After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. For this Victorian-era home in the Albany historic district, it was essential for us to maintain historic design guidelines. This required a historic design review and approval by the Historic Landmarks Commission before we could start the project. Once approved, we replicated the existing porch design while removing the poor framing details supporting the porch. Almost everything out of view was in dangerous disrepair and required complete reconstruction. In addition to restoring the porch in accordance with historic design guidelines, we repaired the wood windows and installed matching storm windows. Our clients now enjoy the stunning curb appeal of their historic home and peace of mind knowing the structure is solid. Funny Story: Halfway through this project, someone lost control of their vehicle as it headed in the direction of the home. Luckily, they regained control of their vehicle 4 feet from the project, avoiding a huge disaster!

After remodeling their 1905 Craftsman house, the homeowners were ready to tackle the yard. The front was easily spruced up with a new walkway and plantings, but the steep, wooded backyard was a much bigger challenge. Rebuilding a failing retaining wall was the first step to creating access to the previously overgrown space. Concrete patios with natural stone steps provide space for a hot tub and fire pit, completely transforming the dangerous eyesore.

Hammer & Hand and architect Mitch Snyder transformed a hot, cramped, non-code-compliant attic space into a bright and functional master suite. The existing upstairs attic space had two small and hard-to-access bedrooms and a dangerous staircase. The team added a new dormer on the west side of the house which added an additional 195 square feet to the home. The new space includes a master bedroom, master bathroom with vanity and shower, separate water closet, laundry, walk-in master closet, and option to add a small bedroom (the space is currently being used as an open office area). Colorado four o’clock / Mirabilis multiflora

Originally surrounded by chain-link fence, with a side walk dangerously not up to code and a tall improperly built retaining wall leaning into the pool deck, this landscape was in dire need of help. We started by tearing out the fence, ripping out the old sidewalk and disassembling the retaining walls surrounding the pool. We then rebuilt the walls in terraces to break up the height surrounding the pool and add planting space. We installed safe natural stone steps with a concrete paver walkway leading to the front and back of the property. Next we added boulders throughout the landscape which both helped retain, add beauty and break up the walls. We then added all the plantings and put L-stone gravel throughout a large portion of the landscape. The flora softened the look of the design, while the stone made maintenance needs lower. We finished the project by installing a fire-pit space and wrapping the poles holding the deck with custom block and caps. All put together there is an impressive display of boulders, year round color and functionality to this beautiful space.

The goal of this renovation was to replace four external staircases of a 50 year old apartment building next to Cheltenham Beach in Devonport, Auckland. We went to have a look at the stairs and soon realised they were on the verge of collapsing due to advanced corrosion in both the steel stringers and the concrete tread reinforcements. As the stairs were the only access for some of the apartments, we decided to do the work in stages to lessen the impact for the residents. Initially, we removed the balustrade and erected temporary barriers, as well as provided temporary treads to replace the most dangerous and broken ones. We were asked to make the new stairs as close to the original ones as possible. In order to achieve this, we chose to renovate the existing balustrade, and took samples of the broken treads to a concrete paving specialist for the closest match. The frame of the stairs, all the concrete treads, and the landings needed to be replaced entirely, so we fabricated four new stairs in more robust material. We also made sure there were no areas for water to pool, which future proofed them for the next 50 years. Finally, when it came to the installation, we removed the old stairs and installed each new staircase with the refurbished balustrade in a single day to ensure the residents could access their homes when they got home from work.
