Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

If nothing else, the fact that IKD sends a detailed item list will make your trip to IKEA to buy your kitchen so painless. When we went, the sales associate at our local IKEA could not believe the documentation we brought. The extra items list from IKD blew her mind. Miami has developed a contemporary vernacular of condominiums that includes brise-soleil-style balconies with floor-to-ceiling windows that offer panoramic water views. We have taken these indigenous elements of the new Miami skyline and continue the evolution of their local architectural language. Our design “re-groves” the heart of Coconut Grove, and creates a landscape in tune with its surroundings. The two towers of the Grove at Grand Bay respond to the surroundings and to each other, to give optimum views at every level. The towers take off from the ground to capture the full breadth of panoramic views from sailboat bays and the marina to the Miami skyline. The true twisting nature of the columns posed a number of structural challenges that demanded a fresh, innovative approach. The foremost challenge was to resist torsion generated in the tower core due to the sloping column geometry. The horizontal component of the gravity load in the columns is resolved in the slabs by transferring it to the interior core shear walls, which are the only consistently vertical structural elements in the building. To minimize the total horizontal shear force transfer into the core walls, a “hat truss” was introduced at the roof. The hat truss is comprised of a series of beams cantilevered from the cores and connected to all the columns. The hat truss collects superimposed dead load and live load delivering the “suspended” loads directly to the core as a vertical load component. This alternate load path reduced torsional forces in the core by approximately 30 percent. With its optimized views, an innovative structure, and a replanted grove, the Grove at Grand Bay will be the first pair of all-residential towers to achieve LEED Gold in Miami-Dade County and serves as a new landmark for the community.

This kitchen was designed for a family who decided to leave life in the big city and move up to Westchester for more room. The large space exuberates a calm, clean and classic feeling. “I love being brought in as a collaborative partner with both the architect and homeowner. It becomes my job as the kitchen designer to deliver on the vision of which the architect and homeowner are dreaming” says Bilotta Designer Randy O’Kane. The details become the focus, such as in this case, using just the right fluted Bendheim low iron Pyramid textured glass with just the correct proportions. Understanding the appliances (a mix of SubZero, Wolf and Miele) and their exterior panel and space requirements is critical. Framing out each doorway while lining up all the reveals can only happen when the architect has an eye for detail. Ira of Ira Grandberg Architects focuses on how all the surrounding rooms center on the kitchen so that from every angle you see one cohesive space, interfacing with the adjacent rooms. The client had specific "asks" as it related to the door style and color as well as the range and hood (a La Canche French Range by Art Culinaire in Matte Black with Brass Trim with a Custom Hood by Rangecraft.) Kismet is when there are "just the right" number of cooks creating this amazing kitchen. The challenge for the architect was designing a larger eat-in kitchen that did not feel overpowering. With all the light coming in from the many windows they wanted to keep the space bright but not use the typical white paint and so opted for a soft grey for the custom cabinetry. They decided to forgo the cabinet and countertop surfaces on the exterior wall so that they could have a large table for the family to eat meals at together. This also brought an enormous amount of light into the space – very inviting.
