapstone and Quartzite. We even squeezed in the "small but pretty" farm sink! "Lance Kramer (project manager) kept us informed every step, kept the job clean, did great work" ...and with a twinkle in his eye ... " I'd recommend you do not fire him". Richard L." The range used to be crammed into the short leg of the L at the left side of this picture, although it is very dangerous to have the range next to a doorway. Our designer moved it to the opposite end of the L for safety and better function with a landing space on each side.

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous. Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick. We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect. We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights. A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.
