In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. According to the general contractor, MCN Build,, the cost of the Intus system was 30% less than the alternative aluminum double-pane system. Intus' solutions saved the builder on material costs, and more importantly, as much as $300,000.00 dollars and 49,000.00 estimated saving in energy consumption a year for Capital City Public Charter school!

We revamped this client's kitchen, dining area, pantry and laundry room. The homeowners cook a lot and they like to entertain, so they wanted a cleaner, more open feel. The kitchen felt cluttered, the sink was not convenient, they wanted a bar area, more outlets, smooth flooring and more lighting! We removed all existing finishes and took it down to drywall and the concrete slab and started over. We moved the sink out of the corner, installed ceiling height cabinetry giving them additional storage and all new Vicostone Graphite countertops with a contrasting Summer Drought 2"x8" glass backsplash. The water heater that was originally located between the laundry room and the pantry was moved outside, allowing for more kitchen space. Also, the footprint of the original walk-in laundry room was decreased to a laundry closet with bi-fold doors, allowing for even more kitchen space. Gaining the additional square footage in the kitchen allowed for a 6 1/2' island. The sink was moved to the longer side of the kitchen and a new window was added above the new sink, Recessed lights were added, along with a new light fixture above the kitchen table instantly brightening up this space. New Aberdeen wood floors was laid in the kitchen with new tile in the laundry room. To finish it off, we replaced the cooktop with a smooth electric cooktop and the clients are ready to entertain! This all-electric certified Passive House sits on a 10-acre parcel in Cachagua, a rural area of Carmel Valley, California. The 2,277-square-foot, 3-bedroom, 2.5-bath residence was built next to an observatory, the initial draw for the owners who are avid star gazers. The hues of the home’s interior are intentionally neutral, focusing attention on the dramatic natural surroundings. This helped protect the home during a 2020 wildfire. A state-of-the-art heat recovery ventilation system (HRV) is designed to prevent infiltration of smoke to the interior. Thanks to the highly efficient HRV, and the application of advanced insulation and air sealing techniques, the energy demand for space conditioning is about 90 percent less than a traditionally built structure. The remainder of the home’s energy needs are provided by a solar array. Windows were strategically placed to capitalize on the mountain and valley views as well as naturally control heat gain from the sun. The observatory, once the sole building on the property, now includes a two car garage and a cozy room for relaxing until the stars make their appearance. While the home was under construction and interior walls still uncovered, it was used to demonstrate Passive House techniques and technologies and related benefits.

The Craftsman's style inspiration derived from the Gamble House. The fireplace wall was decreased in size for an open-concept spacious grand room. The custom stained cabinetry graciously flows from the kitchen, laundry room, hall, and primary bathroom. Two new hutches were added to the dining room area for extra storage. The sizeable wet island serves as an entertaining hub. We spared no unused space to accommodate the families' needs. Two-tone quartz countertops provide a transitional design. The quartz white countertops serve as a grout-free backsplash.
